Terracotta roof restoration usually centres on cleaning the tiles, replacing damaged ones and repairing the ridge capping. **Painting is not an automatic part of the job.** Terracotta gets its colour during firing, and a sound original finish may be worth keeping. Glazed tiles also need a different coating assessment from concrete tiles.

At R&R Restorations, we assess whether your terracotta roof needs a coating at all. Our [tile roof restoration service](/services/tile-roof-restoration-gold-coast) covers the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers, with the repairs and finish set out in an itemised quote.

## In summary

- A dirty terracotta roof does not automatically need painting or replacement.
- Sound tiles can stay while broken tiles and failed ridge joints are repaired.
- Some sound, weathered terracotta tiles can accept a specialist coating system, but that does not make coating necessary or suitable for every roof.
- Our published tiled-roof ranges are $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof. These are general roof restoration guides, not a fixed price for terracotta cleaning and repairs.

## How is terracotta roof restoration different from concrete tile work?

Terracotta is fired clay; concrete tiles are made from a cement-based mixture. Terracotta's colour is baked in, while the decorative surface colour on concrete tiles can weather. That changes the reason for recoating, even though both roofs can need broken tiles replaced and ridge joints repaired.

[Monier's roof tile guidance](https://www.monier.com.au/faqs/) explains that faded concrete tile colour does not, by itself, mean the tile has lost its weatherproofing. Its terracotta guidance says the fired colour does not fade. Dirt and surface growth can still hide the original appearance.

| Roof surface | What changes for roof restoration? |
|---|---|
| Concrete tile | Cleaning and repairs come first. Recoating can refresh the appearance, but paint is not a substitute for fixing leaks. |
| Glazed terracotta | The original fired surface finish needs assessment before a coating is considered. Keeping sound tiles unpainted may be the right choice. |
| Unglazed terracotta | The absence of glaze does not make any roof paint suitable. Tile condition, preparation and the proposed coating system still matter. |
| Previously painted terracotta | The existing paint adds another question: is it firmly attached, or does failed coating need removing before further work? |

Our terracotta assessment separates the repairs your roof needs from any change you want to its appearance. You should know which part of the quote fixes a fault and which part changes the finish.

## Can glazed terracotta roof tiles be painted?

Some sound, weathered glazed terracotta tiles can be coated with a system the coating manufacturer specifies for that surface. But a blanket promise that every terracotta roof can be painted is wrong, and so is the blanket claim that no glazed terracotta tile can ever accept a coating.

There is a useful distinction in the manufacturers' advice, checked on 27 October 2026:

- **Monier does not recommend painting terracotta tiles.** Its FAQ says unglazed tiles can be painted, but will then need ongoing recoating.
- **Dulux specifies a terracotta coating system for certain roofs.** Its [roof coating application guide](https://www.duluxtrade.com.au/technical-advice/application/roof-application-guides/roof-coating-system-for-concrete-and-terracotta-tiles/) identifies uncoated, sound, weathered glazed or unglazed terracotta as eligible for its terracotta primer and specified roof membrane. It excludes aged or crumbling tiles from that system.

These answer different questions: whether painting is recommended for a tile, and whether a particular coating system can adhere to a suitable surface. Your tile manufacturer's advice and the proposed product specification both need checking.

For our roof restoration quotes, coating is discussed at the assessment. The Dulux example explains why the answer is roof-specific; it is not a promise that we will use that product on your roof. If you want to retain the original terracotta colour, tell us before the scope is written.

## What does a terracotta roof restoration include?

A terracotta roof restoration should address the condition of the whole roof, while keeping sound tiles wherever practical. Our published tile service includes cleaning, damaged-tile replacement, rebedding where needed and flexible ridge repointing; the coating decision comes from the assessment.

The work to agree is:

1. **Assess the roof and access.** We check the material, condition, pitch and access before quoting. A ceiling stain also needs its cause identified: a cracked tile, failed ridge joint, blocked valley or damaged flashing requires a different repair.
2. **Replace damaged tiles.** Broken or cracked tiles need attention before the roof can be considered sound. If the roof will remain unpainted, ask how replacement tiles will fit and how closely their colour will match. A similar colour alone does not establish that a tile fits correctly.
3. **Clean the roof and repair the ridge joints.** Cleaning removes the dirt and growth that hide the surface. Failed ridge bedding and pointing are repaired as required, rather than covered with paint.
4. **Agree the finish.** This may mean keeping the cleaned original finish. If a coating is proposed, the quote should identify it and explain why it suits the tiles.

Our quote lists the areas, repairs, preparation and finish included, along with exclusions and possible changes. Mention existing paint, solar panels and a connected rainwater tank when you enquire, so they can be considered before work starts.

## Does terracotta ridge capping need rebedding or repointing?

Terracotta ridge caps need rebedding when the mortar supporting them has failed; repointing renews the outer joint finish. A roof can have sound terracotta tiles but still leak around loose caps or damaged joints.

**Ridge capping** covers the joins along the roof's peaks and hips. **Bedding** is the mortar supporting the caps. **Pointing** is the outer layer that seals and finishes those joints.

| Condition found | Work to discuss |
|---|---|
| Bedding is sound, but the pointing has cracked or loosened | Renew the pointing with a suitable flexible compound. |
| Caps are loose or displaced and the bedding has failed | Lift and reset the affected caps on fresh bedding, then repoint. |
| A ridge cap itself is cracked or broken | Replace the damaged cap and repair its bedding and pointing as needed. |

Our [ridge capping repointing service](/services/repointing-gold-coast) includes rebedding where the bedding has failed, followed by flexible pointing. When comparing quotes, check which sections need rebedding and which need repointing only. A fresh line of pointing should not hide a failed bed underneath.

## Does moss mean the terracotta tiles are failing?

Moss or lichen alone does not prove that a terracotta roof needs replacement. Monier's FAQ says these growths do not affect the durability of its tiles, while its maintenance guidance identifies blocked gutters, downpipes and valleys as common leak sources.

That is why we assess the roof rather than judge it by its colour. A dark, dirty roof may mainly need cleaning; a cleaner-looking roof can still have cracked tiles or failed ridge joints.

Cleaning method matters, too. [Monier's cleaning and maintenance advice](https://www.monier.com.au/roof-cleaning-and-maintenance/) strongly advises against pressure washers on its tiles because of potential damage, and the Dulux coating guide gives its own cleaning requirements. So we match the cleaning method to the roof material and its condition, and the quote names it. **The method needs to suit the actual tiles and the agreed work, not a generic package.**

Do not climb onto the roof to test the glaze or clean a patch yourself. Glazed tiles can be slippery and terracotta can break under foot. Ground-level photos and a description of any leaks are a useful starting point for our assessment.

## How much does terracotta roof restoration cost?

Our published tiled-roof guide is $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof. Terracotta roof restoration needs an individual quote because cleaning and ridge repairs without coating are a different scope from a full coated tiled-roof job.

| Work | Published indicative range | How to use it for terracotta |
|---|---|---|
| Tiled roof restoration, medium home | $6,500 to $9,500 | A general full-job guide, not a terracotta-only package price. |
| Tiled roof restoration, larger roof | $9,000 to $13,000 | More roof area and repair work can raise the total. |
| Ridge repointing on its own | $25 to $30 per lineal metre; roughly $1,750 to $3,500 on an average roof | Relevant when the ridge joints need work but the rest of the roof is sound. Confirm any rebedding separately. |

Source: our [roof restoration cost guide](/blog/roof-restoration-cost) and published tile service, checked 27 October 2026. These are indicative Australian-dollar market ranges. We confirm your price after assessing the roof.

Roof size, height, pitch and access affect the price. So do the number of damaged tiles, the ridge work required and any existing coating that needs attention. These published ranges do not give a separate price for terracotta cleaning and repairs without coating. Subtracting an assumed paint allowance from the full-job range would give you a misleading estimate.

### What should you check on a terracotta quote?

Use this list when comparing our quote with another:

- Does it identify glazed, unglazed or previously painted terracotta?
- Does it explain the cleaning method and any rainwater-tank precautions?
- How many replacement tiles are allowed for, and what happens if more are needed?
- Which ridge sections are being rebedded, and which are only being repointed?
- Is coating included, excluded or still subject to checking the tile and product requirements?
- If the original finish stays, what colour variation should you expect from replacement tiles?
- Are safe access, exclusions and the process for approving extra work clear?

A quote for cleaning and ridge repairs should not be compared with a coated roof restoration package on the total alone. Compare the work first.

## When is roof replacement better than terracotta roof restoration?

Roof replacement deserves consideration when the tiles are deteriorating across much of the roof or the supporting battens and structure have failed. Roof restoration cannot make crumbling clay or rotten structural timber sound by applying a coating.

The reverse matters as well: a leak in one place does not establish that the whole roof needs replacing. Monier lists local faults such as displaced tiles, damaged flashings and blocked drainage channels among common leak causes.

We check whether focused repairs, roof restoration or replacement is the sensible option before quoting. Our [guide to roof restoration versus roof replacement](/blog/restore-or-replace-roof) explains that wider decision. For terracotta, the condition of the tiles underneath the dirt matters more than how old-fashioned the roof looks.

## Is R&R Restorations right for your terracotta roof?

We are a good fit if you want your existing terracotta roof assessed for repairs or roof restoration across the Gold Coast, Brisbane, Logan, Tweed Heads or Northern Rivers. We are owner-operated by Alex Rowe, and our published scope includes broken-tile replacement, ridge rebedding and repointing, with an itemised quote and a roof-specific coating discussion.

We are not the right choice if you want a firm price or a promise to paint glazed tiles without an assessment. A full roof restoration is also the wrong purchase if a focused repair will solve the problem. If the underlying roof is beyond roof restoration, we will say so rather than quote a surface finish as the answer.

## Frequently asked questions

### How long does a terracotta roof restoration last?

There is no single reliable lifespan for the whole job. The remaining condition of the tiles, ridge repairs, drainage and any coating all matter. Our assessment and agreed scope are a better guide than treating the lifespan of a clay tile as the lifespan of every repaired joint.

### Can I keep the original terracotta colour?

Yes, if the tiles are suitable to remain uncoated. Our terracotta work often centres on cleaning, replacing broken tiles and rebuilding ridge joints. Discuss replacement-tile colour variation before work starts.

### Can I pressure wash terracotta roof tiles myself?

We do not recommend it. Monier warns about tile damage from pressure washers and the risks of accessing a tiled roof. Have the cleaning method assessed for your particular tiles rather than choosing a pressure setting from a general online guide.

### Will sealing terracotta stop a roof leak?

A sealer is not a substitute for finding and repairing the leak. Broken tiles, damaged ridge joints, flashings and blocked drainage need their own attention. Our roof restoration scope puts repairs before any proposed finish.

### Can individual terracotta tiles be replaced?

Yes. A damaged tile can be replaced without automatically replacing the entire roof. The replacement needs to suit the existing tile profile; if the roof stays unpainted, discuss the visible colour match as well.

### How long does the work take?

Our tile service describes most roof restorations as taking a few working days, depending on size, condition and weather. We agree timing after the scope is clear; extensive repairs or coating preparation can change the schedule.

## How do you find out what your terracotta roof needs?

Start with an assessment, not a paint colour. Through our [roof restoration service](/services/roof-restoration-gold-coast), send us your suburb, what you have noticed and any photos taken safely from the ground. We will assess whether your roof needs focused repairs or a fuller roof restoration, and whether the original terracotta finish should stay.
