**Replacing a tile roof with Colorbond costs about $100 to $170 per m² in 2026, or $20,000 to $34,000 on a typical 200 m² roof**. Brisbane runs $100 to $160 per m² (Yakka Labour, October 2026). If your tiles and battens are still sound, a **tile roof restoration costs about $6,500 to $13,000** and fixes the leaks and the faded look in a few working days.

We're R&R Restorations. We don't re-roof. We restore and repair concrete tile, terracotta and Colorbond roofs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. So the re-roof prices below come from published cost guides, and the roof restoration prices are our own. If your tiles are finished, we'll tell you, and a re-roofer is the right call.

## In summary

- **Tiles to Colorbond:** about $100 to $170 per m², or $20,000 to $34,000 for a 200 m² single-storey roof. Add $3,000 to $8,000 for scaffold on a two-storey home, $1,000 to $3,000 to lift and refit solar panels, and $3,000 to $6,000 for new gutters if they aren't in the quote (Yakka Labour).
- **Why prices online disagree:** most "$50 per m²" figures are for laying sheets on a new frame. A tile conversion adds the strip-out, tip fees, new steel battens and strapping the frame down, because steel is far lighter than tile.
- **Keep the tiles** when the battens are sound and the tiles are tired, cracked in places or leaking at the ridges. A tile roof restoration costs about $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof.
- **Switch to Colorbond** when the tiles are soft and pitted, the battens are rotten, or the roof has been recoated so many times it won't take another coat.
- **Want the Colorbond look?** Roof coatings come in colours named after the popular Colorbond shades, such as Surfmist and Monument, so a roof restoration can change the colour without changing the roof.

## How much does it cost to replace a tile roof with Colorbond in 2026?

Replacing concrete or terracotta tiles with Colorbond costs about $100 to $170 per m² of roof in 2026, which is $20,000 to $34,000 on a typical 200 m² single-storey home (Yakka Labour, 1 October 2026). In Brisbane, Yakka puts the same job at $100 to $160 per m². Roof size sets most of the price, then pitch, hips and valleys, storeys and access.

Here's what that looks like for three common roof sizes at Yakka's Brisbane rate:

| Roof area | Tiles to Colorbond at $100 to $160 per m² |
|---|---|
| 150 m² | $15,000 to $24,000 |
| 200 m² | $20,000 to $32,000 |
| 250 m² | $25,000 to $40,000 |

Source: our arithmetic on Yakka Labour's Brisbane rate, [roof replacement cost guide](https://yakkalabour.com.au/cost-guides/roof-replacement-cost/), 1 October 2026. Prices include GST. Your roof area is bigger than your house's footprint, because a sloping roof has more surface than the ground it covers.

Set that beside a [tile roof restoration](/services/tile-roof-restoration-gold-coast): about $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof (our published prices, November 2026). We price a roof restoration on its condition, not its area alone.

Then add the extras that a per-m² rate leaves out:

| Extra on a tile conversion | Typical cost |
|---|---|
| Scaffold on a two-storey home | $3,000 to $8,000 |
| New gutters and downpipes, if not included | $3,000 to $6,000 |
| Solar panels removed and refitted by a licensed electrician | $1,000 to $3,000 per system |
| Rotten or split battens found once the tiles are off | $15 to $30 per lineal metre |
| A damaged rafter replaced or strengthened | $150 to $400 each |

Source: Yakka Labour, 1 October 2026.

Brisbane roofer Roo Roofing gives a similar band: $18,000 to $35,000 for a standard single-storey tile to Colorbond conversion (Tile to Colorbond Conversion Guide, read 27 October 2026). So for most single-storey tiled homes in South East Queensland, budget somewhere between $18,000 and $35,000 before the extras.

**What if your old roof is metal, not tile?** Replacing an old metal roof with new Colorbond is the lowest-cost re-roof, at about $85 to $135 per m² in Brisbane (Yakka Labour), because there are no heavy tiles to strip. If the sheets are rusty but not rusted through, our [metal and Colorbond roof restoration](/services/metal-roof-restoration-gold-coast) treats the rust, replaces failed screws and recoats the roof for about $5,000 to $12,000.

## Why do Colorbond roof prices online range from $10,000 to $70,000?

Because the guides are pricing different jobs. Some quote the steel sheets alone, some quote laying sheets on a new house, and only a few quote the job you need: stripping a tile roof and converting the frame for steel. Read each figure for what it covers, not for the number.

| Source and date | Figure it gives | What it covers |
|---|---|---|
| hipages, updated 20 January 2026 | $18 to $37 per m² for sheets; $53 to $97 per m² installed | Material, then sheets laid by a roofer. No tile removal |
| Brennan Roofing, Newcastle (undated) | $44 to $55 per m² installed; $10,000 to $23,000 for most households; "about $25,000 to replace roof tiles using colorbond" | Installation rates, plus one tile figure |
| Service.com.au, updated 27 October 2026 | $18,000 to $24,000 | A broad "starting allowance" for a new Colorbond roof with no roof area set; the guide says it is not a replacement quote |
| Yakka Labour, 1 October 2026 | $100 to $170 per m²; $20,000 to $34,000 for 200 m² | A full tile to Colorbond re-roof, including strip-out, disposal, battens, sarking, sheets and labour |
| Perth Re-Roofing, 19 March 2026 | $30,000 to $60,000 for a tile to tin conversion | A full Perth conversion, from a re-roofing company |

The $10,000 figures come from treating a re-roof like a new roof. The $60,000 and $70,000 figures are big Perth conversions and asbestos jobs: Perth Re-Roofing puts asbestos to Colorbond at $35,000 to $70,000. For a tiled house in South East Queensland, start from the Yakka and Roo Roofing bands.

Coastal homes cost a little more again. Colorbond Ultra, the grade made for salt air, costs about $37 per m² as material against about $22 for standard powder-coated Colorbond (hipages, January 2026). BlueScope recommends Ultra for homes 100 to 200 metres from breaking surf; we cover where that line falls in [tile roof vs Colorbond for a Queensland home](/blog/colorbond-vs-tile-roof).

## What does a tile to Colorbond quote include that a per-m² price leaves out?

A tile to Colorbond conversion is more than new sheets. The tiles come off and go to the tip, and the tile battens are swapped for steel battens at a wider spacing. Then the rafters are strapped down to the walls, because a steel roof is far lighter and the wind can lift it. Ask for each of these as its own line in the quote.

Roo Roofing puts Colorbond at about one-seventh of the weight of concrete tiles. That's good news for an old frame, but it changes the engineering. Queensland Roofing, a Queensland re-roofing company, explains that tile battens are thinner and set closer together than a metal roof needs. So they're replaced with 40 mm steel top-hat battens, and the rafter ends are over-strapped before the sheets go on. It says there have been cases where that step was missed and the roof lifted off.

Here's the checklist we'd want answered on any tile conversion quote:

1. **Tile removal and disposal.** Is stripping and tipping every tile in the price?
2. **Battens.** Are the tile battens replaced with steel battens for a metal roof, and at what spacing?
3. **Tie-down.** Are the rafters or trusses strapped down to suit a lighter roof?
4. **Sarking or insulation blanket.** What goes under the sheets, and what is its R-value? A blanket also softens rain noise on steel.
5. **Steel grade.** Standard Colorbond, Colorbond Ultra because you're near the surf, or plain unpainted Zincalume?
6. **Capping, flashings and valleys.** New ridge and barge capping, valley flashings and flashings around vents and skylights.
7. **Gutters, downpipes and fascia.** In or out?
8. **Solar panels.** Who lifts and refits them, and at what cost?
9. **Building approval.** In Queensland, a building approval is generally needed once more than 20% of the roof is replaced, and a certifier checks battens and tie-down (Certified Roofing, citing the QBCC). Who gets it, and are the fees included? A heritage area may also need council approval to change from tiles to steel (Yakka Labour).
10. **Licence and home warranty insurance.** A QBCC licence number you can check on the [QBCC licensee register](https://my.qbcc.qld.gov.au/myQBCC/s/qbcc-licensee-register), and the home warranty premium included on work over $3,300 (QBCC).

## Is it worth replacing a tile roof with Colorbond?

It's worth it when the tiles or the battens under them have failed, or when you want a lighter roof with less upkeep and plan to stay for decades. It's poor value when the tiles are sound and only look tired, because concrete tiles can last 50 years or more with ridge pointing and coatings every 15 to 25 years (Yakka Labour). That upkeep is what a tile roof restoration does.

| | Keep your tiles: tile roof restoration | Switch: tiles to Colorbond |
|---|---|---|
| Typical cost (2026) | About $6,500 to $13,000 | About $20,000 to $34,000 for 200 m², plus extras |
| Time on site | Most take a few working days | Four to eight working days for a single-storey home |
| What changes | Leaks fixed, broken tiles replaced, ridges repointed, fresh colour | A new roof covering, battens and capping |
| Expected life | Concrete tiles can last 50 years or more with that upkeep | Steel roofs commonly last 30 to 50 years |
| Ongoing upkeep | Ridge pointing and recoating every 15 to 25 years | Screws, flashings and gutters to check |
| Rain noise | Tiles stay quieter | Louder unless a good blanket goes in |
| Best when | Battens and most tiles are sound | Tiles are soft or pitted, or the battens have rotted |

There's a fair case for switching. Queensland Roofing lists the usual triggers:

- storm or hail damage;
- old tiles pitting with age;
- a roof that has been painted and restored so many times it can't be done again;
- a leafy block where rotting leaves keep causing leaks between the tiles;
- termite damage to the timbers.

If one of those describes your roof, a re-roof is probably money well spent.

But many tiled roofs look worse than they are. Faded colour, moss on the shady side, a handful of cracked tiles and crumbling pointing on the ridge caps are all surface problems. Fixing them costs roughly a third of the switch, or less.

## Can you get the Colorbond look without replacing your tiles?

Yes, the colour at least. Roof coatings for tiles come in shades named after the popular Colorbond colours: Dulux's Acratex roofing range, for example, lists Surfmist and Monument (checked 28 October 2026). A tile roof restoration finishes with a fresh coat in the colour you choose, so a faded terracotta-red roof can become a modern charcoal or a light grey.

Be clear on what that does and doesn't give you. You get the colour and a clean, sealed, watertight roof. You keep the tile profile, the weight and the quieter rain. You don't get steel, and a coating colour named Monument is a coating, not factory Colorbond, so compare its own heat data rather than the name. Our guide to [Colorbond roof colours for a roof restoration](/blog/colorbond-roof-colours) shows how Surfmist, Shale Grey, Dune, Woodland Grey and Monument compare.

If the main reason you want Colorbond is the look, see a coating sample against your gutters and brickwork before you spend $25,000 on steel.

## How can you tell if your tiles can still be restored?

Your tiles can usually be restored if the battens underneath are sound and most tiles are hard and whole, even if the roof is faded, mossy and leaking at the ridges. They usually can't if the tiles are soft, pitted or snapping across large areas, the battens have rotted, or the roofline sags. Looks mislead both ways, so the roof needs checking up close.

What you can check safely, without climbing on the roof:

- **From the ground:** faded or patchy colour, moss and lichen, cracked or slipped tiles, and gaps or crumbling mortar along the ridge caps. These point to a roof restoration.
- **From the manhole, with a torch:** water stains on the timbers, and battens that look dark, split or soft. Stains point to leaks we can trace. Rotten battens across the roof point to a re-roof.
- **Along the roofline:** a straight ridge is a good sign. A dip or a sag is a frame problem, and the roof has to come off to fix it.

When we assess a tiled roof, we check the tiles, the ridge joints, the valleys and the battens, then tell you straight whether it needs a focused repair, a full roof restoration or a replacement. A tile roof restoration takes in the whole roof: we clean it, replace the broken tiles, rebed and repoint the ridge caps with flexible pointing, then seal and recoat it in the colour you choose. The cleaning method is matched to the roof's material and condition. You get an itemised quote, so you can set it line by line beside a re-roof quote. Our customers rate us 5.0 from 10 Google reviews, and the reviews name Alex, our owner, for the work. One customer, Dylan, says:

> "Alex and the team have completed over five roof restorations for me, and the quality of their work has been excellent every time." (Dylan Robinson, Google review, 21 October 2026)

And Julie, on a tired roof that was brought back rather than replaced:

> "They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps. The ridge line looks incredibly clean and secure now, and the whole roof is completely watertight." (Julie, Google review, 20 October 2026)

Getting several quotes? Another customer, Rodney, wrote that "Alex from R&R Restorations … gave me the best price of all the quotes, he turned up on time and did an awesome job" (Google review, 22 April 2024, spelling tidied).

## Is R&R Restorations right for you?

We're right for you if you have a tiled or metal roof in our area that's tired, cracked or leaking but sound underneath, and you'd rather spend about $6,500 to $13,000 keeping it than $20,000 or more replacing it. We're not right for you if you've decided on a steel roof, or your tiles are past saving, because we don't re-roof.

**We're a good fit if:**

- your home is on the Gold Coast, in Brisbane or Logan, or in the Tweed and Northern Rivers;
- your concrete tile or terracotta roof is faded, mossy, cracked in places or leaking at the ridges, and the battens are sound;
- you've been quoted for a tile to Colorbond conversion and want to know first whether your tiles have years left;
- you want a modern colour on your roof without the cost of new steel;
- you want an itemised quote and to deal with the owner directly.

**We're not the right fit if:**

- you want a steel roof for its own sake: lighter, lower upkeep, a different profile. Only a re-roof does that, and a re-roofer is who you need;
- your tiles are soft and pitted across the roof, the battens are rotten or the roofline sags;
- your roof is, or might be, asbestos cement. Have it tested before anyone works on it;
- your home is outside our service areas.

## Find out if your tiles have years left before you pay for steel

Send us your suburb, your roof type and what you've noticed, with a couple of photos taken safely from the ground if you have them. We'll tell you straight whether your tiled roof needs a repair, a roof restoration or a replacement. If it can be restored, you get an itemised quote to set beside any Colorbond price.

Pick R&R Restorations if you want a watertight roof with a fresh colour for about a third of the cost of new steel, so the money you save stays yours.

## Frequently asked questions

### How much does it cost to replace a tile roof with Colorbond in Queensland?

About $100 to $160 per m² in Brisbane, or roughly $20,000 to $32,000 for a 200 m² single-storey roof (Yakka Labour, October 2026). Brisbane roofer Roo Roofing puts a standard single-storey conversion at $18,000 to $35,000. Scaffold, solar and new gutters cost extra.

### Is $30,000 too much to replace tiles with Colorbond?

Not usually. $30,000 sits inside the usual $20,000 to $34,000 for a 200 m² single-storey roof, before scaffold. Check that it includes tile disposal, steel battens, tie-down, a blanket or sarking, capping and flashings, and any building approval.

### Is Colorbond cheaper than tiles?

For a re-roof, yes. Tiles to Colorbond costs about $100 to $170 per m², against $110 to $180 for new concrete tiles and $150 to $250 for terracotta (Yakka Labour). Keeping sound tiles with a roof restoration costs less than any of them.

### Do I need council approval to change my tile roof to Colorbond?

Usually not council planning approval, unless you're in a heritage area or changing the roof's shape. In Queensland, a building approval is generally needed once more than 20% of the roof is replaced, and a certifier checks the battens and tie-down. Ask the re-roofer who gets it.

### How long does it take to change a tile roof to Colorbond?

Most single-storey re-roofs take four to eight working days for a crew of two or three, and longer for two-storey homes, rotten battens or wet weather (Yakka Labour). A tile roof restoration usually takes a few working days.

### Can a tile roof be painted to look like Colorbond?

It can take the colour. Coating ranges list Colorbond-style shades such as Surfmist and Monument, and a tile roof restoration recoats the roof in the colour you choose. The roof keeps its tile profile, so it won't look like steel sheeting up close.

### Does R&R Restorations replace tile roofs with Colorbond?

No. Our work is roof restoration and roof repairs on concrete tile, terracotta and Colorbond roofs. If your tiles can't be saved, we'll tell you at the assessment, and a re-roofer is the right call.
