# Roof tile paint and colours: choosing the right finish (2026)

> Choose roof tile paint and colours with the right primer, sheen and heat performance. Our guide explains what to check before a Gold Coast roof recoat.

Choose roof tile paint as a complete system: a primer matched to the tile and its condition, followed by a compatible roof coating. Then choose the colour and sheen. Sound concrete tiles can usually be recoated; terracotta needs a separate assessment. For a cooler roof surface, compare the coating's solar absorptance, not just its colour name.

At R&R Restorations, our [roof painting on the Gold Coast and in Brisbane](/services/roof-painting-gold-coast) starts with cleaning and repairs. You choose the colour once we know the roof is suitable for it.

## In summary

- Choose the coating system for the existing tile, not just a familiar brand or an attractive swatch.
- Compare actual paint samples with your bricks, gutters and fascia outdoors. Colour and sheen are separate choices.
- Lower solar absorptance means less solar energy absorbed. A dark heat-reflective paint can still absorb more than a pale standard coating.
- Keep repairs and preparation in the quote. Paint cannot replace broken tiles or fix failed ridge joints.
- Our quotes set out the repairs, preparation and finish, so you can see what changes the appearance and what fixes the roof.

## What type of paint should you use on roof tiles?

Use a roof coating specified for your tile material and the surface it will cover. Acrylic roof membranes are common, but no single primer suits every concrete or terracotta roof.

A **coating system** is the combination of preparation products, primer or sealer, and finishing coats specified to work together. A **roof membrane** is the coating applied over the prepared roof surface; the name does not mean it can repair a broken tile.

Concrete tiles with a powdery surface need different treatment from sound tiles with some original colour remaining. An old painted roof adds another question: will the new paint be stuck to a sound coating, or to something already peeling away?

[Dulux's roof application guide](https://www.duluxtrade.com.au/technical-advice/application/roof-application-guides/roof-coating-system-for-concrete-and-terracotta-tiles/), checked on 28 October 2026, makes these distinctions:

| Existing roof surface | Example from the Dulux system | What the choice tells you |
|---|---|---|
| Powdery or previously painted concrete tiles | Roof Sealer SB | Surface condition and the remaining paint need checking before recoating. |
| Non-powdery concrete tiles in good condition, with some colour remaining | Roof Sealer WB | A water-based sealer is specified for this condition. |
| Pitted concrete tiles with no colour left | Roof Primer Surfacer | The weathered surface needs a different preparation product. |
| Uncoated, sound, weathered glazed or unglazed terracotta | Roof Primer Terracotta | Terracotta needs a system designed for that surface, not the concrete-tile primer by default. |

These are manufacturer examples, not a statement that we use those products on every R&R job. Ask which primer and finish your quote covers, and why they suit your roof.

Terracotta also needs a decision about whether to paint at all. [Monier's FAQ](https://www.monier.com.au/faqs/), checked on 28 October 2026, advises against painting terracotta and notes that painted unglazed tiles need ongoing recoating. Dulux permits its specialist system on certain sound, weathered tiles, but excludes aged or crumbling terracotta.

Our [guide to terracotta roof restoration](/blog/terracotta-roof-restoration) explains that distinction. Cleaning and repairs may be enough to keep the original finish.

## How do you choose roof tile colours that suit your home?

Start with the parts of the house you are keeping: bricks, render, gutters, fascia and window frames. Shortlist roof colours against those surfaces, then check the heat-performance data for the actual coating.

A colour chart is a starting point. A small square on your phone cannot show how a broad, sloping roof will look in sun and shade. Ask to see a physical sample of the proposed product and finish before settling on the colour.

| Colour direction | What to compare it with | What to check before choosing |
|---|---|---|
| Pale grey, off-white or a light neutral | White or light render, window frames and existing gutters | Whether the undertone looks right beside the house, and the coating's solar absorptance |
| Mid-grey or a muted earthy colour | Brickwork, stone, landscaping and fascia | Whether the sample reads blue, green, brown or neutral outdoors |
| Charcoal, dark grey or black | The contrast with walls and trim | Solar absorptance of the exact product, including any heat-reflective alternative |
| Red, brown or terracotta tones | Warm brick, cream trim and the roof's existing character | Whether you want to keep the original look, and whether the tiles need painting at all |

These are ways to narrow the choice, not rules about which house must have which colour. With our roof painting service, the colour is your choice; the coating still has to suit the roof.

Before you confirm it:

- Look at the sample beside the actual exterior finishes, not a photograph of them.
- View it in direct daylight and shade, and from the street rather than only close up.
- Check whether gutters and fascia will stay their present colour. Do not assume they are included in a roof-painting quote.
- Check any body corporate or estate requirements that apply to your property.
- Record the coating manufacturer, product, colour name or code, and sheen together.

“Grey roof paint” leaves too much open. The written selection should identify the finish you have chosen.

## Does a lighter roof tile colour keep the house cooler?

A coating with lower solar absorptance takes in less solar energy and can help keep the roof space and house cooler on a hot day. Lighter colours generally have lower absorptance, but the formulation matters too.

**Solar absorptance**, often shortened to SA, is the share of incoming solar energy a surface absorbs. **Total solar reflectance**, or TSR, is the share it reflects. These figures describe the roof surface, not a percentage reduction in your electricity bill.

The [NSW Planning Portal's roof-colour guidance](https://www.planningportal.nsw.gov.au/basix-thermal-comfort/design-principles/solar-absorptance), updated on 25 February 2026, explains why lower-SA roofs stay cooler. It also notes that special surface technology can reduce absorptance for a given colour.

Here is a useful comparison from the [Dulux Acratex roofing colour range](https://www.dulux.com.au/projects/roofing/acratex-roofing-colour-range/), checked on 28 October 2026:

| Published Acratex coating colour/version | Solar energy absorbed (SA) | Solar energy reflected (TSR) |
|---|---|---|
| Surfmist | 36% | 64% |
| Monument, standard version | 91% | 9% |
| Monument with InfraCOOL technology | 75% | 25% |

The heat-reflective Monument absorbs less than standard Monument in this range, but still more than the pale Surfmist coating. That is why “heat-reflective” and “light-coloured” are not interchangeable descriptions.

These are **Dulux roof-coating figures**, not the figures for factory-finished Colorbond steel in colours with the same names. They also do not establish what product we will quote for your roof.

For a Gold Coast or Brisbane recoat, bring your preferred colour to the assessment and ask for the proposed coating's data. Roof colour can help with summer heat, but insulation and the rest of the home's design still matter. A paint chart cannot tell you exactly how much cooler your rooms will be.

## Is satin or gloss better for roof tiles?

Satin gives a lower-sheen appearance; gloss gives a shinier finish. Neither is automatically the better roof coating: choose between compatible products, then compare their appearance and specifications.

Dulux's tile application guide offers satin and gloss roof membranes. Its current residential colour guide also says that colours marked as available with InfraCOOL technology can be ordered with that technology **in gloss only**. This is a product-specific restriction, not a rule for every heat-reflective paint.

| Finish choice | What you are choosing | What to verify |
|---|---|---|
| Satin | A less shiny appearance than gloss | Availability in the compatible system and your selected colour |
| Gloss | A shinier appearance | Whether you like the finish on a tile profile, viewed outdoors |
| Heat-reflective version | A different formulation intended to reduce solar absorption | Exact colour data, available sheen and suitability for the roof |

Do not use shininess as a shortcut for heat performance. The Planning Portal notes that lower solar absorptance does not necessarily mean more visible glare.

For our quote, agree the colour and finish together. If you change either later, check whether the product choice changes too.

## Why does preparation matter more than the paint brand?

New roof paint can only hold as well as the surface beneath it. Loose coating, dirt and surface growth can prevent a sound bond; broken tiles and failed ridge joints remain defects regardless of the colour over them.

Our published roof-painting scope includes high-pressure cleaning, with the method matched to the roof material and condition. We replace broken tiles and repair ridge bedding and pointing where needed before priming and recoating.

That repair work is visible in our customer feedback. Julie wrote in her Google review dated 20 October 2026:

> “They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps.”

For a previously painted roof, the old coating's adhesion needs checking. Adhesion means how firmly the paint sticks. Dulux's guide requires unsound paint to be removed rather than buried under new coats.

Our published service specifies priming and a **three-coat colour system**. When comparing quotes, have the primer and finishing coats listed separately, rather than assuming every contractor means the same thing by a coat count. Coverage, coating thickness and drying conditions must also follow the selected product's instructions.

Our [guide to repainting roof tiles](/blog/repaint-roof-tiles) covers the full preparation sequence. You do not need to climb onto the roof to start: photos taken safely from the ground are enough for an initial enquiry.

## What should your roof tile paint quote specify?

A useful roof-painting quote names the repairs, preparation and finish, not just a colour and a total. Our itemised quotes separate the work needed beneath the paint from the finished appearance.

Use this checklist when comparing our quote with another:

| Detail to record | Question it should answer |
|---|---|
| Roof material and condition | Is this concrete, terracotta or a previously coated surface, and is it suitable for repainting? |
| Cleaning and old-paint preparation | What is being removed or treated before the new system goes on? |
| Repairs | Which broken tiles, ridge bedding or pointing need attention? |
| Primer or sealer | What product suits this particular surface? |
| Finishing coats | Which product is proposed, and how are primer and colour coats counted? |
| Colour and sheen | What exact name or code and finish have you chosen? |
| Heat-performance claim, if any | Is there an SA or TSR value for this exact coating and colour? |
| Inclusions and exclusions | Are gutters, fascia or other areas included, or is the work limited to the roof? |

Tell us about a connected rainwater tank before the scope is agreed. The coating manufacturer's collection and reconnection instructions need to be considered before cleaning or painting starts.

## Is R&R Restorations right for your roof?

We are a good fit if you want a tired tiled roof assessed, repaired where needed and recoated in a colour you choose. We are owner-operated by Alex Rowe and work across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

We check the roof material, condition, pitch and access, then set out the work in an itemised quote. If the roof needs only cleaning and fresh colour, the quote reflects that. If it needs repairs first, those are listed too.

Our approach will not suit a request to paint over unresolved defects. And repainting is not the answer to widespread structural damage or tiles too deteriorated to keep. We will tell you when replacement makes more sense. On terracotta, keeping a sound original finish may be the better choice.

## Frequently asked questions

### Can I paint my roof tiles black?

Yes, if the tiles and proposed coating system are suitable. Compare the black or dark coating's solar absorptance before deciding. A heat-reflective dark finish may absorb less energy than its standard equivalent without performing like a pale coating.

### Can concrete tiles be painted a different colour?

Yes. A suitable coating system can change the colour of sound concrete tiles. Our roof-painting service includes your colour choice over a cleaned, repaired and primed surface.

### Is terracotta-coloured paint only for terracotta tiles?

No. Terracotta can be a paint colour as well as a tile material. The product specification determines which surface it suits; the colour name does not.

### Can I use ordinary exterior paint on roof tiles?

Do not assume an exterior wall paint is suitable. Use a product whose current specification lists the roof tile surface and follow its complete preparation and coating system.

### How much does it cost to paint a tiled roof?

Our published guide for a full tiled roof restoration is about **$6,500 to $9,500 for a medium home**, or **$9,000 to $13,000 for a larger roof**, checked on 28 October 2026. These are indicative roof restoration ranges, not paint-only prices. Our [roof painting cost guide](/blog/roof-painting-cost) explains the difference in scope.

### Does roof tile paint stop leaks?

Paint is not a substitute for fixing the cause of a leak. Broken tiles, failed ridge joints and damaged flashing need assessment and repairs before a new finish goes on.

### Can I choose the colour from an online chart?

Use an online chart to make a shortlist, then check a physical sample of the proposed finish beside your home's exterior. Keep the product, colour and sheen together in the written selection.

## Ready to choose a finish for your roof?

Start with an assessment of the tiles you have. [Request a roof assessment and quote](/contact) with your suburb, roof type if known, any leaks or peeling paint, and the colour you have in mind. We will set out the preparation and repairs needed before that colour goes on.
