If your roof is leaking right now, put a bucket under the drip and keep everyone out from under any ceiling that sags. If water is reaching a light or fan, turn the power off at the switchboard. Stay off the roof, take photos, and call the SES on 132 500 if a storm has opened the roof up. Once it's dry, have a roofer find the cause: usually a cracked or slipped tile, failed ridge capping, a blocked valley, rusted screws or a worn flashing. A focused repair is commonly $350 to $1,500.

That's the range we publish for [roof leak repairs on tile and metal roofs](https://rnrroofrestorations.com.au/services/roof-leak-repairs-gold-coast) across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. Repairs across a wider area, or on a hard-to-reach roof, run about $1,500 to $6,000.

## In summary

- **Right now:** catch the water, keep clear of a sagging ceiling, turn the power off if water is near the lights, take photos and stay off the roof.
- **Storm damage:** the SES (132 500 in Queensland and New South Wales) makes the home safe with a temporary fix. The permanent repair is a roofer's job, once the roof is dry.
- **The stain is rarely under the hole.** Water runs along battens and sarking before it drips. When your roof leaks is the best clue to why.
- **The cost:** a focused repair is commonly $350 to $1,500, and wider repairs about $1,500 to $6,000. A national 2026 guide puts most leak repairs at $250 to $1,500 (Yakka Labour).
- **One fault, one repair.** If leaks keep turning up in new places, ridge repointing or a roof restoration is usually the better spend.

## What should you do when your roof starts leaking?

Make the house safe first, then limit the damage, then record it. In order:

1. **Catch the water.** Put a bucket under each drip, with an old towel in the bottom to stop the splashing.
2. **Keep clear of a bulging ceiling.** A sagging ceiling is holding water, and wet plasterboard can come down without warning. Keep people and pets out of the room.
3. **Protect the electrics.** If water is coming through a downlight, fan or light fitting, turn the power off at the switchboard with dry hands. If the switchboard itself is wet, stay away from it. Have a licensed electrician check before the power goes back on.
4. **Move what matters.** Shift furniture, electronics and rugs, and roll back wet carpet.
5. **Take photos and start a leak note.** Photograph the ceiling and anything damaged. Write down the date and time, how hard it was raining, which way the wind was blowing, where the water showed and how long into the rain it started. Your insurer will want the photos, and the note is the best clue to the cause.
6. **Stay off the roof.** Wet tiles and metal sheets are slippery, and storms bring wind and lightning.
7. **Look in the roof space only if it's safe.** Turn off all the main power switches at the switchboard first. Queensland's [Electrical Safety Office](https://www.electricalsafety.qld.gov.au/electrical-safety-home/roof-spaces) asks homeowners to do this, and since 1 January 2025 it has been mandatory for anyone who goes into a home's roof space for work. Solar cables and the supply line from the street can still be live, so don't touch any cabling. Step only on the timber joists.

## Who should you call for a leaking roof?

Call a roofer for water coming through the roof, and the SES on 132 500 when a storm has damaged the roof and you can't make it safe. If anyone is in danger, call Triple Zero (000). The [Queensland SES](https://www.ses.qld.gov.au/ses-assistance) says its volunteers make your home safe with temporary emergency measures, and that permanent repairs are for your insurer or a private contractor.

| What's happening | Who to call |
|---|---|
| Someone is hurt or in danger | Triple Zero (000) |
| A storm has damaged the roof and water is coming in | The SES on 132 500, for a temporary fix |
| Water is reaching lights, fans or the switchboard | Power off at the switchboard if it's dry and safe to reach, then a licensed electrician |
| A drip or stain that shows up when it rains | A roofer, to find and fix the cause |
| Water or a fresh stain when it hasn't rained | A plumber or an air-conditioning technician: it could be a pipe, the hot water system or an air-conditioner drain |
| You rent the home | The emergency repairs contact on your tenancy agreement |

The [NSW SES](https://www.ses.nsw.gov.au/contact-nsw-ses) uses the same number, so 132 500 works in the Tweed and Northern Rivers too. When Queensland lines are busy, you can lodge a request at [132500.qld.gov.au](https://132500.qld.gov.au/) or in the SES Assistance QLD app. Have ready the number of storeys, the roof type (tiles, metal or fibro) and any hazards, such as power lines, solar panels or fibro that may contain asbestos.

Our part is the permanent repair. Once the storm has passed and the roof is dry, we find where the water gets in and fix the cause, whether or not the SES has tarped the roof first.

## How can you tell if your roof is leaking?

A water stain on the ceiling is the most common sign, but not the only one. Shane Keating of the Housing Industry Association, speaking to [Youi](https://www.youi.com.au/home-insurance/articles/i-have-a-leaking-roof-what-do-i-do), lists ponding, dark staining, paint blistering, dripping and a musty smell. In the roof space, with the power off, look for wet or stained timber, damp insulation, rust marks under screws and daylight through the tiles. From the ground, look for cracked or slipped tiles, crumbling ridge pointing and gutters that overflow in rain.

## Why is my roof leaking?

Most roof leaks come from a short list of faults: cracked or slipped tiles, failed ridge capping, blocked valleys and gutters, rusted or loose screws, lifted sheets, and worn flashings around walls, skylights, vents and solar mounts. Which one you have depends on whether your roof is concrete tile, terracotta or metal. Age, salt air and storms decide how soon each one shows up.

Four terms come up in almost every leak:

- **Ridge capping** is the row of curved tiles along the peaks and hips of a tiled roof, set on a bed of mortar (the bedding) and sealed with pointing.
- **A valley** is the channel where two roof slopes meet, lined with a metal valley iron that carries water to the gutter.
- **Flashing** is the folded metal or flexible strip that seals the joint where the roof meets a wall, chimney, skylight or vent.
- **Sarking** is the foil membrane under the tiles or sheets that catches water that gets past them. Not every older roof has it.

| Cause | Roof type | What you might notice | The usual fix | National price for the fix |
|---|---|---|---|---|
| Cracked, broken or slipped tiles | Concrete tile and terracotta | A gap or a tile out of line, often after hail, or after an antenna, solar or air-conditioning installer has been on the roof | Replace or reseat the tiles | $150 – $500 |
| Failed ridge capping | Concrete tile and terracotta | Cracked or crumbling pointing along the ridges and hips, or caps that have moved | Rebed and repoint the ridge caps | $300 – $1,200 for a section |
| Blocked or rusted valleys | Tile and metal | Leaves and moss in the valleys, water backing up in heavy rain | Clear the valley, or replace a rusted valley iron | $600 – $1,800 per valley replaced |
| Rusted or loose screws, lifted sheets | Metal and Colorbond | Rust around the screw heads, sheet edges lifting in the wind | Replace the screws and seals, refix the sheets | $200 – $900 |
| Worn flashings | Tile and metal | Rust, gaps or failed sealant where the roof meets a wall, vent or solar mount | Repair or replace the flashing | $300 – $1,200 at a wall; $200 – $600 around a vent or solar mount |
| Overflowing gutters | Tile and metal | Water spilling over the gutter, or back under the roof edge | Clean the gutters and downpipes | $150 – $350 |
| A worn-out roof surface | Older tile and metal | Faded, porous tiles, or rust spreading across the sheets | Often a roof restoration, not a patch | See the cost section |

National prices: Yakka Labour, roof leak repair cost guide, 2026, labour and materials included.

On older tiled roofs, the ridge line is one of the most common places for a leak to start. When the pointing cracks, wind-driven rain gets under the caps and into the roof space, however good the tiles look. We rebed caps where the bedding has failed, then apply new flexible pointing that moves with the roof.

Tiles have channels that carry water down to the tile below. [RAC WA](https://rac.com.au/horizons/lifestyle/roof-leaks) warns that heavy moss and lichen, or sealant smeared over a patched tile, block those channels, so the water pools and overflows into the roof. [High-pressure roof cleaning](https://rnrroofrestorations.com.au/services/roof-cleaning-gold-coast) removes the moss and growth that hold moisture and hide faults.

Where you live matters too. Near the beach and the Broadwater, salt air rusts screws, flashings and gutters faster than it does further inland. In the hinterland and along the rivers, shade and leaf litter mean more moss and blocked valleys. And storms crack tiles and lift sheets in ways you can't always see from the ground. After one storm, a customer wrote:

> "After the Christmas night Tornado there was quite a bit of work to do on the roof. They did all the roof repairs, water blast, new gutter guard, new screws and a heap more. Price better than the others and 5 star workmanship, I give them 6 stars out of 5." (Gordon, Google review)

## Why does my roof only leak in heavy rain?

A roof that only leaks in heavy rain has a weak point that only fails under a lot of water or wind. Usually a valley or gutter overflows once leaves narrow it, wind drives rain sideways under ridge caps and flashings, or one part of the roof gets more water than it can shed. It's still a real fault, and it tends to get worse each storm season.

- **Overflowing valleys and gutters.** A valley half full of leaves copes with a shower but backs up in a downpour, so the water runs under the tiles instead of off them.
- **Wind-driven rain.** Summer storms drive rain sideways and upwards, under tile laps and through cracked ridge pointing that stays dry in light rain.
- **A downpipe spreader.** On many two-storey homes, the upper roof's downpipe empties onto the lower roof through a spreader, so the tiles below it carry far more water than the rest.
- **Flat sections and box gutters.** Low-pitch sections shed water slowly, and a box gutter sits inside the roof line, so when its outlet blocks, the water has nowhere to go but in.
- **No sarking.** Strong wind can push rain past sound tiles. Sarking carries it to the gutter; without sarking, the water drips onto the ceiling.

Leaks that only show in heavy or wind-driven rain usually come from ridge caps, flashings or overflowing gutters, so those are what we check first. Tell us which way the wind was blowing: it narrows the search to one face of the roof, a valley or a spreader.

## How do you find where a roof leak is coming from?

Start inside and work uphill. The stain shows where the water lands, not where it gets in: water runs along battens, rafters and sarking before it drips, often a metre or more from the real leak and sometimes in another room (Yakka Labour). When the water shows is the quickest way to narrow down why.

| When the water shows | What it usually points to | Where to look first |
|---|---|---|
| In any rain, even a light shower | A direct opening: a cracked or slipped tile, a rusted-through sheet or a failed flashing | The roof above the stain, and uphill of it |
| Only in heavy rain | Overflow: a blocked valley or gutter, a downpipe spreader, or a box gutter that can't keep up | Valleys, gutters and the roof below any spreader |
| Only when the wind blows from one side | Rain driven under ridge caps, tile laps or flashings | The ridge pointing and flashings on that face |
| Hours into a long storm, not at the start | A small gap that only lets water through once the roof is soaked | Tile laps, and the sarking in the roof space |
| On cold, dry mornings, under a metal roof | Condensation dripping from the underside of the sheets | The insulation and sarking under the sheets |
| On dry days, or when the shower or air conditioner runs | Not the roof: plumbing, the hot water system or an air-conditioner drain | A plumber or an air-conditioning technician |

Binoculars or your phone's zoom help from the ground, but leave the roof itself to a roofer. A common method is a water test: one person runs a hose over one section at a time, starting low, while another watches from the roof space. Where it's charged separately, Yakka Labour puts leak detection with water testing at $250 to $600, and thermal imaging or moisture mapping at $300 to $700.

We work the same way. We trace the water back to where it gets in, and we look at the whole roof rather than only the patch above the stain. If anyone has to go into your roof space, Queensland's rules mean the power goes off at the switchboard first, so plan for a short time without it.

## How much does it cost to fix a leaking roof?

A focused leak repair, such as replacing damaged tiles or reseating a ridge cap, is commonly $350 to $1,500. Where the fault has spread across an area, or the roof is hard to reach, repairs run from about $1,500 to $6,000. These are the 2026 ranges we publish for the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. We find the cause before we give you a figure, because the stain and the fault are often in different places.

| Job | Typical 2026 price | When it fits |
|---|---|---|
| Focused repair: replace damaged tiles or reseat a ridge cap | $350 – $1,500 | One clear fault |
| Wider repairs | $1,500 – $6,000 | Faults spread across an area, or a steep or hard-to-reach roof |
| Ridge cap repointing | $25 – $30 per lineal metre, about $1,750 – $3,500 on an average roof | Pointing cracked along the ridges and hips |
| High-pressure roof cleaning | $500 – $1,200 | Moss and grime blocking the tile channels or hiding faults |
| Tiled roof restoration | $6,500 – $9,500 for a medium home; $9,000 – $13,000 for a larger roof | Leaks and wear across an older tiled roof |
| Metal or Colorbond roof restoration | $5,000 – $12,000 | Rust and failed screws across a metal roof |
| New roof, for comparison | About $25,000 – $45,000 for most family homes | Rotten battens, most tiles cracked or sheets rusted through |

Source: our published cost guide, rnrroofrestorations.com.au, October 2026. The ranges are indicative; we confirm your price by quote after we've assessed the roof.

Other 2026 guides put most leak repairs in a similar band:

| Source | What it says |
|---|---|
| Yakka Labour, 2026 | Most leak repairs $250 – $1,500 nationally, including GST. In Brisbane, a call-out and inspection $130 – $230 and a typical simple repair $300 – $800 |
| The Roofman, Brisbane 2026 guide, concrete tile roofs | Minor repairs about $250 – $600; moderate about $600 – $1,500; major $1,500 – $3,000 or more |
| Brisbane Roof and Paint, 2026 guide | Minor $350 – $750; moderate $750 – $2,000; major $2,000 or more |
| hipages, updated 21 January 2026 | Minor leak repairs usually charged by the hour, about $45 – $100, plus a possible travel fee |

What moves a quote up or down:

- **How many faults there are,** and whether they're in one spot or spread across the roof.
- **The roof:** concrete tile, terracotta or metal, and its size.
- **Pitch and height.** Two-storey and steep roofs need extra safety equipment and set-up. We include that in your quote, so there are no surprises.
- **Access** around the house for ladders and gear.
- **What's underneath.** Rotten battens or a sagging roof line push the job towards a bigger repair or a replacement.

Budget separately for the inside. Stained plasterboard, wet insulation and paint are usually other trades, and they won't be in a roofer's price.

Check the licence before you pay anyone. In Queensland, anyone who contracts for building work valued over $3,300 must hold a [QBCC licence](https://www.qbcc.qld.gov.au/licences/start-your-career/when-you-need-licence). A focused repair is often under that, but every roof restoration in the table above is over it. Ours is QBCC Licence No. 15404087, and you can look up any roofer on the [QBCC licensee register](https://my.qbcc.qld.gov.au/myQBCC/s/qbcc-licensee-register).

## Should you repair the leak or restore the whole roof?

Repair it if there's one fault and the rest of the roof is sound. If leaks keep appearing in different places, or the ridge pointing has failed all round, patching one spot only moves the leak, and ridge repointing or a roof restoration is usually the better value. If the battens are rotten or most tiles are cracked, a replacement is the better spend, and we'll tell you so.

| Roof condition | The usual answer | Typical cost |
|---|---|---|
| One cracked tile, one loose ridge cap or one rusted flashing | A focused repair | $350 – $1,500 |
| Leaks in more than one spot, or ridge pointing cracked along most of the roof | Wider repairs, or [ridge cap repointing](https://rnrroofrestorations.com.au/services/repointing-gold-coast) | $1,500 – $6,000; repointing about $1,750 – $3,500 |
| Faded, porous tiles or rusting sheets with failed screws across the roof | A [roof restoration](https://rnrroofrestorations.com.au/services/roof-restoration-gold-coast): clean, repair, repoint, then seal and recoat | Tiled $6,500 – $13,000; metal $5,000 – $12,000 |
| Rotten battens, a sagging roof line or most tiles cracked | Replacement | About $25,000 – $45,000 for most family homes |

We do repairs as well as roof restorations, so we quote what your roof needs. One customer described her roof after we cleaned it and repointed the ridge caps:

> "They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps. The ridge line looks incredibly clean and secure now, and the whole roof is completely watertight." (Julie, Google review)

## Does home insurance cover a leaking roof?

Usually only when a sudden event, such as a storm, caused the damage. Leaks from wear and tear or poor maintenance are generally not covered. [Allianz](https://www.allianz.com.au/home-insurance/articles/wear-and-tear.html) lists cracked roof tiles, and blocked drains, downpipes and gutters, among the maintenance issues that can affect a claim. Check your policy or Product Disclosure Statement (PDS) to be sure.

If a storm caused your leak:

- Photograph the damage inside, and outside from the ground, before anything is moved or fixed.
- Tell your insurer early, and ask what they need from you.
- Keep receipts for anything you pay to limit the damage.
- Ask your roofer to put the cause in writing, so your insurer can see whether it was storm damage or wear.

If a storm has damaged your roof, check your policy, and we can quote the repair. Our quote lists each repair and the roof areas it covers, so you have the scope in writing.

## What if you're renting?

Tell the emergency repairs contact on your tenancy agreement straight away. In Queensland, the [Residential Tenancies Authority](https://www.rta.qld.gov.au/during-a-tenancy/repairs/emergency-repairs) lists a serious roof leak as an emergency repair. If you can't reach that contact within a reasonable time, you or the property manager can arrange repairs up to a maximum of four weeks' rent; once you ask in writing, the owner or manager has at least 7 days to pay you back. In New South Wales, [NSW Fair Trading](https://www.nsw.gov.au/housing-and-construction/rules/urgent-repairs-residential-rental-properties) lists a serious roof leak as an urgent repair, and you must tell the landlord or agent straight away.

## Can you fix a leaking roof yourself?

You can limit the damage inside, and in dry weather you can clear an overflowing gutter from a stable ladder on a single-storey home. Anything on the roof itself is a roofer's job: tiles crack underfoot, wet roofs are slippery, and a fall can cause serious injury. A dab of silicone over a cracked tile is a stopgap at best: it can block the tile channels (RAC WA), and Yakka Labour adds that silicone patches make the proper repair harder and can trap water. If someone has already siliconed your leak, mention it when you contact us.

## What happens if you leave a roof leak?

It gets worse, and dearer. Wet insulation stops insulating, plasterboard stains, swells and sags, and timber battens rot. Mould follows quickly in a humid climate: [WorkSafe Queensland](https://www.worksafe.qld.gov.au/safety-and-prevention/hazards/hazardous-exposures/biological-hazards/managing-mould) says to clean up water damage within 24 to 48 hours, and to throw out porous materials such as plasterboard, insulation and carpet that have been wet for more than 48 hours or show mould.

The inside repairs can cost more than the roof fix. Yakka Labour's 2026 guide puts a stain-block and repaint at $250 to $600 a room, and replacing a collapsed or saturated ceiling at $1,000 to $2,500 for one room. That's how a $350 tile repair turns into a new ceiling. Many policies also exclude damage that happens gradually over time (Yakka Labour).

## How do you stop your roof leaking again?

Keep water moving off the roof, and fix small faults before they turn into leaks.

- Clear the gutters and valleys before the summer storms: at least once a year, or twice if trees overhang the roof (Yakka Labour).
- Trim branches that hang over the roof, so leaves stay out of the valleys.
- After hail or a big storm, look over the roof from the ground, and get cracked tiles replaced.
- Have the ridge pointing, valleys and flashings checked every three to five years (Yakka Labour).
- Ask antenna, solar and air-conditioning installers to reseal every hole they make and replace any tiles they crack.
- When the whole surface is worn, consider a [roof restoration](https://rnrroofrestorations.com.au/services/roof-restoration-gold-coast): the roof is cleaned, repaired and repointed, then sealed and recoated.

## How we find and fix roof leaks

We find where the water gets in, not just where it shows. On tile and metal roofs, that usually means cracked or slipped tiles, failed ridge joints, rusted screws, lifted metal sheets or worn flashings. Fixing the cause early saves you from wet insulation, swollen plasterboard and a bigger bill later.

1. **You send your enquiry.** Tell us your suburb, the roof type and what you've noticed. Photos taken safely from the ground help, and are optional.
2. **We assess your roof.** We check the roof's material, condition, pitch and access. If we need to visit, we arrange a time with you.
3. **You get the scope and quote.** Our itemised quote sets out the areas, repairs, preparation and finish, with any exclusions made clear.
4. **We book the work.** We agree access, weather and timing with you before work starts. If rain comes in, we pause and tell you when the next step can go ahead.

On tiled roofs, we replace cracked and slipped tiles, and rebed and repoint ridge caps. On metal and Colorbond roofs, we replace rusted or failed screws, refix lifted sheets and repair worn flashings. If the roof needs work in several areas, we'll tell you when a roof restoration is the better value, or when a replacement is the better spend.

For the fastest first answer, send us:

- your suburb and roof type: concrete tile, terracotta or metal;
- your leak note: where the water shows, when, and in what weather;
- a photo of the ceiling, and a couple of the roof taken safely from the ground;
- whether the house is single or two storeys, and whether there are solar panels on the roof;
- whether anyone has patched the leak before, and with what.

We're owner-operated by Alex Rowe, and our customers rate us 5.0 from 10 Google reviews.

## Is R&R Restorations right for your leak?

We're right for you if you own a home in our area with a tile or metal roof that's leaking, and you want the cause found and fixed, not just patched. We're not right for you if you need someone on the roof in the middle of a storm, or if the water isn't coming from the roof.

**We're a good fit if:**

- your home is on the Gold Coast, in Brisbane or Logan, or in the Tweed and Northern Rivers;
- your roof is concrete tile, terracotta or metal, and it's leaking at the tiles, ridges, valleys, screws or flashings;
- you want the cause found, and an itemised quote you can check line by line or pass to your insurer;
- you're not sure whether you need a repair, ridge repointing or a full roof restoration, and want a straight answer;
- you'd like to deal with the owner: our reviews name Alex for the price, the timing and the finished roof.

**We're not the right fit if:**

- a storm is still going and water is pouring in: call the SES on 132 500 for a temporary fix, then us for the permanent repair once the roof is dry;
- water is reaching your electrics: a licensed electrician comes first;
- the leak shows on dry days, or when the shower or air conditioner runs: that's usually a job for a plumber or an air-conditioning technician;
- your roof is past saving, with rotten battens, most tiles cracked or sheets rusted through. A repair won't fix that, and we'll tell you so before you spend money on one;
- you only want a dab of silicone over the leak. We fix the cause;
- you're outside the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

## Leaking roof FAQs

### Can a roofer fix a leak while it's raining?

Not properly. Replacing tiles, repointing and sealing need dry weather, so in a run of rain a tarp or temporary patch comes first and the proper repair follows once the roof dries (Yakka Labour). In a storm, the SES handles temporary repairs.

### Is a leaking roof an emergency?

It is when water is reaching the electrics, a ceiling is sagging or a storm has opened the roof. Call 000 if anyone is in danger, or the SES on 132 500 for storm damage. A slow drip during rain isn't an emergency, but it won't fix itself.

### Why is my roof still leaking after it was repaired?

Usually because the repair fixed a symptom, not the cause, or the roof had more than one way in. A new tile under a cracked ridge cap leaves the real fault in place. Go back to your leak note, and have the cause found and shown to you before more money is spent.

### Will painting my roof stop leaks?

Not on its own. Roof painting is the final coat of a roof restoration, after the cleaning and repairs. Over an unrepaired roof, paint only hides the faults for a season.

### How long does a roof leak repair take?

Yakka Labour's 2026 guide says simple repairs, such as replacing cracked tiles or resealing a flashing, usually take one to three hours, and replacing a valley iron or rebedding a section of ridge half a day to a day. Once the scope is confirmed, we give you the expected sequence for your roof.

### Are you licensed and insured?

Yes, we're licensed and insured. Our licence is QBCC Licence No. 15404087, and we give you our insurance details with your quote.

### Do you fix leaks on metal and Colorbond roofs?

Yes. We replace rusted or failed screws, refix lifted sheets and repair worn flashings. On tiled roofs, we replace cracked tiles and repoint ridge caps.

### Which areas do you cover?

We work across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. Send us your suburb and we'll confirm we cover your property.

## Get your leak found and fixed

Send us your suburb, your roof type and your leak note, with a photo of the ceiling and a couple of the roof taken safely from the ground. We'll find the cause and give you an itemised quote for the repair.
