Roof restoration advice: understand your roof before you decide.
Practical guidance on roof condition, roof restoration, repairs, ridge repointing and the questions worth asking about a quote.

How to tell when your roof needs roof restoration
Missing or cracked tiles, a gritty surface that sheds colour, and ridge joints that have crumbled are the signs most homeowners notice first. Learn what each one means, and when an isolated fault only needs a focused repair instead.

Roof restoration or roof repair: choosing the right scope
A repair addresses a defined problem; a roof restoration treats a roof that is worth keeping. Comparing the cause, the spread of the deterioration and the condition of the ridge joints shows which scope your roof actually needs.

What goes into a roof restoration quote
A quote you can compare names the roof areas, the preparation, the repairs and the finish proposed. This guide explains the inclusions and exclusions to ask about before you accept any price.

Why ridge repointing matters more than it looks
Ridge caps sit along the peaks of the roof, and the pointing around them takes the weather first. When that pointing fails, water reaches the roof cavity no matter how good the coating on the surface looks.

Roof cleaning before a roof restoration
Dirt, moss and surface growth hold moisture and hide the faults an assessment needs to find. Cleaning is preparation as much as presentation, and the method has to suit the roof material and its condition.

Preparing your property for roof work
Access, parking, outdoor furniture and nearby vehicles all shape how the work is carried out. A short conversation before the first day keeps the schedule on track and the property safe while the roof is being restored.
Roof restoration questions, answered
The questions we hear most about roof restoration, repairs and quotes.
Can my roof be restored?
Most concrete tile, terracotta and metal roofs can be restored if the structure underneath is sound. We check the battens, tiles and sheets, then tell you straight whether focused repairs, a full roof restoration or a replacement is the right call.
What is included in a roof restoration?
Our roof restorations bring the work into one scope: we assess the roof, clean and prepare the surface, complete the repairs we find, then apply a finish suited to the roof material. Every step is listed in our quote, so you can compare it line by line.
What preparation is involved?
It depends on the surface and the agreed scope. Our quote lists the cleaning, repairs and coating preparation included, because the finish only performs if the work underneath it is right.
How long does a roof restoration take?
It depends on the size and condition of the roof, the repairs needed and the weather. Once the scope is confirmed, we give you the expected sequence for your roof.
Will I need to prepare my property?
We talk you through access, vehicles, outdoor items and anything specific to your site before work starts. Parking and access affect how we carry out the work.
What happens if it rains during the work?
Coating and surface preparation need suitable weather. If rain comes in, we pause and tell you when the next step can go ahead.
Do you work on two-storey homes?
Yes. Two-storey and steep roofs need extra safety equipment and setup, and we include that in your quote so there are no surprises.
What affects the price?
Size, pitch, material, roof condition and access all shape the work and the quote. Two roofs of a similar size can need very different work once we've assessed them.
What happens after I enquire?
We review your details and contact you to talk about your roof. If we need to visit, we arrange a time with you, and your quote follows the assessment.
Do you repair roofs as well as restore them?
Yes. A broken tile, a failed ridge joint or a metal-roof fault may only need a focused repair. If the roof needs attention across several areas, we'll talk you through a roof restoration instead.
How do I know whether to repair or restore my roof?
Start with the cause and the condition rather than the appearance. An isolated fault can be repaired; deterioration across the surface, or ridge joints that have failed, usually points to a roof restoration.
Do you replace broken tiles and repoint ridge caps?
Yes. Replacing damaged tiles and repointing ridge caps is part of our roof restoration and repair work. We identify them during the assessment and list them in the scope, so you can see exactly what's included.
Is roof painting part of a roof restoration?
Yes. Roof painting is the final coat of a roof restoration. On its own, paint only hides faults for a season. On a roof that has been cleaned, repaired and primed, the coating seals the surface and brings back the colour.
What warranty and product terms apply?
We set out the warranty and product terms for your roof and finish in our quote, so you can compare them with any other quote you hold.
How much does a roof restoration cost?
Most tiled roof restorations cost about $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof. Metal and Colorbond roof restorations usually sit between $5,000 and $12,000. Your exact price follows a look at your roof's size, pitch and condition.
Is a roof restoration worth it?
Yes, if the roof structure is sound. A roof restoration stops leaks, brings back the colour and adds years to a tile or metal roof for far less than re-roofing. If the battens are rotten or most tiles are cracked, we'll tell you a replacement is the better spend.
Is roof restoration covered by insurance?
Usually not. Home insurance generally covers sudden damage, such as a storm cracking tiles, but not the wear and tear a roof restoration fixes. If a storm has damaged your roof, check your policy, and we can quote the repair.
Are you licensed and insured?
Yes, we're licensed and insured. Our licence is QBCC Licence No. 15404087, and we give you our insurance details with your quote.
Which areas do you cover?
We work across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. Send us your suburb and we'll confirm we cover your property.
