Roof paint lasts near the coast when salt and rust are dealt with before the paint goes on. That means a thorough clean, treated rust, new screws where the old ones have rusted, and repaired tiles and ridge caps. Then comes a primer matched to the surface, and coating only in weather the product allows. After that, sheltered spots get hosed with fresh water: BlueScope says every three months where salt spray is common. At R&R Restorations, we paint tile and Colorbond roofs as the last stage of a [roof painting job that starts with the repairs](/services/roof-painting-gold-coast). We work across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

You can taste the salt on a windy afternoon. Your roof tastes it every day.

It shows up slowly. A white crust under the eaves. An orange ring around the screws on the side facing the water. A finish that leaves chalk on your fingers. From the driveway it still looks like a roof. Up close, it's a roof losing a quiet fight, and a fresh coat of paint over the top only hides the score.

Here's how to win it instead.

## In summary

- **Salt attacks metal, not tiles.** Screws, sheet laps, flashings, valleys and gutters rust first. Concrete and terracotta tiles don't rust, but the metal around them does.
- **"Coastal" has a number.** BlueScope's roofing guidance changes at 200 metres from breaking surf, and at 100 metres from calm water such as canals and protected bays.
- **Paint can't stop rust it covers.** Salt must be washed off, rust treated and rusted screws replaced first. We don't paint a roof we haven't prepared.
- **The weather window is tighter by the sea.** Dulux's roof membrane sheet rules out coating above 85% humidity or within 3°C of the dew point.
- **Our price:** painting is part of a roof restoration. Metal and Colorbond roofs usually run $5,000 to $12,000; tiled roofs $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger one.

## How close to the beach counts as a coastal roof?

For metal roofing, BlueScope draws the line at 200 metres from breaking surf. Closer than that, it recommends its COLORBOND Ultra steel instead of standard COLORBOND steel. Calm salt water counts too: Lysaght, the BlueScope roofing brand, puts the Ultra zone at 0 to 100 metres from calm marine areas.

Here's how those distances line up:

| Your home's closest salt water | Standard COLORBOND steel | COLORBOND Ultra steel |
|---|---|---|
| Breaking surf | More than 200 m away | 100 to 200 m away |
| Calm marine water (canals, protected bays, harbours) | More than 100 m away | 0 to 100 m away |
| Breaking surf closer than 100 m | Get product advice for the site | Get product advice for the site |

Sources: [COLORBOND roofing FAQs](https://colorbond.com/products/roofing) and [Lysaght, When to choose COLORBOND Ultra steel](https://lysaght.com/inspiration/blog/when-choose-colorbond-ultra-steel), both read October 2026.

BlueScope measures from the high water mark, and says prevailing winds and unwashed areas change real performance. Its online [warranty estimator](https://warranties.bluescopesteel.com.au/warranty-estimator-tool) asks for your closest marine source within 5 kilometres: surf, open windy salt water, or calm water such as canals and bays.

On the Gold Coast and Tweed, that catches more homes than people expect. A canal-front house can sit metres from salt water without a wave in sight.

These distances decide which steel to buy for a new roof. Paint can't turn standard steel into Ultra. What the numbers tell you, for an existing roof, is how hard the salt is working and how much care the paint will need.

## What does salt air do to a roof?

Salt speeds up rust on metal, and it does most damage where rain can't rinse it off. BlueScope's TB-4 maintenance bulletin (October 2026) explains why. Dirt in sheltered spots soaks up condensation, the moisture dissolves salts and other pollutants, and that wet film starts corrosion.

So the damage clusters in predictable places:

| Part of the roof | What salt does | Can painting fix it? |
|---|---|---|
| Roof screws | Heads and washers rust, then the sheet around them | No. Rusted screws are replaced before painting |
| Sheet laps and cut edges | Salt and moisture sit in the gap, rust creeps along the edge | Only once the rust is treated and the sheet is sound |
| Flashings and valleys | Metal channels hold leaves and salty water | Only if the metal is sound; holed sections need repair first |
| Sheltered faces, under eaves | No rain to rinse the salt, so it builds up | Yes, after a thorough clean, but they need regular washing after |
| Concrete and terracotta tiles | Tiles don't rust; salt dulls the surface | Concrete tiles, yes. Terracotta often needs no paint at all |

Monier, the tile maker, describes its concrete and terracotta tiles as salt-safe. That's good news for tiled coastal homes, but a tiled roof still has metal flashings and valleys that need checking.

On a metal roof, the earlier rust is treated, the more of the roof you keep. That's the line on our [metal and Colorbond roof restoration page](/services/metal-roof-restoration-gold-coast), and it matters more by the sea, where rust moves faster.

## Is it worth painting a roof near the beach?

Yes, if the roof underneath is sound. A coastal roof with faded colour, surface rust and a few failed screws is a strong candidate. A roof where rust has eaten holes across most of the sheets isn't, because paint can't replace missing steel.

Use this to read your own roof from the ground:

| What you can see | What it usually means | Our honest call |
|---|---|---|
| Faded, chalky colour, no rust | The finish is worn; the roof is fine | Paint it, after a clean |
| Orange spots around screws and laps | Surface rust starting at the fixings | Treat the rust, replace the screws, then paint |
| White crust under eaves and gutters | Salt building up where rain doesn't reach | Wash it off; check the metal underneath |
| Peeling or bubbling old paint | The last coat lost its grip, often over trapped moisture or poor prep | Remove the loose paint, then repaint properly |
| Rust holes or flaking sheets across the roof | The steel itself has failed | A new roof, not paint. We'll tell you |

Rodney Petersen had an old rusty roof. His Google review of 22 April 2024 says Alex "turned my old rusty roof to look brand new."

That's the outcome worth paying for. A roof that looks new and stays sealed, for far less than replacing it.

## How do we paint a coastal roof so the paint lasts?

We clean the roof, fix what's wrong, prime it and finish it with a three-coat colour system. Near the coast, each stage has one extra job: getting salt and rust out of the way so the paint bonds to clean, sound material.

1. **Clean.** Our high-pressure clean takes off the dirt, moss and lichen, and with them the salt film paint can't grip. The method is matched to the roof's material and its condition, and the clean shows every fault that needs fixing.
2. **Repair.** On metal roofs we treat rust and replace failed screws. BlueScope's TB-4 says any fastener showing red rust should be considered for replacement, and replacements should suit the location. On tile roofs we replace broken tiles and rebed and repoint the ridge caps with flexible pointing.
3. **Prime and paint.** The roof is primed and finished with a three-coat colour system in the colour you choose. The preparation depends on the surface: Dulux's metal roof guide sets out different steps for chalked Colorbond, new Zincalume, rust-spotted sheets and previously painted roofs.

The repairs come before the paint, every time. A coating over a rusted screw or a cracked ridge cap only hides the leak for a while.

### Why does the weather matter more on the coast?

Coastal air is often humid, dew can sit on a roof well into the morning, and sea breezes pick up. All three affect a fresh coating. Dulux's datasheet for its Acratex Roof Membrane Satin sets these limits:

- don't apply above 85% relative humidity, or within 3°C of the dew point;
- keep the surface between 10°C and 40°C;
- protect the coating from dew, rain and frost for 48 hours;
- avoid hot, windy conditions.

Other coatings have their own rules, and the product's sheet is the one that counts. We pause coating work when rain comes in, and tell you when the next step can go ahead.

### What should you ask any roof painter near the coast?

Ask how the salt comes off, which screws get replaced, and what primer goes on your surface. If your roof was painted before, ask whether the old paint is sound. Dulux's guide describes a simple cross hatch tape test: cut a small grid into the paint, press tape over it and pull. If paint comes away, it has to come off before new paint goes on.

## What is the best roof paint for a coastal home?

The best roof paint for a coastal home is a complete system from one maker: primer and topcoats matched to your roof's surface, applied to that maker's instructions. No single tin is "the coastal paint". A premium coating over a salty, rusty roof fails just as fast as a cheap one.

What to look for on the product sheet:

- **Salt resistance stated in writing.** Dulux's Roof Membrane Satin sheet rates salt resistance "excellent".
- **The right preparation for your surface.** Dulux's guide treats chalked Colorbond, new Zincalume, rust-spotted steel and old paint differently, and concrete tiles need their own sealer.
- **Drinking water suitability,** if your roof feeds a tank. That Dulux membrane is listed as suitable for collecting drinking water.
- **A colour you'll still like.** You choose the colour; it goes on over a clean, primed surface.

Whichever coating goes on, the downpipes to your tank come off first. Dulux says to leave them disconnected for at least two significant rains after coating, or wash the roof after three weeks of curing.

## How long does roof paint last near the sea?

There's no fixed number of years for a coastal roof. Paint life depends on the preparation, the coating system, how exposed the roof is, and how well it's looked after. A sheltered canal home and a beachfront home facing the surf won't age the same way, even with the same paint.

Two things stretch it furthest: the prep we've covered, and regular rinsing. Our guide to [how long roof paint lasts](/blog/how-long-does-roof-paint-last) sets out what the paint makers themselves say.

## How do you look after a painted roof by the sea?

Rinse the sheltered parts with fresh water often, keep leaves out of gutters and valleys, and check the screws for rust. Rain cleans the open roof for you. It doesn't reach the eaves, the underside of gutters or a face shaded by a higher wall.

| When | What to do | Source |
|---|---|---|
| Straight after painting | Leave tank downpipes off for two significant rains, or wash the roof after three weeks of curing | DuluxTRADE metal roof guide |
| Every 3 months | Hose sheltered steel (eaves, fascia, gutter undersides) where marine salt spray is common | BlueScope TB-4, October 2026 |
| Every 6 months, at least | The same wash for homes further from the salt | BlueScope TB-4 |
| At least every 12 months | Wash a Dulux Acratex membrane roof, more often near the coast | Dulux roofing care guide, 2024 |
| After storms | Check from the ground for lifted sheets, rust stains and blocked gutters | General good practice |

Use a garden hose and fresh water, or a mild soap and a soft brush for stubborn dirt. BlueScope's TB-4 rules out abrasive cleaners, solvents and hard, mineral-rich bore water on its coated steel. Our guide on [how to clean a Colorbond roof](/blog/how-to-clean-a-colorbond-roof) covers the method. Stay off the roof itself; wet, salty metal is slippery.

## How much does roof painting cost on a coastal home?

Roof painting is quoted as part of a roof restoration, because the prep is what makes the paint last. These are our published ranges:

| Job | Our published guide |
|---|---|
| Metal or Colorbond roof restoration, painted | $5,000 to $12,000 |
| Tiled roof restoration, medium home | $6,500 to $9,500 |
| Tiled roof restoration, larger roof | $9,000 to $13,000 |
| Roof cleaning on its own | $500 to $1,200 |
| Focused repair, such as failed screws | $350 to $1,500 |

On a coastal metal roof, the main thing that moves the price is how much rust treatment, screw replacement and flashing repair the roof needs. Size, pitch, height and access matter too. The quote is itemised, so you can compare it line by line. Our [roof painting cost guide](/blog/roof-painting-cost) breaks the figures down per square metre.

## Is R&R Restorations right for you?

We're the right call if you live near the water and want your roof painted once, properly. It should look new and keep the salt and the rain out. We're owner-operated by Alex Rowe, we hold QBCC Licence No. 15404087, and we're rated 5.0 from 10 Google reviews.

**We're a good fit if:**

- your roof is concrete tile, terracotta or Colorbond metal, on the Gold Coast, the Tweed or the Northern Rivers, or in Brisbane and Logan;
- you're seeing rust at the screws, salt under the eaves or a chalky, faded finish, and want it fixed before it spreads;
- you want the repairs done before the paint, with each item listed in the quote;
- you're getting several quotes and want one you can compare line by line.

**We're not the right fit if:**

- you want a quick spray over the top without the cleaning and repairs. Every roof we paint is cleaned and repaired first;
- rust has holed the sheets across most of the roof. Then a new roof is the honest option, and we'll say so at the assessment;
- you're building new near the surf and need to choose the right steel grade. That's a decision for new sheets, not paint;
- your home is outside our service areas.

Julie's Google review of 20 October 2026 sums up what a properly prepared roof feels like: "the whole roof is completely watertight."

Pick R&R Restorations if you want a coastal roof that looks new and stays sealed against salt and rain, so you get years more from the roof you've already got.

## Frequently asked questions

### Can you paint a rusty roof near the coast?

Yes, if the rust is on the surface and the sheets are still sound. The rust is treated and rusted screws are replaced first, then the roof is primed and painted. Paint over untreated rust fails, because the rust keeps spreading underneath.

### Does salt air damage roof tiles?

Not the tiles themselves. Concrete and terracotta tiles don't rust, and Monier describes its tiles as salt-safe. The metal on a tiled roof, such as valleys and flashings, still corrodes and needs checking.

### How often should I wash my roof if I live near the beach?

Hose sheltered areas such as eaves, fascia and gutter undersides every three months where salt spray is common, BlueScope's TB-4 says, and at least every six months elsewhere. Rain normally rinses the open roof.

### Should I choose COLORBOND Ultra if I live on the coast?

For new sheets, BlueScope recommends Ultra 100 to 200 metres from breaking surf, and Lysaght puts it at 0 to 100 metres from calm marine water. Painting an existing roof doesn't change its steel grade.

### What time of year is best to paint a coastal roof?

Any stretch of dry, settled weather that suits the coating. Humidity, morning dew and wind matter as much as rain: Dulux's roof membrane can't go on above 85% humidity or within 3°C of the dew point.

### Can I paint my coastal roof myself?

You can buy roof paint, but most early failures come from prep: salt left on, rust painted over, the wrong primer. Working on a wet, salty roof is also dangerous. If you're unsure the roof is sound, get it assessed first.

### Do you paint roofs on canal and beachfront homes?

Yes. We paint tile and metal roofs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers, wherever the home sits. Tell us how close you are to the water when you enquire, so we know what to look for.
