A roof that only leaks in heavy rain usually has a fault exposed by extra water, wind-driven rain or backed-up drainage. Cracked tiles, loose ridge caps, damaged flashing and blocked gutters can stay unnoticed through a light shower, then let water inside during a storm. The ceiling drip may be well away from the entry point.

At R&R Restorations, we repair tiled and metal roofs across the Gold Coast, Brisbane, Logan, Tweed Heads and the Northern Rivers. Our [roof leak repairs](/services/roof-leak-repairs-gold-coast) address the damaged roof components rather than covering a ceiling stain or painting over a leak.

**In summary**

- Leaking only during heavy rain does not mean the roof is sound. The weather may be exposing an existing fault.
- Wind, rainfall intensity and how long it rains give different clues about the cause.
- Gutters, valleys, ridge caps, tiles, metal fixings and flashing all need consideration. The spot above the drip is not the only place to check.
- Stay off the roof during rain. Keep clear of wet electrical fittings and sagging ceilings.
- A localised repair may be enough. A storm leak alone does not mean you need a full roof restoration or a new roof.

## Why does heavy rain cause a leak when light rain doesn't?

Heavy rain sends more water over the roof and into its drainage system. Wind can also push rain under exposed edges and joints that stay dry during a gentle shower. Either condition can reveal a defect that a light shower does not.

There is another possibility: water has been entering during smaller showers, but not enough to leave a visible ceiling stain. Insulation and other materials can hold moisture before a drip appears inside.

For a home on the Gold Coast or in Brisbane, the useful question is not just whether there was a storm. It is what happened during that storm:

| What you noticed | What it may point to | What still needs checking |
|---|---|---|
| A leak during a downpour with little wind | Water backing up, a blocked valley or a drainage problem | Gutters, outlets, valleys and the roof above the wet area |
| A leak when rain blows from a particular direction | An exposed joint, flashing edge, ridge cap or tile overlap | The weather-facing roof slope and adjoining details |
| A leak after sustained rain rather than straight away | Slow water entry, pooling or moisture accumulating before it reaches the ceiling | The full water path, not just the visible drip |
| A leak beginning after a storm with hail or strong wind | Newly cracked or displaced tiles, or damaged metal roof components | Whether damage is localised or spread across the roof |
| Water showing near a wall or ceiling edge | Gutter overflow, roof-to-wall flashing or water tracking from farther uphill | Both the roof and the junction with the wall |

These are clues, not a diagnosis. We carry out roof repairs on concrete tile, terracotta and Colorbond roofs, but the right repair depends on which part is letting water through.

## What roof faults are exposed by heavy rain?

The likely causes include cracked or slipped tiles, failed ridge capping, damaged flashing, blocked drainage and deteriorated metal roof fixings. More than one fault can be present, so finding a cracked tile does not automatically explain every wet patch.

### Cracked or slipped roof tiles

A crack or displaced tile can interrupt the path that normally carries water down the roof. Heavy rain sends more water across that opening, while wind can drive water beneath the surrounding tiles.

We replace broken tiles as part of our roof repair and roof restoration work. A coating is not a substitute for replacing a broken tile or correcting its position.

### Loose ridge caps and failed pointing

Ridge caps cover the joins along the roof's peaks and hips. Bedding is the mortar supporting the caps; pointing is the outer material that seals the bedding edges.

Cracked pointing, gaps and loose caps need different attention depending on their condition. Where the bedding has failed, applying new pointing over the top does not fix the loose support underneath. Our [ridge capping rebedding and repointing](/services/repointing-gold-coast) covers these repairs on tiled roofs.

A visible crack is a reason to inspect the ridge, not proof that it caused the leak. The surrounding tiles and water path matter too.

### Damaged flashing around roof junctions

Flashing is the material that directs water away from roof joints and penetrations, such as where a roof meets a wall or a pipe passes through it. Lifted edges, gaps or deteriorated seals can admit water when rain is wind-driven or runoff builds up nearby.

A bead of sealant on the visible gap may miss the underlying problem. The flashing's shape, position and condition need checking before deciding on a repair.

### Blocked gutters, downpipes or valleys

A valley is the channel where two roof slopes meet. Leaves and debris in a valley can obstruct runoff, allowing water to back up towards the adjoining roof covering.

Blocked gutters and downpipes can also overflow. Depending on the roof and gutter arrangement, that water may find its way into the eaves or building instead of draining outside.

Clearing the gutters is the first step. But if clean gutters still overflow during heavy rain, cleaning them again is not the answer. Their capacity, fall, outlets and overflow provisions may need assessment by an appropriate specialist.

### Worn screws, washers and rust on metal roofs

Metal roof leaks can start around deteriorated screw washers, loose fixings, corroded sections or poorly performing sheet joints. A metal roof can look tidy from the driveway while these smaller details need attention.

Our metal roof work includes screw replacement and rust treatment. The condition of the metal matters: coating over a hole or badly deteriorated sheet does not make it sound.

## Can wind-driven rain get under roof tiles?

Yes. Wind can push rain towards tile overlaps and roof joints rather than letting it run straight down the roof. Damaged tiles, loose caps and poorly detailed junctions can make that water entry worse.

Sarking is a membrane beneath the roof covering that can provide secondary protection against wind-driven rain. Its presence, condition and drainage path affect what happens to water that gets below the tiles. It does not replace the need for sound tiles and roof details.

If your roof only leaks when the wind comes from one direction, tell us that when you enquire. It is more useful than assuming every ridge cap needs repointing. We repair and repoint tiled roofs, but the weather pattern helps identify which parts deserve closer attention.

## What should I do while the roof is leaking?

Keep people away from electrical hazards and any ceiling that is sagging, bulging or shedding material. Do not climb onto a wet roof, enter a wet roof space or try to fit a tarp during a storm.

If the affected area is safe to approach:

- Move belongings away from the water.
- Catch drips in a container placed on a stable surface, clear of electrical fittings.
- Take photos from a safe position and note when the leak started.
- Keep children and pets out of the affected area.

If water is near lights, switches, power points or appliances, do not touch them. Get advice from a licensed electrician. Do not approach a wet switchboard. Leave a room with a bulging ceiling rather than standing underneath it or trying to puncture it.

Use emergency services if anyone is in immediate danger. For urgent storm assistance, contact your state's SES. An ordinary roof repair enquiry is not a substitute for emergency help.

Our [leaking roof guide](/blog/leaking-roof) covers the wider repair decision. During the storm, your job is to stay safe and record what you can, not find the hole yourself.

## How can I help find the leak without getting on the roof?

Record where and when water appears, together with any gutter overflow you can see safely from shelter or ground level. Do not assume the roof opening is directly above the ceiling stain: water can travel along roof materials or framing before dripping inside.

Copy these notes into your enquiry to us:

| Detail to send | What to record |
|---|---|
| Property and roof | Your suburb; concrete tile, terracotta or metal if known |
| Indoor location | The room, which side of the room and whether the patch is near an external wall |
| Timing | Whether dripping began straight away, during the heaviest rain or after rain had continued for a while |
| Wind | Whether the leak happens with wind from a particular direction; say “unknown” if you aren't sure |
| Drainage | Any visible gutter overflow and where it happened |
| Previous work | Recent tile replacement, solar installation, roof cleaning or other roof work |
| Photos | A wider room photo and a closer photo of the stain, taken only if safe |

This record is useful even if the ceiling is dry by the time we visit. It also separates what you saw from what you suspect. “Water came through beside the bedroom light after the gutter overflowed” gives us more to work with than “the ridge needs fixing”.

Do not spray the roof with a hose to recreate the leak yourself. A controlled water test, if needed, belongs with the person assessing the roof and managing the risks inside.

## Will a repair fix it, or do I need a full roof restoration?

A localised defect may only need a focused repair. A full roof restoration becomes worth considering when the roof is broadly weathered and needs several kinds of work, not simply because a leak appeared in a storm.

| Roof condition | Work to consider |
|---|---|
| An isolated broken tile or damaged fixing, with the surrounding roof sound | Repair the defect and check for other entry points |
| Failed ridge pointing with sound caps and bedding | Repointing, where inspection confirms it is suitable |
| Loose ridge caps or failed bedding | Rebedding and repointing as required |
| Debris obstructing gutters or valleys | Clear the obstruction and assess any continuing overflow |
| Widespread repair needs plus a worn roof surface | Assess whether a full roof restoration is worthwhile |
| Extensive deterioration or structural concerns | Get a broader assessment before paying for cleaning or coating |

Our roof restoration work combines the relevant repairs with cleaning, preparation, sealing and recoating. For tiled roofs, that can include broken tile replacement and ridge work. On metal roofs, it can include rust treatment and screw replacement.

The repairs come before the finish. Painting the roof while leaving the entry point unresolved does not solve the leak.

If the roof has extensive damage, our [roof repair, roof restoration and replacement comparison](/blog/restore-or-replace-roof) explains how to weigh the options. A ceiling stain alone is not enough evidence to choose between them.

## Is R&R right for a roof that only leaks in storms?

We are a suitable starting point if you have a concrete tile, terracotta or Colorbond roof in the Gold Coast, Brisbane, Logan, Tweed Heads or Northern Rivers and need roof repairs assessed. We are owner-operated by Alex Rowe, and our work includes broken tile replacement, ridge rebedding and repointing, metal roof screw replacement and rust treatment.

We can also discuss a full roof restoration if the rest of the roof needs attention. You do not need to decide on that before asking about the leak.

We are not the first call for an electrical hazard, an unsafe ceiling or another immediate emergency. If the problem requires drainage redesign or structural work, that needs the appropriate specialist rather than an assumption that roof painting will fix it.

## Frequently asked questions

### Is a small roof leak during heavy rain serious?

A small drip still means water is getting where it should not. The visible patch does not show how much moisture is in the roof space. Arrange an assessment, and treat nearby electrical fittings or a sagging ceiling as a safety issue.

### Why does the roof stop leaking when the rain stops?

The supply of incoming water has stopped or reduced. That does not mean the roof has repaired itself, and damp materials may remain above the ceiling after the dripping ends.

### Can gutters cause water to leak through the ceiling?

Yes, if backed-up water finds a path into the building. Not every overflowing gutter causes an indoor leak, so both the drainage and the roof above the wet area need checking.

### Does a leak during heavy rain mean I need a new roof?

No. A cracked tile, failed fixing or local ridge defect may be repairable. The overall roof condition, extent of damage and any structural concerns determine whether a repair, roof restoration or replacement makes sense.

### Will repainting the roof stop the leak?

Repainting is not a substitute for repairing broken tiles, failed flashing, loose caps or damaged metal. In our roof restoration work, the relevant repairs come before coating.

### Can I wait until the next storm to see if it happens again?

You do not need another storm to justify an inspection. Keep your photos and notes, then arrange an assessment when access is safe. A dry ceiling on inspection day does not rule out an intermittent leak.

### Is a roof leak caused by heavy rain covered by insurance?

It depends on your policy and what caused the damage. Give your insurer photos and an accurate account of what happened; do not assume that water appearing during a storm proves the storm damaged the roof. Keep repair records and ask the insurer what evidence they need.

## What is the next step?

Ask us for an on-site roof repair quote and include the storm notes above. Use our [roof leak repair enquiry](/services/roof-leak-repairs-gold-coast) to tell us your suburb, roof type and where the water appeared. That gives us a useful starting point for assessing the roof before you decide what work to approve.
