A ceiling stain rarely sits under the fault that caused it. Water runs along battens and sarking before it drips, so we find where it gets in, not just where it shows. Common causes are cracked or slipped tiles, failed ridge joints, rusted screws, lifted metal sheets and worn flashings. Fixing the cause early saves you from wet insulation, swollen plasterboard and a bigger bill later. If the leaks come from wear across the whole roof, we'll tell you when a roof restoration is the better value.
Move belongings away from the drip, put a bucket under it and take photos of the stain. If water is pooling in a light fitting, turn that circuit off at the switchboard.
Don't climb onto the roof, especially in wet weather. Photos taken safely from the ground are enough to start, and you can send them with your enquiry.
On tiled roofs, the usual causes are cracked or slipped tiles and ridge caps whose bedding and pointing have crumbled, letting wind-driven rain under the caps. On metal roofs, it's rusted or loose screws, lifted sheets after a storm, and worn flashings around penetrations.
Overflowing gutters can push water back under the roof edge too, which is why we look at the whole roof, not just the patch above the stain.
A focused repair, such as replacing damaged tiles or reseating a ridge cap, is commonly $350 to $1,500. Where the fault has spread across an area, or access is difficult, repair work runs from about $1,500 to $6,000.
We separate the visible symptom from its cause before giving any figure, and the quote lists each repair.
