Roof painting is the final stage of a roof restoration. We clean the whole roof, replace broken tiles, rebed and repoint the ridge caps, treat rust and replace failed screws, then apply a three-coat colour system in the colour you choose. Paint on its own over a dirty or damaged roof looks good for a season and then fails, so we don't paint a roof we haven't prepared. We paint concrete tile, terracotta and Colorbond metal roofs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.
Not if you want it to last. Paint holds only as well as the surface under it. Moss, lichen and grime stop it bonding, cracked tiles and crumbling ridge pointing keep letting water in under the new colour, and rust keeps spreading under paint on a metal roof.
So every roof we paint is cleaned and repaired first. If the roof only needs a clean and a fresh coat, the quote says so. If it needs more, you'll see each item listed separately.
1. Clean: high-pressure cleaning removes the dirt, moss and lichen and shows the faults that need fixing.
2. Repair: broken tiles are replaced, and loose or cracked ridge caps are rebedded and repointed with flexible pointing. On metal roofs we treat rust and replace failed screws.
3. Prime and paint: the roof is primed and finished with a three-coat colour system in the colour you choose.
4. Check: we walk you through the finished roof and what was done.
Roof painting is quoted as part of a roof restoration. A tiled roof restoration typically runs from about $6,500 to $9,500 for a medium home and $9,000 to $13,000 for a larger roof. Metal and Colorbond roof restorations usually sit between $5,000 and $12,000, depending on how much rust treatment and preparation the roof needs.
The price moves with roof size, pitch and height, the condition of the tiles and ridge caps, and access. The quote is itemised, so you can compare it line by line.
It's a good fit when the roof structure is sound and the problem is a faded, chalky or stained surface, with some broken tiles or tired ridge caps that can be fixed.
It isn't the answer when the roof is failing across most of its area: badly corroded metal sheets or widespread structural damage. Then a new roof is the honest option, and we'll tell you that at the assessment rather than paint over it.
