How much does a roof restoration cost on the Gold Coast and in Brisbane? (2026)

A roof restoration on the Gold Coast or in Brisbane typically costs $6,500 to $9,500 for a medium tiled home and $9,000 to $13,000 for a larger tiled roof. Metal and Colorbond roofs usually cost $5,000 to $12,000. Smaller roofs come in lower, and steep, two-storey or badly weathered roofs cost more. That price is for the full job: a high-pressure clean, broken tiles replaced, ridge caps rebedded and repointed, rust treated and failed screws replaced, then the roof sealed and recoated.
These are the 2026 ranges we publish for roof restoration across the Gold Coast, Brisbane and the Tweed. Your exact price comes in an itemised quote once we've looked at your roof's size, pitch and condition.
In summary
- Tiled roof: about $6,500 to $9,500 for a medium home, and $9,000 to $13,000 for a larger roof.
- Metal or Colorbond roof: about $5,000 to $12,000. Rust and failed screws decide where you land.
- Per m²: headline national rates are $17 to $38 per m² (hipages), but a fully itemised job, with the ridge line, broken tiles and safety set-up counted, works out nearer $25 to $50 per m² (Yakka Labour).
- You may only need a repair: a focused repair is commonly $350 to $1,500, and ridge repointing on its own about $1,750 to $3,500.
- In Queensland, deposits are capped: a contractor can ask for no more than 10% up front on work worth $3,301 to $19,999, which covers every roof restoration price in this guide (QBCC).
What does a roof restoration cost in 2026?
In 2026, a full roof restoration on the Gold Coast, in Brisbane and Logan, or in the Tweed and Northern Rivers typically costs $5,000 to $13,000. The roof's material, size and pitch, and how much repair it needs before the coating goes on, decide where yours lands. Here is what each job costs and what it covers.
| Job | Typical 2026 price | What it covers |
|---|---|---|
| Tiled roof restoration, medium home | $6,500 – $9,500 | Clean, broken tiles replaced, ridge caps rebedded and repointed, sealed and recoated |
| Tiled roof restoration, larger roof | $9,000 – $13,000 | The same work across a bigger roof |
| Metal or Colorbond roof restoration | $5,000 – $12,000 | Clean, rust treated, failed screws replaced, sealed and recoated |
| Ridge cap repointing on its own | $25 – $30 per lineal metre, about $1,750 – $3,500 on an average roof | New flexible pointing on the ridge caps, when the ridge joints have failed but the rest of the roof is sound |
| High-pressure roof cleaning | $500 – $1,200 | Moss, lichen and grime removed, so every fault can be seen |
| Focused roof repair | $350 – $1,500 | A few damaged tiles replaced, or a ridge cap reseated |
| Wider roof repairs | $1,500 – $6,000 | A fault that has spread across an area, or a roof that's hard to reach |
| New roof, for comparison | About $25,000 – $45,000 for most family homes | The old roof comes off and a new one goes on; more for steep or two-storey roofs |

Why do national price guides start so much lower?
National guides start lower because "roof restoration" covers very different jobs. Canstar's 2026 guide puts a full roof restoration on an average Australian house at anywhere from around $2,500 to $20,000 and beyond, and says the term can mean "anything from a deep clean to a new coat of paint" through to repairing and replacing damaged tiles or sheets. hipages puts a complete tiled roof restoration on a larger property at $4,500 to $11,000. So a low figure you've seen online may describe a smaller job than the one your roof needs. Our ranges are for the full job.
How much does a tile roof restoration cost?
A tile roof restoration typically costs $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof, on concrete or terracotta tiles. After size and pitch, two things move a tile price most: how many tiles are broken, and how much of the ridge line has failed.
Three terms come up on most tile quotes:
- Ridge capping is the row of curved tiles that covers the joins along the peaks and hips of a tiled roof.
- Rebedding means lifting the ridge caps and setting them on a fresh bed of mortar.
- Repointing means sealing the caps with a new layer of flexible pointing that moves with the roof.
Our tile roof restorations run in four stages: a high-pressure clean that strips the moss, lichen and grime and shows every crack; broken tiles replaced; ridge caps rebedded where the bedding has failed, then repointed with flexible pointing; and finally the roof sealed and recoated in the colour you choose.
The ridge line is where tile quotes differ most. Loose ridge caps are one of the most common causes of leaks on older tiled roofs, because they let rain run straight into the roof space, whatever the tiles look like. Yakka Labour's 2026 cost guide puts rebedding and repointing at $35 to $60 per linear metre, against $15 to $30 per metre for repointing only, where the bedding is still sound. When one tile quote is well below the others, check how many metres it rebeds, not just repoints.
Terracotta usually costs more to repair than concrete: replacement tiles cost more and have to match the old ones, according to hipages.
"They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps. The ridge line looks incredibly clean and secure now, and the whole roof is completely watertight." (Julie, Google review)
How much does a metal or Colorbond roof restoration cost?
A metal or Colorbond roof restoration usually costs $5,000 to $12,000. How much rust there is, and how much preparation the roof needs, decide where yours lands. A faded but sound roof needs a clean and a recoat; an older roof with rust and failed screws needs the rust treated and the screws replaced before any coating goes on.
That screw and rust work is where metal roofs get expensive. Canstar notes that metal roofs can need "rust treatments and replacement of dozens or even hundreds of screws", and both drive up labour. A sheet that has rusted through needs replacing, because a coating won't seal a hole. We check the sheets and battens first, then tell you straight whether your roof needs focused repairs, a full roof restoration or a new roof.
"Alex from R&R Restorations gave me the best price of all the quotes, he turned up on time and did an awesome job, turned my old rusty roof to look brand new." (Rodney, Google review)
How much does a roof restoration cost per m²?
National guides put roof restoration at about $17 to $38 per m² (per square metre), with smaller roofs costing more per m² than larger ones. A fully itemised job comes out higher: Yakka Labour's 2026 example, a 200 m² concrete tile roof in Campbelltown, NSW, with 50 metres of ridges and about 30 broken tiles, totals $8,850 including GST, about $44 per m². We quote per roof rather than per m², because the ridge line is measured in lineal metres, and broken tiles and safety set-up vary from roof to roof.
| Source | Rate per m² | What the rate counts |
|---|---|---|
| hipages, updated 6 Jan 2026 | Small roof $28 – $38; medium $22 – $28; larger $17 – $22 | A headline rate. hipages lists ridge capping ($35 – $50 per linear metre) and pointing materials ($15 – $25 per linear metre) separately |
| Canstar, 3 Jul 2026 | The same rates as hipages | Quotes hipages |
| Yakka Labour, 2026 | $25 – $50 for a full job | Cleaning, broken tiles or screws, ridge rebedding and repointing, a primer and two coats |
How to work out a ballpark for your roof
- Measure the footprint. Multiply the house's length by its width, including the eaves. House plans or a satellite view will do.
- Allow for the slope. A sloping roof has more surface than the ground it covers, so multiply the footprint by the factor for your roof's pitch below.
- Apply a rate. Multiply that roof area by a per-m² range from the table above.
- Add what an area rate leaves out. Ridge capping, broken tiles, rust repairs, two-storey set-up and solar panels all add to the total.
| Roof pitch | Multiply the footprint by |
|---|---|
| 15° | 1.04 |
| 20° | 1.06 |
| 22.5° | 1.08 |
| 25° | 1.10 |
| 30° | 1.15 |
The factor is 1 divided by the cosine of the pitch angle, which is simple geometry.
For example, a house with a 200 m² footprint and a 22.5° roof has about 216 m² of roof. At hipages' medium rate of $22 to $28 per m², that's about $4,750 to $6,050. At the full-job rate of $25 to $50 per m², it's about $5,400 to $10,800. For comparison, our range for a medium tiled home is $6,500 to $9,500. A per-m² sum is a starting point for your budget, not a quote.
What changes the price of a roof restoration?
Roof size, pitch and height, material, condition and access set the cost of a roof restoration, along with solar panels and the coating. That's why two roofs of a similar size can be quoted quite differently. Here's how each one moves the price, and how we deal with it in your quote.
| Factor | How it moves the price | How we handle it |
|---|---|---|
| Size and surface area | More roof to clean, repair and coat. The rate per m² falls on bigger roofs, but the total rises | We check it when we assess the roof |
| Pitch and height | Steep and two-storey roofs need extra safety equipment, such as harnesses or scaffolding, and more set-up | It's included in your quote, so there are no surprises |
| Material | Tiles bring broken-tile and ridge work; metal brings rust treatment and screw replacement | Each item is listed in the scope |
| Condition | Cracked tiles, failed pointing, rust, moss and lichen all add work | We list the repairs we find |
| Access | Narrow side paths, steep driveways and limited parking slow the set-up | We talk through access and parking before work starts |
| Solar panels | Panels often have to come off and go back on, which Canstar says can add $700 to $2,000, citing Vivify Roofing | Mention them when you enquire |
| Coating | The product and the number of coats differ between quotes | The finish is named in your quote |
Do you need a full roof restoration, or just a repair?
If the problem is in one place, a repair is usually the better spend: replacing a few damaged tiles or reseating a ridge cap is commonly $350 to $1,500. If the wear is across the whole roof, such as a faded, gritty surface, pointing crumbling along several ridges or rust spreading across the sheets, a roof restoration fixes it all in one job. If the frame underneath has failed, no amount of coating will save the roof.
| Option | Typical cost | Choose it when |
|---|---|---|
| Focused repair | $350 – $1,500 | There's one fault: a cracked tile, a failed ridge joint or a lifted sheet |
| Wider repairs | $1,500 – $6,000 | A fault has spread across an area |
| Ridge repointing only | About $1,750 – $3,500 | The ridge joints have failed, but the rest of the roof is sound |
| Full roof restoration | $5,000 – $13,000 | The wear is across the whole roof, and the frame and battens are sound |
| New roof | About $25,000 – $45,000 | The battens are rotten, most tiles are cracked or the sheets have rusted through |
Source: our published cost guide, October 2026.
We do repairs as well as roof restorations, so we quote what your roof needs. If one fault is causing the leak, it may only need a focused repair. If the roof needs work across several areas, we'll tell you when a roof restoration is the better value.
Is a roof restoration worth the money?
Yes, if the structure underneath is sound. A tiled roof restoration at $6,500 to $13,000 costs a little over a quarter of a new roof at about $25,000 to $45,000, and it stops the leaks, brings back the colour and adds years to the roof you already have. If the battens are rotten or most of the tiles are cracked, a replacement is the better spend, and we'll tell you so.
Does a roof restoration cost more on the Gold Coast, in Brisbane or in the Northern Rivers?
No. Our typical ranges are the same across all three regions, because the roof sets the price, not the postcode: its size, pitch, material, condition and access. Each region page has its own cost breakdown:
- Roof restoration prices on the Gold Coast
- Roof restoration prices in Brisbane and Logan
- Roof restoration prices in the Tweed and Northern Rivers
As an independent check, Yakka Labour's 2026 guide puts a typical single-storey tile roof restoration in Brisbane at $4,500 to $10,000.
How do you know if a roof restoration quote is fair?
A fair quote covers all the work your roof needs, item by item, at a price inside the typical range for that work. Check that your quotes cover the same work before you compare the totals, because a lower total can simply mean less work. Yakka Labour's 2026 guide says a $2,500 quote for a full 200 m² tile roof restoration "either leaves out rebedding, coats once, or skips safety equipment."
| Check | What a good quote shows |
|---|---|
| Cleaning | The method, and that it covers the whole roof |
| Broken tiles | How many replacement tiles are allowed for, and the price of any extras |
| Ridge capping | How many metres are rebedded, and how many are only repointed |
| Rust and screws (metal roofs) | Rust treatment and screw replacement, named as separate items |
| Coating | The product, the number of coats and the colour |
| Safety and access | Two-storey or steep-roof set-up included, not added later |
| Extra work | How extra work found on the roof is priced, and any solar panel costs |
| GST | Whether it's included or added on top |
| Terms in writing | The product and warranty terms for the finish, so you can compare them |
| A licence you can check | A QBCC licence number you can look up on the QBCC licensee register |
Our quotes are itemised to make this easy. Each one names the roof areas, the preparation method, the repair work and the finish, with any exclusions and how we handle extra work found during the assessment.
What deposit can a roofer ask for in Queensland?
In Queensland, the Queensland Building and Construction Commission (QBCC) caps the deposit a contractor can ask for, based on the value of the work.
| Value of the work | Maximum deposit | Example |
|---|---|---|
| $3,300 or less | 20% | A $1,500 repair: no more than $300 up front |
| $3,301 to $19,999 | 10% | An $8,000 roof restoration: no more than $800 up front |
| More than $20,000 | 5% | A $30,000 new roof: no more than $1,500 up front |
Source: QBCC, Deposits and progress payments, last reviewed 27 June 2025.
The QBCC also says a contractor can't claim more than 50% of the contract price, deposit included, until at least half of the work on site is done. If you're asked for more than the maximum deposit, the QBCC says to query it, and that you're not obliged to pay more.
What are the warning signs of a roof scam?
On 30 November 2025, Queensland Police warned that travelling roof restoration scammers were operating across the state, targeting elderly and vulnerable residents with offers of low-cost roof maintenance, tile replacement and cleaning. Police linked the vehicle and people involved to earlier scams in Caboolture, Strathpine, Capalaba and Woolloongabba. Watch for:
- flyers, signs or door-to-door offers of unusually cheap roof work (Queensland Police);
- special "today only" deals (Consumer Affairs Victoria, via Canstar);
- a trader who gives only a first name and a mobile number (same source);
- requests for cash up front, or an offer to drive you to an ATM (same source).
Police advise checking a business's credentials before you arrange any work. Check us the same way: our licence is QBCC Licence No. 15404087.
How do we price your roof restoration?
We look at your roof before we give a price, then send an itemised quote, so you know exactly what you're paying for and can compare it line by line. Here's what happens, in order.
- You send your enquiry. The checklist below covers what helps most. Photos taken safely from the ground help too, and are optional.
- We assess your roof. We check its material, condition, pitch and access. If we need to visit, we arrange a time with you.
- You get the scope and quote. It sets out the areas, repairs, preparation and finish included, with any exclusions and possible changes made clear.
- We schedule the roof restoration. We agree access, weather and timing with you before work starts, so you know what happens and when.
For a faster, more accurate first answer, tell us:
- your suburb;
- the roof type: concrete tile, terracotta or metal;
- what you've noticed: leaks, cracked tiles, crumbling ridges, rust or faded colour;
- whether the house is single or two storeys, and if the roof is steep;
- whether there are solar panels on the roof;
- anything that makes access hard, such as a narrow side path or a steep driveway.
We're owner-operated by Alex Rowe, and we restore concrete tile, terracotta and Colorbond metal roofs. Our customers rate us 5.0 from 10 Google reviews. Two of them:
"After the Christmas night Tornado there was quite a bit of work to do on the roof. They did all the roof repairs, water blast, new gutter guard, new screws and a heap more. Price better than the others and 5 star workmanship, I give them 6 stars out of 5." (Gordon, Google review)
"Alex and the team have completed over five roof restorations for me, and the quality of their work has been excellent every time." (Dylan, Google review)

Is R&R Restorations right for your roof?
We're right for you if you own a home in our area with a tile or metal roof that's tired but structurally sound. We're not right for you if the roof is past saving, or if you only want a quick coat of paint.
We're a good fit if:
- your home is on the Gold Coast, in Brisbane or Logan, or in the Tweed and Northern Rivers;
- your roof is concrete tile, terracotta or Colorbond, and it's faded, cracked, leaking at the ridges or rusty, but the frame and battens are sound;
- you're comparing quotes and want one that's itemised, so you can check it line by line;
- you're not sure whether you need a repair or the full job, and want a straight answer;
- you'd like to deal with the owner: our reviews name Alex for the price, the timing and the finished roof.
We're not the right fit if:
- your roof is past saving, with rotten battens, most tiles cracked or sheets rusted through. A roof restoration won't fix that, and we'll tell you so before you spend money on a coating;
- you only want a quick coat of paint to freshen the roof up. Paint on its own only hides faults for a season, so we clean and repair the roof before we coat it;
- you're outside the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.
Frequently asked questions
How long does a roof restoration take?
Canstar suggests allowing three to 10 working days, depending on the repairs, the size of the roof and the weather. Coating and surface preparation need suitable weather, so if rain comes in, we pause and tell you when the next step can go ahead. Once the scope is confirmed, we give you the expected sequence for your roof.
How long does a roof restoration last?
Canstar says to expect a roof restoration to last about 15 to 20 years, and hipages says a proper one can extend a roof's life by 10 or 15 years. How long yours lasts depends on the preparation and the coating, so compare the product terms on each quote.
Is roof restoration covered by insurance?
Usually not. Home insurance generally covers sudden damage, such as a storm cracking tiles, but not the wear and tear a roof restoration fixes. If a storm has damaged your roof, check your policy, and we can quote the repair.
Is roof painting the same as a roof restoration?
No. Roof painting is the final coat of a roof restoration. On its own, paint only hides faults for a season. On a roof that has been cleaned, repaired and primed, the coating seals the surface and brings back the colour.
Do solar panels add to the cost of a roof restoration?
Usually, because the panels often have to come off and go back on. Canstar puts that at $700 to $2,000, citing Vivify Roofing. Check your panel warranty first: Canstar notes it could be voided unless a certified installer removes and refits the panels.
Are you licensed and insured?
Yes, we're licensed and insured. Our licence is QBCC Licence No. 15404087, and we give you our insurance details with your quote.
