**A rusty metal roof can often be repaired if the sheets and supporting structure are still sound.** Surface rust needs proper preparation and treatment; failed screws, loose sheets and damaged flashings need repairs. Sheets that have rusted through need assessment for replacement, not another coat of paint. Widespread corrosion or structural damage can make a new roof the better choice.

At R&R Restorations, we check which of those problems you have before quoting. Our metal roof work covers rust treatment, screw replacement, refixing lifted sheets and recoating across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

## In summary

- Rust staining, surface corrosion and rust holes are different problems. Orange marks alone do not prove the roof needs replacing.
- A repair suits a defined fault on an otherwise sound roof. Roof-wide surface wear may justify a full roof restoration.
- New paint cannot replace steel that has corroded away or fix a screw that no longer holds.
- Stay off a rusty or storm-damaged roof. Ground-level photos help us start the assessment without putting you at risk.

## Does rust on a metal roof mean it needs replacing?

No. Rust on a metal roof means the cause and depth of the damage need checking. The important distinction is whether the mark is on the coating, the steel has started corroding, or corrosion has weakened the sheet.

Rust is the reddish-brown corrosion product that forms when iron or steel reacts with oxygen and moisture. On a roof, its position can be as useful as its colour.

| What an inspection finds | What it may mean | Appropriate next step |
|---|---|---|
| Small orange specks on an otherwise intact finish, especially after drilling or cutting nearby | Rusting metal debris, rather than the sheet itself | Identify and remove the contamination without damaging the coating |
| Local surface rust, with sound metal underneath | A repairable area of corrosion | Prepare and treat the affected area with a compatible system |
| Rusty screw heads, loose screws or deteriorated sealing washers | Failed fasteners or seals | Check the screws, holes and surrounding sheets before replacing fasteners |
| Rust at sheet overlaps or flashing edges | Moisture trapped in a joint, or corrosion extending out of sight | Check the joint and affected components, not just the visible edge |
| Deep pitting, thin metal or holes in a limited area | The sheet has lost metal | Assess replacement of the affected sheet or section |
| Rust-through across much of the roof, or failed supports | Widespread failure beyond a surface treatment | Compare replacement with further repair work |

**Swarf** is metal debris left by cutting or drilling. BlueScope's [swarf-staining bulletin](https://assets.nsbluescope.com/f/247285/x/c23033fee6/my-technical_bulletin-swarf_staining_of_steel_roofing_and_walling_profiles.pdf), November 2003, explains that rusting particles can stain a roof and be mistaken for deterioration of the sheet. It also warns that embedded particles can damage protective coatings. A stained roof is not automatically a failed roof, but the particles should not be painted over.

Our [metal and Colorbond roof restoration service](https://rnrroofrestorations.com.au/services/metal-roof-restoration-gold-coast) is for roofs that still have a sound base to work with. If rust has eaten through the sheets across much of the roof, we tell you rather than quote a coating over it.

## Why do metal roofs rust near the Gold Coast and Tweed?

Coastal salt increases corrosion, particularly where moisture and dirt stay against the roof. Rain does not wash every part of a roof equally, so sheltered areas and joints can deteriorate differently from open roof slopes.

BlueScope's [building-applications corrosion bulletin](https://cdn.dcs.bluescope.com.au/download/corrosion-technical-bulletin-ctb-08-building-applications), revised October 2022, explains how marine salts and dirt build-up increase the time a surface stays wet. It also identifies sheet laps and trapped moisture as areas needing care.

For a coastal home, the rust treatment needs to address what caused the damage:

- Leaves and debris can hold moisture against sheets and block drainage.
- Damaged coatings can leave the underlying metal exposed.
- Incompatible fixings, flashings or runoff from another metal can accelerate corrosion.
- Moisture beneath sheets or inside overlaps can cause damage that a top-surface photograph misses.

A Brisbane or Logan roof can have these problems without direct sea spray. Tell us about overhanging trees, previous leaks and recent roof work as well as your suburb. Those details help explain why one area is rusty while the rest looks sound.

## Can replacing the screws stop a metal roof leaking?

Yes, when failed screws or their sealing washers are the source of the leak and the surrounding roof remains sound. Screw replacement will not solve a rusted-through sheet, a damaged flashing or a fixing hole that no longer provides a sound connection.

The washer under a roofing screw seals the hole through the sheet. A rusty head, a damaged washer and a loose fixing are separate faults, so covering the head with sealant is not a substitute for checking the assembly.

Ask whether a quote covers isolated failed screws or a broader replacement programme. A roof with scattered damage may need selected screws replaced; widespread fastener deterioration needs a wider assessment. We replace failed and rusted screws as part of our metal roof work, and the quote should make the extent clear.

The replacement screw must suit the roof material, the timber or metal batten below it, and the site's exposure. Stainless steel is not a universal upgrade: [BlueScope's fastener selection guide](https://cdn.dcs.bluescope.com.au/download/tb-16), revised June 2026, says stainless steel fasteners must not be used with Colorbond or Zincalume steel. It also warns against overtightening fasteners and damaging the sheet or sealing system.

A screw's colour alone does not establish that it is suitable for your roof.

## What if a storm has lifted the metal sheets?

A lifted sheet needs its fixings, sheet condition and supports checked before it is secured again. Refixing can be appropriate when those parts remain serviceable; torn or badly corroded sheets need a different repair.

We refix lifted sheets and repair worn flashings. **Flashings** are the shaped pieces that weatherproof roof junctions, including where the roof meets a wall or a pipe passes through it. A storm can disturb these junctions as well as the main sheets.

Do not climb up to push a sheet down, add screws or put a tarp over it yourself. [WorkSafe Queensland identifies unsecured sheets, corroded metal and damaged fasteners as fragile-roof hazards](https://www.worksafe.qld.gov.au/news-and-events/alerts/incident-alerts/2024/worker-injured-after-fall-through-roof).

If water is already coming inside, keep clear of sagging ceilings and wet electrical fittings. Our [leaking-roof guide](https://rnrroofrestorations.com.au/blog/leaking-roof) explains the immediate safety steps and when emergency help is needed. Send us photos from the ground and tell us whether the leak started during the storm or was there beforehand.

## How do you repair a rusty metal roof properly?

A proper metal roof repair finds the cause, checks that the remaining metal is sound, and fixes the affected components before applying a coating. There is no single rust treatment suitable for every galvanised, Zincalume or Colorbond roof.

For a roof suitable for our metal roof restoration service, the work follows this sequence:

1. **Assess the roof.** We check its condition, pitch and access before setting the scope. Leaks need tracing: water can travel along a sheet or batten before appearing on the ceiling.
2. **Clean and inspect.** We clean the roof and check the sheets, screws and flashings. The cleaning method must suit the material and its condition.
3. **Treat and repair.** We treat rust, replace failed screws and refix lifted sheets. Metal that has lost its strength needs assessment for replacement rather than being hidden under a finish.
4. **Prime and recoat where appropriate.** The coating goes onto a prepared, repaired surface in the colour you choose.
5. **Check the finished work.** We walk you through the roof and what was done.

BlueScope's [repainting guidance](https://cdn.dcs.bluescope.com.au/download/tb-02), revised August 2022, distinguishes between the preparation required for Colorbond, Zincalume and zinc-coated steel. It recommends choosing a suitable paint system with the paint supplier and following its application instructions. It specifically warns against steel wool, which can leave rusting particles behind.

If your roof supplies drinking water to a tank, tell us before the coating is selected. BlueScope notes that not every roof paint system is suitable for drinking-water collection.

### Can you just paint over the rust?

No. Painting over loose rust or failing paint hides the damage without giving the new coating a sound base. Rust treatment also cannot rebuild a sheet that has thinned or developed holes.

Our [roof painting service](https://rnrroofrestorations.com.au/services/roof-painting-gold-coast) includes cleaning and repairs first. A fresh colour is the finishing stage, not the repair itself. Repainting also does not recreate Colorbond's factory-baked finish; BlueScope explains that air-dried coatings weather differently.

## When does a metal roof repair become a roof restoration?

A metal roof repair becomes a roof restoration when the work addresses wear across the roof, rather than a single fault. That can mean cleaning, treating surface rust in several areas, replacing failed screws and then priming and recoating the roof.

| Option | When it fits | What it does not do |
|---|---|---|
| Focused metal roof repair | A defined fault, with sound sheets and finish elsewhere | Renew the coating across the whole roof |
| Metal roof restoration | Widespread surface wear, but serviceable sheets and supports | Rebuild steel lost to corrosion or repair a failed roof frame with paint |
| Partial sheet replacement | A limited area has failed and compatible replacement sheets can be fitted | Make deteriorated sheets elsewhere sound |
| Full roof replacement | Sheets or supporting components have failed extensively | Justify replacing a sound roof solely because its colour has faded |

The middle option matters. A damaged sheet does not automatically condemn every sheet on the house. Equally, a roof can look better after painting while still having serious defects underneath.

One of our customers, Rodney, wrote that we “turned my old rusty roof to look brand new” in his Google review dated 22 April 2024, also published on our website. His roof could be restored. Whether yours can be depends on the condition of the sheets and supports, not how faded the colour looks.

## How much does metal roof repair cost?

Our published guide puts a focused metal roof repair at **$350 to $1,500** when replacing failed screws or refixing a few sheets is all the roof needs. Wider roof repairs are about **$1,500 to $6,000**. A full metal or Colorbond roof restoration usually sits between **$5,000 and $12,000**.

| Work | Published indicative range | What determines the scope |
|---|---|---|
| Focused repair | $350 to $1,500 | A limited fault on an otherwise sound roof |
| Wider roof repairs | $1,500 to $6,000 | Damage across an area, or difficult access |
| Metal or Colorbond roof restoration | $5,000 to $12,000 | Whole-roof preparation, rust treatment, screw repairs and recoating |

Source: our metal roof service page and [roof restoration cost guide](https://rnrroofrestorations.com.au/blog/roof-restoration-cost), checked 27 October 2026. These are indicative Australian-dollar ranges, not fixed quotes or per-sheet prices.

Roof size, pitch, height, access and the extent of corrosion change the price. The ranges overlap because an extensive repair on a difficult roof can cost more than a straightforward roof restoration on a smaller one.

When comparing quotes, ask for:

- The roof areas and faults included, with any sheet work identified.
- Whether screw replacement is selective or roof-wide.
- The cleaning, rust preparation and coating system, if recoating is included.
- Access costs, exclusions, GST treatment and how extra damage will be priced.

Our quotes name the areas, preparation, repairs and finish. That lets you compare the work rather than choosing between totals for different jobs.

## Is R&R Restorations right for your metal roof?

We are a good fit when you want to repair a sound metal roof or restore one with treatable rust and a tired finish. We are owner-operated by Alex Rowe, and we do the repair work as well as the coating: rust treatment, failed screws, lifted sheets and worn flashings.

We service the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. A roof restoration is not the right service when widespread rust-through or structural damage calls for a new roof. We check before quoting and tell you if replacement is the better option.

If you want a quick respray over untreated rust, our repair-before-paint approach will not suit that request. If the roof only has an isolated fault, you should not need a whole-roof coating to have that fault assessed.

## What else should you know about rusty metal roofs?

### Can a Colorbond roof rust?

Yes. Colorbond has protective coatings, but damage, contamination and unsuitable materials or exposure can lead to corrosion. Orange spots may also be rusting debris sitting on the finish, so identify the cause before choosing a treatment.

### Does every rusty roof screw need replacing?

A rusty screw needs checking, including its washer, fixing hole and surrounding sheet. Whether selected screws or a larger set need replacing depends on the condition across the roof. We replace failed screws and explain the required scope in the quote.

### Can sealant fix a rust hole in a metal roof?

Sealant cannot restore the strength of corroded steel. A rust hole needs assessment of the surrounding metal and an appropriate repair or sheet replacement. Painting or sealing over the visible hole alone does not establish that the sheet is sound.

### How long does a metal roof restoration last?

There is no reliable single lifespan for every roof. Remaining sheet condition, preparation, coating selection, exposure and maintenance all matter. We assess whether the roof is suitable before quoting, rather than assigning a service life from a photograph.

### What is the minimum pitch for a corrugated metal roof?

The minimum pitch depends on the exact roofing profile and the manufacturer's installation requirements. There is no single number for every corrugated or ribbed sheet. If water ponds or leaks at overlaps, the roof's pitch and drainage need checking; paint will not correct them.

### How can you reduce coastal rust after repairs?

Keep debris from building up and follow the roof and coating manufacturers' maintenance advice. [COLORBOND's maintenance guidance](https://colorbond.com/why-colorbond-steel/maintenance), checked 27 October 2026, calls for washing areas not naturally cleaned by rain at least every six months, and more often in coastal salt exposure. That is not an instruction to climb onto the roof or pressure-clean every roof slope twice a year. Arrange safe access for work you cannot do from the ground.

### What should you send us for a metal roof repair quote?

Send your suburb, the roof material if known, what you have noticed, and whether it leaks or changed after a storm. Ground-level photos are useful but optional. Mention solar panels, rainwater tanks and difficult access so we can plan the assessment.
