A tile roof restoration brings an ageing concrete or terracotta roof back to sound, watertight condition without replacing it. We clean the whole roof, replace broken tiles, rebed and repoint the ridge caps with flexible pointing, then seal and recoat the roof in the colour you choose. Most tiled roofs on older Gold Coast, Brisbane and Northern Rivers homes still have years left in them once the ridge joints and broken tiles are fixed.
A faded, chalky surface that sheds colour onto your hands, moss or lichen on the shady faces, cracked or crumbling pointing along the ridge caps, and broken tiles in more than one spot.
One of those on its own may only need a focused repair. When you can see several across the roof, a full roof restoration is usually the better value.
Concrete tiles lose their surface coating over time, so they're cleaned, sealed and recoated as part of the roof restoration.
Terracotta tiles hold their colour in the clay, so the work often centres on cleaning, replacing broken tiles and rebuilding the ridge joints. We'll tell you at the assessment whether your terracotta roof needs a coating at all.
A tiled roof restoration typically runs from about $6,500 to $9,500 for a medium home, and $9,000 to $13,000 for a larger roof. Smaller roofs start lower, and heavily weathered roofs with extensive repairs go higher.
Ridge repointing on its own is commonly $25 to $30 per lineal metre, roughly $1,750 to $3,500 on an average roof, if the rest of the roof is sound.
Restoring is right when the battens and structure are sound and the problems are on the surface: tiles, ridge joints and coating.
Replacing is the honest answer when the structure under the tiles has failed. We check before we quote, and if a new roof is the better choice, we'll say so.
