You can safely do the parts of a roof restoration that keep your feet on the ground: checking the roof from the yard and the ceilings from inside, taking photos, finding the likely leak, getting the house ready and choosing the right roofer. The work on the roof itself is a different job. High-pressure cleaning, replacing broken tiles, rebedding and repointing ridge caps, treating rust and applying the primer and colour coats all need roof skills, the right gear and edge protection. At R&R Restorations, that's the part we do, on tile and metal [roof restoration jobs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers](/services/roof-restoration-gold-coast).

John's dad was the do-it-yourself type. He mowed his own lawns, fixed his own house, and when the roof started leaking he went outside to sort it. He stood one ladder on top of another and climbed. He fell from about a metre, backwards, onto grass. Bleeding on the brain, a fractured back, five or six months in hospital. "He's not the same person as he used to be," John told the ACCC in its ladder safety campaign.

One metre. He never got near the roof.

We're roofers, so you'd expect us to tell you to call a roofer. We will, for some of it. But a good share of the work around a roof restoration is yours to do, safely, this weekend, and doing it well gets you a quicker, better-aimed quote. Here's where the line sits.

## In summary

- **Safe to do yourself:** look over the roof from the ground and from inside, photograph what you find, trace the likely leak, clear what you can reach from the ground, and get the house ready for the work.
- **Leave to a roofer:** anything that puts you on the roof. That's the cleaning, tile replacement, ridge capping, rust and screw work, and the primer and colour coats.
- **The risk is real:** more than 30 Australians, mainly men, die each year after falling from a ladder, and more than 6,200 were hospitalised after ladder falls in the year to June 2022 (ACCC, citing ABS and AIHW).
- **Asbestos cement roofs are off limits:** in Queensland it's illegal to use a high-pressure water blaster on them, and homeowners can be fined up to $10,000.
- **What the roofer's part costs:** we publish about $6,500 to $9,500 for a medium tiled home and $5,000 to $12,000 for a metal or Colorbond roof. If the roof only needs a focused repair, that's commonly $350 to $1,500.

## Can you do your own roof restoration?

You can do part of it. The checking, the planning and the preparation around the house are safe and useful jobs for an owner. The roof work is where DIY roof restoration goes wrong, because every step happens at height, on a sloping surface that may be slippery or fragile, and every step depends on the one before it.

A roof restoration is a chain. The roof is cleaned so every crack shows. Broken tiles are replaced. Ridge caps, the curved tiles along the peaks, are rebedded on fresh mortar and repointed with flexible pointing, or on a metal roof, rust is treated and failed screws are replaced. Then the roof is sealed or primed and recoated in the colour you choose. If one link is weak, the coat on top doesn't save it. Paint over a cracked tile and the leak is still there, just harder to find. You can read how we run each stage in [our roof restoration process](/blog/roof-restoration-process).

## What can you safely do yourself?

Everything below happens from the ground or from inside the house. Do it before you ask anyone for a quote.

1. **Walk around the house with your phone.** Stand across the street, then in each corner of the yard. Zoom in on every side of the roof and take photos. You're looking for cracked, slipped or missing tiles, ridge caps with crumbling or missing pointing along the peaks, patchy or faded colour, moss and lichen, and on a metal roof, orange rust around the screws, lifted sheets or loose flashings.
2. **Watch the roof in rain.** Overflowing gutters, water pouring off one corner, or a stain spreading down the fascia all tell a roofer where to look.
3. **Check the ceilings.** Brown rings, bubbling paint and damp patches mark where water is getting in, though the source on the roof can be some distance away. Our guide on [how to find a roof leak from inside and from the ground](/blog/how-to-find-a-roof-leak) shows you what to record.
4. **Check the ceilings, not the roof space.** Look for stains, bubbling paint and a musty smell, especially near outside walls. Leave the roof space to a roofer: Queensland's Electrical Safety Office says the main power must be off before anyone goes in for work, solar cables stay live even then, and a foot between the joists goes through the ceiling.
5. **Clear what you can reach from the ground.** Cut back branches that hang over the roof using a pole saw from the ground, well away from any power lines. Less shade and fewer leaves means less moss and fewer blocked gutters.
6. **Get the house ready.** Before the work starts, plan where cars, outdoor furniture and pets will go. If you have a rainwater tank, ask how it will be protected: Dulux tells applicators of its roof coatings to disconnect downpipes that feed tanks before the work, and to leave them off for at least two significant rains, or wash the roof after three weeks of curing.
7. **Check the roofer, not just the price.** Look up their QBCC licence on the QBCC's online register, ask for an itemised quote, and remember that in Queensland a contractor can ask for no more than 10% deposit on work worth $3,301 to $19,999. That covers every roof restoration price in this guide.

Those ground-level photos are useful to us, too. When you enquire, photos taken safely from the ground help us understand the roof before we visit. They're optional, and we never want you climbing up to take them.

## Which roof restoration jobs need a roofer?

Every job that puts weight on the roof needs a roofer. Here's each stage, why it goes wrong as a DIY job, and what we charge for it in our published 2026 price guide.

| Roof restoration stage | Safe to DIY? | Where DIY goes wrong | Our published price |
|---|---|---|---|
| Looking, photos, finding the leak | Yes, from the ground and inside the house | Climbing up to "just have a look" is how many falls start | Your time |
| Roof cleaning | No | The pressure and method have to suit the material and its condition, or water ends up in the roof space and weak tiles get damaged. Asbestos cement must never be water-blasted | $500 to $1,200 |
| Replacing broken tiles | No | Each step on a brittle tile can crack another, and the new tile has to match the profile | Focused repair $350 to $1,500 |
| Rebedding and repointing ridge caps | No | New pointing over failed bedding doesn't last, and loose caps let wind-driven rain in | $25 to $30 per lineal metre, about $1,750 to $3,500 on an average roof |
| Rust treatment and new screws on metal | No | Paint over untreated rust keeps rusting underneath | Part of a metal roof restoration, $5,000 to $12,000 |
| Primer, sealer and colour coats | No | A coating only holds on a clean, repaired, dry surface, and it needs the right weather | Part of a full roof restoration, $6,500 to $9,500 for a medium tiled home, $9,000 to $13,000 for a larger roof |

If your problem is a handful of cracked tiles rather than a worn-out roof, you may not need a roof restoration at all. Our guide to [cracked or broken roof tiles](/blog/fixing-roof-tiles) explains when a repair is enough.

## How dangerous is it to go up on your own roof?

Going up on your own roof is risky, and the danger starts on the ladder, before you reach the gutter. The ACCC says more than 30 Australians, mainly men, die each year after falling from a ladder, and most of the men hurt or killed were at or nearing retirement. In 2021 and 2022, ABS figures show 66 people died in ladder accidents and 97% of them were men. In the year to June 2022, more than 6,200 people were hospitalised after ladder falls, nearly 80% of them men and 40% aged 65 or older (AIHW, via the ACCC).

Once you're up, the roof adds its own hazards. WorkSafe Queensland lists the ones that catch people out:

- **Slippery surfaces,** such as glazed tiles, or a metal roof wet from morning dew or rain.
- **Fragile surfaces** you can fall straight through: skylights and polycarbonate sheets, fibre cement and asbestos sheets, sarking, and rusted metal sheets and fixings.
- **Pitch and height:** the steeper and higher the roof, the worse the fall.

Dulux adds that glazed terracotta tiles are "extremely slippery" and terracotta tiles are "extremely delicate and are prone to shattering". Walk on them without knowing where to step and you'll crack tiles you then have to replace.

For tradespeople, Queensland treats construction work more than 2 metres up as high-risk construction work, which needs a written safe work method statement before anyone starts. WorkSafe Queensland calls working from the ground the most effective way to remove the risk of a fall. Safety is also a real line in a professional price: Yakka Labour's 2026 roof replacement guide puts edge protection or scaffold at about $1,700 to $2,200 on a typical 200 m² single-storey re-roof. That's the part a DIY job usually goes without.

We work on two-storey and steep roofs too. They need extra safety equipment and setup, and we include that in your quote, so there are no surprises.

## Can you pressure clean your own roof?

You can hire a pressure washer, but pressure cleaning a roof is one of the easiest stages to get wrong, and on an asbestos cement roof it's illegal. Queensland's asbestos rules say you must never use a high-pressure water cleaner on asbestos cement roofs, fences or walls. Homeowners can be fined up to $10,000 and must pay for the clean-up. Older homes with corrugated "Super Six" style fibre cement roofing are the ones to check first. We don't work on asbestos roofs, so if yours might be one, talk to a licensed asbestos assessor before anyone touches it.

On concrete tile, terracotta and Colorbond, the cleaning has to suit the roof. We match the cleaning method to the roof's material and its condition, so a concrete tile, a terracotta tile and a Colorbond sheet aren't treated the same way. The goal is a roof clean enough for the coating to grip, with every crack showing, and no water forced into the roof space below. Cleaning also shows every fault on the roof, which is why it comes before the repairs and the coating.

## Why do DIY roof paint jobs fail?

Most DIY roof paint jobs fail because of what's underneath the paint. A roof coating only performs on a surface that has been cleaned, repaired and primed, in weather the product allows. The usual culprits are a roof that wasn't fully clean, broken tiles and loose ridge caps left in place, rust painted over, the wrong primer, or coating that went onto a roof wet with dew or just before rain. The colour looks great for a summer. Then it peels, or the leak you painted over comes back.

Weather is the one owners underestimate. We pause coating work when rain comes in and tell you when the next step can go ahead. That's hard to do when the hire gear is booked for one weekend.

## How much do you really save by doing it yourself?

You save the labour, but you still pay for materials, hire gear and safety equipment, and you take on the cost of anything that goes wrong. A DIY roof restoration still needs replacement tiles, bedding and flexible pointing, primer and roof coatings, cleaning gear and a sprayer, plus edge protection or a harness system if you want it done safely. Then there's the price of mistakes: tiles cracked by walking on them, water forced into the ceiling, or a coating that peels and has to be stripped before it can be redone.

Here's what a professional roof restoration costs in our published guide, against the alternative most owners are trying to avoid:

| Job | Typical 2026 price |
|---|---|
| Focused roof repair | $350 to $1,500 |
| Roof cleaning | $500 to $1,200 |
| Ridge cap repointing on its own | $1,750 to $3,500 on an average roof |
| Tiled roof restoration, medium home | $6,500 to $9,500 |
| Tiled roof restoration, larger roof | $9,000 to $13,000 |
| Metal or Colorbond roof restoration | $5,000 to $12,000 |
| New roof, for comparison | About $25,000 to $45,000 for most family homes |

If the quotes in front of you feel high, check whether they're for the same job. Ask each roofer to list the cleaning, repairs, ridge work and coatings separately. Our quotes list them line by line, so you can compare.

## If you go up anyway, how do you stay safer?

If you decide to go up, plan the climb as carefully as the job. This is the ACCC's ladder advice, with WorkSafe Queensland's warning about dew added:

- Don't work in wet or windy conditions. On a metal roof, morning dew counts as wet.
- Wear slip-resistant shoes.
- Set the ladder on firm, flat ground, and have another person hold it.
- Don't stand above the third rung from the top of an extension ladder.
- Keep your body centred between the rails, and don't over-reach.
- Know your limits, and work to your ability.

And never stack ladders, never step on a skylight or a sheet you're unsure of, and stay off any roof that might be asbestos cement.

## Is R&R Restorations right for you?

We're a good fit if you want the roof done properly without paying for a new one, and you'd rather keep your feet on the ground.

**We're a good fit if:**

- your roof is concrete tile, terracotta or Colorbond metal, on the Gold Coast, in Brisbane and Logan, or in the Tweed and Northern Rivers;
- you've looked from the ground and seen faded colour, cracked tiles, crumbling ridge pointing or rust, and want it fixed before it leaks;
- you want the repairs done before the paint, with each one listed in the quote;
- you want to deal with the owner. R&R Restorations is owner-operated by Alex Rowe, and our licence is QBCC Licence No. 15404087.

Julie's Google review of 20 October 2026 describes the result: "They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps. The ridge line looks incredibly clean and secure now, and the whole roof is completely watertight." Dylan Robinson wrote on 21 October 2026: "Alex and the team have completed over five roof restorations for me, and the quality of their work has been excellent every time."

**We're not the right fit if:**

- your roof is asbestos cement. We don't work on asbestos roofs;
- the battens have failed or the tiles or sheets are worn out across most of the roof. Then a new roof is the better spend. We'll tell you so at the assessment, and we don't re-roof;
- you only need a check, and you're happy doing it from the ground. Use the checklist above, and call us when you find something;
- your home is outside our service areas.

Pick R&R Restorations if you want a roof that keeps the rain out and looks close to new again, so you get years more from the roof you've already got, and nobody in your family has to climb a ladder to get there.

## Get your roof looked at, without climbing it

We'll check the roof's material, condition, pitch and access, and you'll get an itemised quote before any work starts.

## Frequently asked questions

### Can I restore my roof myself?

You can do the checking, photos and preparation yourself. The roof work itself, from cleaning to the final coat, needs roof skills, the right gear and edge protection, and mistakes at any stage show up as leaks or peeling paint.

### Is it legal to pressure clean my own roof in Queensland?

Not if it's asbestos cement. Queensland bans high-pressure water blasters on asbestos cement roofs, fences and walls, and homeowners can be fined up to $10,000 plus the clean-up cost. Tile and metal roofs aren't covered by that ban, but the cleaning method still has to suit the roof.

### Can I paint my roof with a roller?

You can roll on roof paint, but the paint only lasts if the roof has been cleaned, repaired and primed first, in suitable weather. Most early failures come from the preparation, not the paint.

### Is it safe to walk on roof tiles?

Not without training and the right footwear. Terracotta tiles can shatter, glazed tiles are very slippery, and walking in the wrong spot cracks tiles. A cracked tile you caused is a leak you then have to fix.

### What should I check before calling a roofer?

Photograph each side of the roof from the ground, and note any ceiling stains and when they appear. Those notes help a roofer find the cause faster.

### How much does a professional roof restoration cost?

In our published 2026 guide, a tiled roof restoration costs about $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof. Metal and Colorbond roofs usually cost $5,000 to $12,000.

### Is a professional roof restoration worth it compared with DIY?

If the roof is structurally sound, usually yes. A roof restoration costs a fraction of a new roof, about $25,000 to $45,000 for most family homes, and it's done by people with the gear and training to work at height.
