To clean a Colorbond roof, start with fresh water. If ordinary dirt remains, BlueScope recommends mild soap or non-abrasive dishwashing detergent in warm water, applied gently with a soft cloth, sponge or soft nylon brush, then rinsed thoroughly. Mould, rust and peeling paint need different treatment. Do not climb onto a wet roof to try a cleaner.

At R&R Restorations, we offer cleaning on its own or before a roof restoration. We match the method to the roof's material and condition, rather than treat every dirty metal roof as a repainting job.

**In summary**

- Fresh water and gentle washing are the starting point for ordinary dirt on a sound Colorbond finish.
- Black growth, rust and faded paint are different problems. More pressure is not the answer to all of them.
- Rain normally washes exposed roofing. Sheltered coastal areas need separate attention.
- A clean can uncover colour hidden by grime. It cannot replace worn paint or repair failed screws.
- Send us photos from the ground if you are unsure what your roof needs. We assess the condition before setting out the work.

## What does BlueScope recommend for cleaning Colorbond?

BlueScope recommends clean, fresh water for routine maintenance, followed by gentle washing with mild soap or non-abrasive dishwashing detergent where needed. Its [maintenance bulletin TB-4](https://cdn.dcs.bluescope.com.au/download/tb-04), revised October 2026, specifies soft cleaning tools and thorough rinsing immediately afterwards.

Colorbond is factory-painted steel. The coloured finish is part of the protection you want to preserve, not something to scrub away to reach clean metal.

For ordinary dirt, the useful kit is fresh water, a mild detergent solution and a sponge, soft cloth or soft-bristle nylon brush. BlueScope advises against abrasive scourers, steel wool and solvent-based cleaners such as turpentine, petrol, kerosene and paint thinners. It also advises against hard, mineral-rich bore water for maintenance.

Tell us if the roof has been painted before. A repainted roof has a different surface from the original factory finish, so the applied coating's care instructions matter too. We need to assess what is on the sheets now.

## How should a Colorbond roof be cleaned, step by step?

A Colorbond roof clean should start with the roof's condition, safe access and a plan for runoff, then move from fresh water to gentle washing where necessary. The steps below explain the work to expect, not how to climb onto a roof with a bucket and brush.

[WorkSafe Queensland's working-at-heights guidance](https://www.worksafe.qld.gov.au/safety-and-prevention/hazards/workplace-hazards/dangers-in-your-workplace/work-at-heights), checked 28 October 2026, puts avoiding work at height ahead of relying on personal protective equipment. A ladder and grippy shoes are not a complete safety setup.

### 1. Check the finish, sheets and fixings

Look for leaks, rust, peeling paint, damaged sheets and failed screws before washing. Sheet overlaps and flashings need attention too. Flashings are the shaped metal pieces that keep water out at roof junctions and around penetrations.

Our assessment covers the material, condition, pitch and access. Let us know about a leak when you enquire; cleaning will not fix its cause.

### 2. Plan where the dirty water will go

Keep detergent and treatment runoff out of rainwater tanks. Tell the contractor about tanks, ponds, gardens, solar panels and skylights before work starts, and confirm how runoff will be managed and when tanks can be reconnected.

Dirty water is not harmless because it came from a roof. [Fraser Coast Regional Council's roof-cleaning fact sheet](https://www.frasercoast.qld.gov.au/files/assets/public/v/1/council/fact-sheets/documents/water_pollution__roof_cleaning_and_restoration.pdf), checked 28 October 2026, explains that allowing polluted wastewater into stormwater drains or waterways is an offence under Queensland environmental law.

### 3. Remove loose debris without scratching the coating

Leaves, twigs and collected dirt should be removed without dragging sharp material across the paint or pushing it into downpipes. Check what gutter clearing and clean-up the quote includes; do not assume every roof clean includes a separate gutter clean.

### 4. Try fresh water, then wash gently if needed

For ordinary grime, start with fresh water. Where dirt remains, use the mild soap or detergent method in TB-4, with a soft tool and light pressure. Test the chosen method on a small, inconspicuous area first to check for dulling or discolouration.

Water should drain down the roof, not be forced beneath overlaps or flashings. Stubborn marks need identifying before the pressure, chemical strength or rubbing increases.

### 5. Rinse thoroughly and check what remains

Rinse detergent away immediately with fresh water. Once the surface dries, check whether the remaining marks are staining, corrosion or worn coating rather than dirt.

This is where cleaning and roof repairs meet. Our metal roof work includes checking sheets, screws and flashings; a newly visible fault needs its own repair decision, not another pass with the cleaner.

## Can you pressure wash a Colorbond roof, or is soft washing better?

The method must suit the coating and its condition. Pressure cleaning removes material with pressurised water; soft washing uses a cleaning treatment applied at low pressure. Neither label tells you whether the proposed work is suitable for your roof.

We offer high-pressure roof cleaning, with the method matched to the roof's material and condition. Maintaining an intact factory finish is a different job from preparing a weathered surface for repairs and recoating. A pressure setting copied from another roof is not a specification for yours.

| Approach | What needs checking on Colorbond |
|---|---|
| Fresh water and gentle detergent washing | Whether the marks are ordinary dirt and the existing coating is sound |
| Pressure cleaning | Coating condition, equipment, nozzle, distance and water direction, especially around laps and flashings |
| Soft washing | Chemical compatibility, concentration, contact time, rinsing and runoff controls |
| Cleaning before recoating | Which coating is present, what needs removing and what preparation the new coating requires |

Ask how the proposed method will protect the finish that is staying on the roof. Low pressure does not make an unsuitable chemical safe, and increasing pressure does not repair deteriorated paint.

## How do you remove black mould or lichen from Colorbond?

Black fungal growth and attached lichen need identification and a treatment suited to the finish. They should not be treated as ordinary dust, or as proof that the roof needs repainting. Lichen is a combination of fungus and algae growing together.

BlueScope's [fungus identification and removal bulletin TB-27](https://cdn.dcs.bluescope.com.au/download/tb-27), revised May 2022, describes dark fungal staining and green, sometimes leafy lichen. Moisture, heat, humidity and nutrients can support growth, including around ridge capping and bathroom vents. Colour alone does not confirm what a mark is.

For fungal cleaning of Colorbond, TB-27 specifies a **2% sodium hypochlorite solution**, applied with a soft-bristle broom, left for **3 to 5 minutes**, then washed off with plenty of fresh drinking-quality water. The percentage is the final sodium hypochlorite concentration, not the amount of household bleach added to water. BlueScope warns that stronger concentrations, longer contact times and some commercial fungicides can harm long-term performance.

Those are manufacturer treatment conditions, not a blanket approval for any bleach or “spray and leave” product. This is also not a claim that we use that treatment on every roof. Compatibility with the actual finish, safe access, protective equipment and runoff control must be settled first. Follow the product's safety directions, do not mix cleaners, and keep treatment water out of tanks.

If black marks sit alongside rusted screws, peeling paint or bare metal, tell us about all of it. Our assessment needs to separate the removable growth from damage that cleaning cannot fix.

## How often should a coastal Colorbond roof be washed?

Exposed Colorbond roofing that rainfall naturally washes does not usually need routine washing, according to [COLORBOND's maintenance guidance](https://colorbond.com/why-colorbond-steel/maintenance), checked 28 October 2026. Sheltered, unwashed areas are different because salt and dirt can accumulate without being rinsed away.

BlueScope's October 2026 TB-4 gives these intervals for unwashed areas:

| Surface or exposure | Manufacturer's maintenance guidance |
|---|---|
| Roofing naturally washed by rain | Extra routine washing is not usually required; deal with debris, growth or other problems when present |
| Sheltered areas not washed by rain | Fresh-water washing at least every six months |
| Unwashed areas where marine salt spray is prevalent, or airborne dust or industrial fallout is high | Washing every three months |

Unwashed areas include fascia, the underside of eave gutters and sheltered parts of carports or patios. **The three-month coastal interval is not an instruction to pressure-clean the whole roof every three months.**

For a Gold Coast or Tweed coastal home, separate salt maintenance from roof cleaning for growth or appearance. Salt deposits need removing; corroded screws need assessing. We treat rust and replace failed screws within our agreed metal roof work, rather than expect washing to undo corrosion.

## When is cleaning enough, and when does the roof need recoating?

Cleaning may be enough when dirt or growth is hiding a sound finish. Persistent fading, chalking, peeling paint, rust or failed fixings need a separate assessment. Chalking is the powdery residue produced as an old coating weathers; it is not simply dust sitting on top.

Use this table to describe the problem when you contact us. It is a starting point, not a diagnosis from the street.

| What you can see | What cleaning can achieve | What we assess next |
|---|---|---|
| Dirt or growth over otherwise sound sheets | Uncover the existing finish | Whether a standalone clean is enough |
| Red rust around screws or sheet overlaps | Expose the affected area more clearly | Rust treatment and failed screw or sheet repairs |
| Faded, chalky or peeling coating | Remove contamination, but not replace lost colour | Preparation, priming and recoating if the sheets remain sound |
| Lifted sheets, worn flashings or a leak | No repair of the underlying fault | The cause of the leak and the repairs needed |
| Rust holes across much of the roof | No recovery of the missing metal | Whether replacement is needed instead of roof restoration |

Our [metal and Colorbond roof restoration service](/services/metal-roof-restoration-gold-coast) combines cleaning with rust treatment, failed screw replacement, sheet and flashing repairs, then priming and recoating. You do not need that whole scope just because the roof is dirty.

If the colour has worn away, our [guide to painting a Colorbond roof](/blog/painting-colorbond-roof) explains the coating decision without confusing it with a cleaning-only job.

## What does professional Colorbond roof cleaning cost?

Our published guide puts high-pressure roof cleaning at **A$500 to A$1,200**, checked on 28 October 2026. That is a general cleaning range, not a fixed Colorbond price or a separate soft-wash tariff. Roof size, height, access, condition and treatment needs affect the quote.

See our [roof cleaning cost guide](/blog/roof-cleaning-cost) for the wider comparison. When you enquire, the useful details are your suburb, whether the roof has been repainted, what the marks look like and whether you have noticed leaks. Photos taken safely from the ground help; you do not need to climb up to measure the roof.

We set out the areas, preparation, repairs and finish included in the quote. Check that a cleaning-only price is not being compared with a price that also includes fixing screws or recoating.

## Is R&R Restorations right for your Colorbond roof?

We are a good fit if you want to find out whether your metal roof needs a clean, a focused repair or a roof restoration. We are owner-operated by Alex Rowe and work across the Gold Coast, Brisbane and Logan, Tweed Heads and the Northern Rivers.

Our published process starts with your enquiry and an assessment of the roof, with a visit arranged if needed. We then give you an itemised scope. That suits a homeowner who wants the dirt removed without automatically buying a repaint, or wants cleaning and necessary repairs considered together.

Cleaning is not the right purchase if you expect it to renew missing paint, stop leaks from failed fixings or repair sheets that have rusted through. If much of the roof is perforated or the structure is unsound, a cosmetic clean or coating is not the answer.

## Frequently asked questions

### Will cleaning bring back the original Colorbond colour?

It can uncover colour hidden by grime or growth. It cannot reverse fading or replace worn coating. Judge the dry surface after cleaning before deciding whether recoating is needed.

### Can I use dishwashing liquid on a Colorbond roof?

BlueScope's TB-4 allows a mild solution of non-abrasive dishwashing detergent in warm water for ordinary dirt. Apply gently with a soft tool and rinse immediately. This does not remove the need for safe roof access.

### Can I use sugar soap on Colorbond?

Do not treat sugar soap as a general whole-roof cleaner. BlueScope's [spot-cleaning bulletin TB-4a](https://cdn.dcs.bluescope.com.au/download/tb-04a), dated June 2023, lists a specific sugar-soap product for residual stains under its stated procedure. That limited guidance is not approval for every sugar soap, roof coating or cleaning method.

### Is bleach safe on a Colorbond roof?

Only under suitable, controlled conditions. BlueScope's TB-27 gives a specific diluted sodium hypochlorite treatment for fungal growth, with a short contact time and thorough rinsing. Undiluted bleach, guessed mixtures and prolonged contact are not the same procedure.

### Does rain clean salt off the whole roof?

Rain helps wash exposed surfaces, but it misses sheltered areas. BlueScope's coastal maintenance intervals apply to those unwashed areas. Gutters and collected debris still need attention even when the visible roof looks clean.

### Can I clean the roof from a ladder?

Do not lean from a ladder to scrub or operate a pressure washer. Keep your inspection to safe ground-level views and arrange suitable access for the actual work. We can start with your description and optional photos from the ground.

## How do you find out whether your roof only needs a clean?

[Request a Colorbond roof cleaning assessment and quote](/services/roof-cleaning-gold-coast#quote). Tell us your suburb, whether the roof has been repainted and whether you are seeing dirt, dark growth, fading or rust. We will assess what it needs before quoting the work.
