Lichen on roof tiles needs a cleaning method that removes the growth without damaging the tile or its finish. Heavy lichen and moss can block water channels, hide cracks and collect in gutters, but their presence alone does not mean you need a new roof. Have the tiles and ridge joints checked before anyone starts scraping or pressure washing. At R&R, we offer roof cleaning on its own, or alongside the repairs a roof needs, across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

## In summary

- Lichen usually forms firmly attached patches; moss grows in soft, raised clumps. Both need more care than loose dirt.
- Heavy growth can obstruct drainage. A patch of lichen, by itself, does not prove that tiles or ridge pointing have failed.
- Concrete tiles, terracotta and painted tiles need a method suited to their finish. A pressure washer is not a safe default.
- Treatment can kill growth before it disappears. Ask whether the quote covers gradual treatment or physical cleaning.
- We assess the roof before recommending a clean, repairs or a full roof restoration. You do not need to buy all three because the roof looks green.

## Is it lichen, moss or algae on your roof?

Lichen is a partnership between a fungus and an alga or cyanobacterium. On roofs, it often appears as grey-green, yellow or orange patches attached firmly to the surface. Moss is a small plant that commonly forms green tufts or cushions; algae tend to appear as a film or staining rather than raised clumps.

The [Australian National Botanic Gardens explains lichen's structure](https://www.anbg.gov.au/lichen/what-is-lichen.html), including crustose lichen, which attaches across its entire underside. That helps explain why trying to scrape a pale patch off a tile can take more effort than expected.

| What you can see from the ground | Likely growth | What it means for cleaning |
|---|---|---|
| Flat or slightly raised crusts, often with rounded edges | Lichen | Firm attachment makes forceful scraping a poor starting point |
| Soft-looking green clumps around tile edges or joints | Moss | Check whether the clumps are obstructing water paths |
| Green film or dark staining without obvious clumps | Algae or other surface staining | Identify the stain before choosing a treatment |

Colour alone is not a diagnosis. A whitish haze on concrete tiles can also be efflorescence, natural salts at the surface, rather than lichen. When you enquire with us, photos taken safely from the ground help show the pattern. You do not need to climb up for a close-up.

## Why does it grow on Gold Coast and Brisbane roofs?

Moisture, shade and accumulated dirt give moss and lichen places to establish. South East Queensland's humid conditions can favour growth, particularly on roof faces that dry slowly after rain. The conditions on your roof matter more than the suburb name.

On a tree-shaded home in Currumbin Valley, leaf litter and limited sun are worth checking. Around Coombabah's creeks, look at the shaded roof face as well as the side visible from the street. Similar conditions occur on sheltered roofs across Brisbane and Logan.

[Monier's roof maintenance guidance](https://www.monier.com.au/roof-cleaning-and-maintenance/) identifies moisture and dirt accumulation as factors in moss and lichen growth. Overhanging trees also add debris. That does not mean every leafy property needs a roof restoration: we assess the tile surface, ridge joints and drainage before deciding what work belongs in the quote.

## Does lichen damage roof tiles or lift ridge pointing?

Heavy lichen and moss can obstruct the channels that carry rain down roof tiles. Moss growing between or under tiles can also move them. But lichen on a ridge cap does not prove that it has lifted the pointing or caused a leak.

[RAC's guide to roof leaks](https://rac.com.au/horizons/lifestyle/roof-leaks) explains how large amounts of moss and lichen block tile channels, allowing water to pool and overflow into the roof. It also notes that clumps of moss between and beneath tiles can cause them to shift. These are reasons to have substantial growth assessed, rather than reasons to replace every mossy roof.

Ridge caps are the shaped tiles along the roof's peaks and hips. **Bedding** is the mortar beneath them; **pointing** is the finishing layer over the joints. Monier identifies weather exposure as a cause of cracked or loose pointing. Growth and failed joints can occur together, but they are separate things to inspect.

Our [ridge capping repointing work](/services/repointing-gold-coast) replaces failed pointing and includes rebedding where the mortar underneath has failed. Removing lichen cannot rebuild that mortar.

Julie described a clean-and-repair job in her Google review of our work, dated 20 October 2026:

> “They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps.”

Cleaning and repointing did different jobs on that roof. Your quote should also separate growth removal from any defects that need repairing.

If water is already entering the house, read our [guide to a leaking roof](/blog/leaking-roof) and arrange a repair assessment. A slow-acting lichen treatment is not a leak repair.

## How do you remove lichen from roof tiles safely?

Safe lichen removal starts with an inspection, then a treatment or cleaning method compatible with the roof material and its condition. It also needs safe access and a plan for the wastewater. These are checks to discuss with your roof cleaner, not instructions to get onto the roof yourself.

### 1. Check for faults before adding water

The inspection should identify cracked or displaced tiles, loose ridge caps, failed pointing and existing leaks. Loose paint and damaged tile surfaces also affect what cleaning method is suitable. Any defect that makes cleaning unsafe or likely to let water inside needs addressing first.

Our assessment covers the roof's material, condition, pitch and access. We then set out the cleaning and repair scope, including exclusions, in the quote.

### 2. Match the method to the tile and finish

Concrete, terracotta and previously painted tiles should not receive a treatment solely because it worked on a neighbour's roof. Check the roof manufacturer's maintenance guidance and the cleaning product's compatibility.

| Roof surface | What needs checking |
|---|---|
| Concrete tiles | The original surface finish, weathering and any later coating |
| Terracotta tiles | Whether the surface is glazed or unglazed, and how to preserve that finish |
| Previously painted tiles | The coating's condition and compatibility with the cleaning product |

Monier explicitly advises against pressure washers on its roof tiles because of the damage risk. We match the cleaning method to the roof's material and condition rather than treating every tile roof the same.

### 3. Plan for tanks, gardens and runoff

Tell the cleaner if your roof feeds a rainwater tank, if you have solar panels, and where the downpipes discharge. Chemical treatments have different tank-disconnection and reconnection instructions. Follow the current label for the exact product, rather than a universal waiting period found online.

Protect plants from spray and keep contaminated wash water out of stormwater drains. A [Queensland council roof-cleaning fact sheet](https://www.frasercoast.qld.gov.au/files/assets/public/v/1/council/fact-sheets/documents/water_pollution__roof_cleaning_and_restoration.pdf) explains that roof-cleaning runoff can carry paint flakes, sediment and other pollutants into waterways. Runoff control belongs in the job plan even when no cleaning chemical is used.

### 4. Treat the growth without forcing it off

Some roof treatments are left in place so dead growth gradually weathers away. Other cleaning methods remove material during the job. The correct sequence, weather conditions, application and rinsing instructions depend on the product and the roof.

Do not substitute a stronger mixture, mix cleaning products or scrape harder because a patch remains visible. “Bleach-free” does not mean harmless to plants, safe for drinking-water collection or suitable for every roof fitting.

### 5. Check what the clean has exposed

Once growth has been removed, inspect the exposed tiles and joints. Clear displaced debris from the drainage paths and check any defects that were hidden. A clean surface can still have a cracked tile or failed pointing.

For our roof restoration work, cleaning is preparation for the repairs and any suitable coating. A brighter roof is not evidence that those repairs are unnecessary.

## How long does lichen take to come off after treatment?

Lichen can remain visible after treatment has killed it. Spray-and-leave products rely on weathering to remove dead growth, so results may take months rather than appearing on the day of application.

For example, [Wet & Forget Australia's roof-cleaning guidance](https://www.wetandforget.com.au/blogs/tips-tricks-and-general-tidbits/roof-cleaning-information) states that lichen takes **8 to 12 months** to decompose with its treatment (checked 27 October 2026). That is one manufacturer's timeframe, not a promise for every cleaning job. We confirm the method and expected result for your roof in the scope.

If you are preparing the house for sale or want an immediate change in appearance, tell us when you enquire. Ask what result to expect on completion, what may remain visible and whether follow-up work is included. Treatment and immediate removal are different scopes.

## Can you remove roof lichen yourself with bleach or vinegar?

We do not recommend climbing onto a tiled roof to scrub or spray lichen. Monier advises homeowners to use a qualified roof cleaner because of falls and tile-damage risks. Wet growth and cleaning products can make the surface slippery.

Household bleach or vinegar is not a universal roof-cleaning recipe. Compatibility depends on the tiles, coating and nearby metalwork, as well as the product concentration and runoff. Do not mix chemicals. A hose-end applicator also does not remove the need to control drift, protect tanks and follow the label.

If you are unsure what an older roof is made of, have it identified before cleaning. Asbestos-cement sheeting needs specialist assessment; [WorkSafe Queensland warns that high-pressure cleaning of asbestos is illegal](https://www.worksafe.qld.gov.au/news-and-events/alerts/incident-alerts/2026/high-pressure-water-cleaning-on-an-asbestos-roof) and can spread fibres onto neighbouring properties.

The useful homeowner work happens from the ground: photograph the affected roof face, note any ceiling stains or gutter overflow, and tell us whether the roof collects tank water.

## When is cleaning enough, and when do you need a roof restoration?

Cleaning may be enough when the tiles, ridge joints and underlying roof are sound. Repairs are needed where particular components have failed. A full roof restoration is worth discussing when wear and repair needs extend across the roof, not because lichen covers a large area on its own.

| What the assessment finds | Work to consider |
|---|---|
| Surface growth, with sound tiles and ridge joints | Roof cleaning or compatible treatment |
| Growth plus localised broken tiles or failed joints | Cleaning and targeted repairs |
| Worn coating and repair needs across an otherwise sound roof | A roof restoration, with the coating choice matched to the tiles |
| Widespread crumbling tiles, rotten battens or a sagging roofline | Further assessment for replacement rather than cleaning and coating |

Terracotta holds its colour in the fired clay. Our terracotta work can centre on cleaning, replacing damaged tiles and rebuilding ridge joints; a coating is not automatic. Painting does not repair a broken tile or failed joint.

If the roof has wider problems, our [roof restoration versus replacement guide](/blog/restore-or-replace-roof) explains the decision. We do roof restoration and repairs, and we will tell you if a re-roofer is the more suitable next step.

## How much does roof lichen removal cost?

Our published guide lists **high-pressure roof cleaning at $500 to $1,200**. That is an indicative cleaning range, not a fixed price for every lichen treatment or every tiled roof. The method still has to suit your tiles.

| Work | Published price guide | What the figure covers |
|---|---|---|
| High-pressure roof cleaning, where suitable | $500 to $1,200 | Removing moss, lichen and grime |
| Focused roof repair | $350 to $1,500 | Localised work, such as damaged tiles or a failed ridge joint |
| Full tiled roof restoration, medium home | $6,500 to $9,500 | Cleaning, repairs, ridge work and suitable coating |

Source: our [roof restoration cost guide](/blog/roof-restoration-cost), October 2026, checked 27 October 2026. These are different scopes, not amounts to automatically add together. We confirm the price after assessing the roof.

Ask whether your quote includes treatment, removal of dead growth, gutter cleanup, repairs and any return visit. Our quote follows an assessment of the roof's size, pitch, access and condition, so you can compare the work as well as the total.

## Is R&R right for your mossy or lichen-covered roof?

We are a good fit if you have a tile or metal roof on the Gold Coast, in Brisbane or Logan, or in the Tweed and Northern Rivers, and need to separate a cleaning job from repair work. We are owner-operated by Alex Rowe, and our work includes standalone cleaning, broken tile replacement, ridge rebedding and repointing, and roof restoration.

A general roof-cleaning enquiry is not the right first step for suspected asbestos: get a specialist assessment before arranging cleaning. If the roof needs full replacement, a re-roofer is the right trade. And if you only need a small clean on a sound roof, a full roof restoration is more work than the problem calls for.

## Frequently asked questions

### Will rain wash lichen off roof tiles?

Rain alone is unlikely to remove firmly attached, established lichen. After a suitable spray-and-leave treatment, weather can gradually break down and remove the dead growth. Follow that product's instructions and expected timeframe.

### Is moss worse than lichen on a roof?

They create different problems. Moss forms clumps that can obstruct drainage or grow between tiles; lichen attaches tightly to the surface. The amount, location and roof condition matter more than deciding which growth is always worse.

### Can you paint over lichen?

No. Growth and contamination need removing before a compatible coating is applied, and defects need repair first. Our roof painting work includes cleaning and repairs rather than covering them with fresh colour.

### Does a mossy terracotta roof need painting?

Not automatically. Terracotta's colour is fired into the clay. Cleaning and repairs may be all it needs; we discuss whether a coating is appropriate at the assessment.

### Will lichen come back after roof cleaning?

It can, especially if shade, debris and damp conditions remain. Arrange gutter and valley clearing, deal with overhanging branches where appropriate, and have recurring growth assessed. No cleaning method changes the surrounding growing conditions permanently.

### Can roof treatment go into a rainwater tank?

Do not let chemical treatment enter a tank used for drinking water. Follow the exact product label's isolation and reconnection requirements. Tell your cleaner about every tank connection before work starts.

## Find out whether your roof needs cleaning or repairs

Start with our [roof cleaning enquiry](/services/roof-cleaning-gold-coast). Tell us your suburb, roof type and what you can see; photos taken safely from the ground are helpful. We will assess the roof and quote the work it needs, whether that is a clean, repairs or a full roof restoration.
