A roof inspection checks the roof covering, joints, flashings and drainage for damage and possible leaks. It can also include the roof space where access is safe and that work is agreed. For a paid inspection with a report, Owner Inspections' February 2026 guide gives an Australian range of **$200 to $500**. A repair assessment and a pre-purchase building inspection are different jobs.

At R&R Restorations, we assess tile and metal roofs to work out what needs fixing, then provide an itemised quote. Start with what you need: a repair, a condition report or advice before buying.

**In summary**

- A roofer's assessment connects the damage to a repair scope. A whole-building inspection covers much more than the roof.
- Confirm whether the price includes a written report, photos, roof-space access and any further leak investigation.
- Photos from the ground help us start an assessment. They cannot prove that hidden joints, fixings or roof timbers are sound.
- A ceiling stain shows where water appeared, not necessarily where it entered.
- We work on concrete tile, terracotta and Colorbond roofs across the Gold Coast, Brisbane, Logan, Tweed Heads and the Northern Rivers.

## Which roof inspection do you need?

Choose the inspection by the decision you need to make. If you want a roof fault repaired, start with a roofing assessment; if you are buying a property, arrange the broader building inspection and ask whether the roof needs a separate specialist report.

| What you need to know | Suitable starting point | What to confirm |
|---|---|---|
| Why the roof leaks and what the repair involves | A roofer's repair assessment | Areas to be checked, investigation charges and an itemised repair quote |
| The roof's condition, recorded for maintenance or an independent opinion | A specialist roof condition report | Written findings, photos, access limits and whether the inspector also quotes for repairs |
| The condition of a home before buying | A pre-purchase building inspection, with pest inspection as appropriate | Whole-property scope, roof access and any recommendation for further roof investigation |
| Whether a report will meet an insurer's or a dispute process's requirements | A suitably qualified assessor briefed for that purpose | Required evidence and report format before you book |

A **roof condition report** is a written record of the roof's observed condition, defects and recommended action. A repair quote sets out proposed work and its price. One does not automatically replace the other.

Our process is an assessment followed by a scope and quote. Treat that as a way to plan roof repairs or roof restoration, rather than assuming it is an independent building report.

For a purchase, the [Queensland Government's inspection guidance](https://www.qld.gov.au/housing/buying-owning-home/advice-buying-home/making-an-offer-on-a-home/inspections), updated 22 August 2024, says to check exactly what the report covers and use an inspector with the appropriate current QBCC licence.

## How much does a roof inspection cost?

A published Australian guide puts a professional roof inspection with a condition report, photos and recommendations at **$200 to $500**. That is a third-party guide, not an R&R inspection price or a fixed Gold Coast rate.

[Owner Inspections published that range](https://ownerinspections.com.au/articles/financial-benefits-of-roof-inspections-in-australia) in its guide updated 9 February 2026. As a separate advertised example, RoofingCorp lists a Sydney roof condition report at $299, including photos, recommendations and a repair quote where needed. We checked both sources on 28 October 2026.

The useful comparison is what each fee buys. Roof size, pitch, height, access and the depth of investigation can change the cost. A report for a dispute may need different work from a visual maintenance assessment.

Before booking, ask:

- Is this an assessment for a repair quote, or a paid written report?
- Does the total include GST, travel and any access equipment?
- Will the roof space be inspected, if safe and accessible?
- Are leak testing, a return visit or specialist imaging extra?
- Will the price change if part of the roof cannot be reached?

For an R&R enquiry, describe what you need checked and confirm any assessment charge before arranging a visit. Keep that separate from the cost of fixing the roof.

### What if the inspection finds a fault?

Our [published roof repair cost guide](/blog/roof-restoration-cost) lists these indicative amounts, checked on 28 October 2026:

| Repair scope | Published guide |
|---|---|
| A focused repair, such as damaged tiles or a ridge cap needing reseating | $350 to $1,500 |
| Repair work across a wider area, or with difficult access | About $1,500 to $6,000 |

These are **repair costs, not inspection fees**. Our quote follows the assessment and identifies the work that applies to your roof.

## What does a roofer check during a roof inspection?

A roofer checks how the roof keeps water out, where it is damaged and whether the problem is isolated or spread across several areas. At R&R, we assess the material, condition, pitch and access before setting out the work in our quote.

Use this checklist to discuss the inspection scope. Roof-space access and specialist checks need to be agreed; they are not automatic inclusions in every roofing visit.

| Area | What needs checking | Why it matters |
|---|---|---|
| Concrete or terracotta tiles | Cracked, broken, slipped or missing tiles; the condition of surrounding tiles | A visible broken tile may be a local repair, but widespread deterioration changes the scope. |
| Metal and Colorbond sheets | Rust, holes, lifted sheets, sheet laps and fixings | Surface rust and metal rusted through need different treatment. |
| Screws and washers | Loose or corroded screws and deteriorated sealing washers | The sheet can look sound while a fixing lets water in. |
| Ridge capping on tiled roofs | Loose caps, failed bedding and cracked pointing | The support beneath the cap matters as well as the visible finish. |
| Flashings and roof penetrations | Deterioration or gaps around walls, pipes, vents and skylights | These details direct water around joins and openings. |
| Valleys, gutters and downpipes | Debris, corrosion, damage and signs of overflow | Water needs a clear route off the roof. |
| Roof space, where included and safely accessible | Water staining, damp insulation, visible timber condition and sarking | Evidence underneath can help explain a fault that is unclear from outside. |

**Flashing** is material fitted around roof joints and openings to direct water away. **Sarking** is a membrane beneath the roof covering that provides a secondary barrier against wind-driven rain and dust.

On tiled roofs, **bedding** is the mortar supporting the ridge caps; **pointing** is the outer material finishing and sealing the bedding joints. That distinction changes the repair. Our [ridge capping repointing work](/services/repointing-gold-coast) includes rebedding where the bedding has failed, followed by flexible pointing.

We also repair cracked or slipped tiles, failed ridge joints, rusted screws, lifted metal sheets and worn flashings. The assessment should explain which fault needs attention, rather than treating every mark or faded surface as a reason for a full roof restoration.

## What is different about a roof leak inspection?

A roof leak inspection follows evidence of water entry rather than only recording the roof's general appearance. The damp patch inside gives the roofer a starting area, but water can travel along framing or other surfaces before dripping onto the ceiling.

Tell us which room is affected, when the water appears and whether it happens in ordinary rain or only heavy, wind-driven rain. A previous repair in the same area is useful information too. Our [guide to finding a roof leak](/blog/how-to-find-a-roof-leak) explains what to record safely without turning the job into a DIY roof investigation.

A dry-weather visit can reveal cracked tiles or failed flashings, but it may not reproduce an intermittent leak. Ask what remains uncertain and whether further investigation is needed before agreeing to the repair.

Keep clear of bulging ceilings and water near electrical fittings. Do not climb onto the roof or enter the roof space to follow a drip. [WorkSafe Queensland warns of serious electrical risks in domestic roof spaces](https://www.worksafe.qld.gov.au/safety-and-prevention/hazards/electricity/hazardous-electrical-environments/domestic-roof-spaces); leave access and safety arrangements to the professionals.

## What can photos taken from the ground show?

Ground-level photos can show the roof's shape, visible damage and the location of an indoor symptom. They help us review your enquiry, but they cannot establish the condition of every tile, fixing or concealed part of the roof.

Our enquiry process asks for your suburb, roof type and what you have noticed. Photos are optional. If you can take them safely, pair a wider view with a zoomed view rather than sending only a close-up with no location.

| Photo you can take safely | What it helps show | What it cannot establish |
|---|---|---|
| Whole roof from the yard or street | Roof material, shape, visible slopes and access obstacles | The condition of hidden roof faces or the structure underneath |
| Zoomed view of a slipped tile or uneven ridge line | The visible defect and its position | Whether adjacent tiles are damaged or the ridge bedding is sound |
| A visible rust patch on a metal roof | Where corrosion is showing | Whether the metal has rusted through or nearby washers have failed |
| Gutters overflowing, viewed from a sheltered safe position | Where water is escaping | Whether debris, damaged drainage or another defect is responsible |
| Ceiling mark plus a wider room view | The symptom's location relative to walls and windows | The water's entry point on the roof |

Do not climb a ladder for a clearer angle, move tiles or reach into gutters. If a photo needs unsafe access, leave it out. We arrange a visit if needed after reviewing your details.

## What should you ask for after the assessment?

Ask for the finding, the proposed work and anything that could not be checked. You should be able to understand why the repair is needed and compare quotes for the same work.

For a paid condition report, look for photographs tied to locations, descriptions of defects, recommended priorities and clear access limitations. “Not inspected” does not mean “sound”. Ask the inspector to distinguish what they observed from what still needs investigation.

For our repair or roof restoration quote, we set out the roof areas, repairs, preparation and finish included, with exclusions and possible changes made clear. Compare those items before comparing totals. Repointing over sound bedding is a different job from lifting and rebedding loose caps.

If a quote jumps from a small visible fault to a full roof replacement, ask what condition makes replacement necessary. Our [roof restoration or replacement guide](/blog/restore-or-replace-roof) explains that decision without assuming the roof's appearance tells the whole story.

## Is R&R Restorations right for your roof inspection?

We are a good fit when you want to understand a tile or metal roof problem and get a quote for the work needed. We are owner-operated by Alex Rowe and repair and restore concrete tile, terracotta and Colorbond roofs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

You do not have to know whether the answer is a tile repair, ridge repointing or a roof restoration before contacting us. We check the roof and set out the relevant work. Where replacement is the better choice, we will say so.

If your main requirement is an independent pre-purchase report, structural certification or evidence prepared for a dispute, choose a professional whose agreed scope covers that purpose. Our roof repair quote should not be treated as a substitute for those documents.

## Roof inspection FAQs

### Is a roof inspection the same as a building inspection?

No. A dedicated roof inspection focuses on the roof, while a building inspection assesses the wider property. Before buying, check the building inspector's roof-access limits and any recommendation for further specialist investigation.

### Are roof inspections free?

A quote for work and a paid inspection report are different services. Confirm the charge and inclusions before booking. For an R&R enquiry, ask about any assessment charge rather than assuming the published repair prices include a standalone report.

### Does the inspector have to walk on the roof?

Not necessarily. Safe access depends on the height, pitch, material and condition. Ask how inaccessible areas will be assessed and recorded; do not assume that every roof surface can be walked safely.

### Can a drone replace a roof inspection?

Drone images can help show hard-to-reach surfaces, but they do not establish the condition of concealed timbers or every joint and fixing. If an inspector proposes drone imaging, ask what it covers and what still requires closer investigation.

### How often should a roof be inspected?

Ask for a maintenance interval suited to your roof's condition and exposure. New leaks, visible damage or changes after a storm are reasons to seek advice sooner. There is no need to wait for a routine check when water is already getting inside.

### Will an inspection mean I need a full roof restoration?

No. An isolated fault may only need a focused repair. We assess whether the problem is local, whether several areas need work and whether the structure is sound before discussing roof restoration.

## How do you start an assessment with us?

Send your suburb, roof type and a short description through our [roof repair enquiry page](/services/roof-repairs-gold-coast). Add photos taken safely from the ground if you have them. We review your details, arrange a visit if needed and provide a quote after the assessment.
