Concrete tile roof restoration: steps and costs (2026)

Concrete tile roof restoration: steps and costs (2026)

Concrete tile roof restoration repairs the faults in an existing tiled roof, cleans the surface and renews its finish without replacing the whole roof. It suits roofs with sound supporting timber and tiles that are mostly worth keeping. The repairs stop the leaks; paint changes the appearance. At R&R Restorations, our tile roof work includes broken-tile replacement, ridge rebedding where needed, flexible repointing, then sealing and recoating. A faded roof does not automatically need all of that work.

In summary

  • Repair isolated faults rather than paying for a full roof restoration your roof does not need.
  • Concrete roof tile paint refreshes the colour. It does not fix cracked tiles, failed ridge joints or damaged flashings.
  • Our published guide puts a full tiled roof restoration at about $6,500 to $9,500 for a medium home, or $9,000 to $13,000 for a larger roof.
  • Compare the tile repairs, ridge work and coating preparation in each quote, not just the finished colour.

Is your concrete tile roof worth restoring?

A concrete tile roof is worth restoring when the structure is sound and the faults can be repaired while keeping most of the existing tiles. Fading alone is not evidence that the roof needs replacing, or even that it leaks.

For an older home in Helensvale, Springwood or elsewhere across South East Queensland, the useful question is what has failed, not how old the suburb is. An earlier repaint can look tired while the tiles underneath remain serviceable. A roof with an even colour can still have broken tiles or loose ridge caps.

This is how we separate the work when assessing a roof:

What the assessment finds Work to consider What a coating cannot do
An isolated broken tile or failed joint, with the rest sound A focused repair Replace the damaged tile or rebuild the joint
Failed pointing along the ridges, but sound tiles and supporting timber Ridge repairs and repointing; rebedding where needed Secure caps sitting on failed bedding
Repairable faults across the roof, plus a finish you want renewed A full concrete tile roof restoration Make the repairs unnecessary
Widespread crumbling tiles, rotten battens or a sagging roofline Further assessment and a replacement discussion Strengthen failed timber or rescue unsound tiles

Battens are the horizontal supports the roof tiles sit on. Their condition matters more than the colour you see from the street. We check whether the roof is suitable before quoting; our guide to roof restoration versus replacement explains the larger decision.

Do faded concrete roof tiles need painting to keep rain out?

No. Faded concrete roof tiles do not need painting solely to remain weatherproof. Tile manufacturer Monier says the original colour coating is decorative, and fading does not affect the tile's performance or structural adequacy.

Concrete tiles are also commonly called cement tiles. They differ from terracotta tiles, which are made from fired clay. Identifying the material matters before choosing a coating.

Monier also says correctly manufactured concrete tiles become less porous with age, not more porous. A claim that an old roof must be painted because the faded tiles are now soaking up rain needs evidence of an actual fault.

That does not make roof restoration pointless. Replacing cracked tiles, correcting displaced tiles and rebuilding failed ridge joints address real problems. Recoating gives the repaired roof an even colour. We offer both roof repairs and full roof restoration, so a repair-only scope is an option when the finish is not your concern.

If water is already coming inside, deal with the leak first. Our leaking-roof guide covers the immediate steps and the faults worth checking. Stay off the roof yourself.

What are the steps in a concrete tile roof restoration?

A concrete tile roof restoration involves assessment, cleaning, tile and ridge repairs, surface preparation and recoating. Our tile roof restoration service brings those jobs into an itemised scope rather than treating the roof as a surface to spray.

The exact sequence depends on its condition. Obvious breaks and unsafe areas need attention before water cleaning; cleaning can then reveal further faults.

1. Inspect the roof and define the repairs

We assess the tiles, ridge caps, roof condition, pitch and access before settling the scope. Tell us about previous leaks, earlier roof painting and any repair history you know.

Leak diagnosis should also consider valleys, flashings and the roof space where appropriate. A valley carries water between adjoining roof slopes. Flashings cover joins around walls, pipes and other openings. Sarking is the protective layer beneath the tiles; painting the tiles does not repair damaged sarking.

2. Clean without damaging the tiles

Dirt, moss, lichen and loose coating need to be dealt with before new paint goes on. The cleaning method must suit the tile and the condition of the existing surface.

We match the cleaning method to the roof material and its condition, and name it in the quote. Guidance differs: Monier advises against pressure washers because they can damage its roof tiles, while some professional coating systems specify pressure cleaning. Ask how the proposed method fits your tile manufacturer's guidance. Do not copy a pressure setting from an online step list.

Tell us if the gutters feed a rainwater tank. Tank protection and the handling of wash water need to be agreed before cleaning or coating begins.

3. Replace damaged concrete tiles

We replace broken and cracked tiles rather than covering the break with paint. Replacement tiles need the correct profile and fit so they sit properly with the surrounding tiles.

On an older roof, a matching shape matters more than a matching faded colour if the whole roof will be recoated. Ask which replacement tiles are available and what happens if more damage becomes visible during preparation.

4. Rebed and repoint the ridge caps

Rebedding means lifting ridge caps and resetting them on fresh mortar where the existing bedding has failed. Repointing renews the outer joints with flexible pointing compound.

These are different jobs. Fresh pointing over loose bedding does not replace the failed support beneath it. We rebed where needed and use flexible pointing, with the ridge work listed in the scope.

5. Prepare the surface for its coating system

The tiles need a sound surface before primer or sealer is applied. Loose old paint, chalky residue and remaining contamination can prevent the new finish from bonding.

The primer or sealer must match the surface. Previously painted tiles and rough, pitted tiles do not necessarily need the same product. New mortar and preparation products also need the specified drying or curing time before coating.

6. Recoat, then check the completed work

We seal and recoat suitable concrete tiles in the colour you choose. Application and drying must follow the selected product's instructions and suitable weather conditions, rather than a rushed calendar deadline.

The final check should cover the agreed repairs as well as the colour finish. Keep the written scope and product details so future maintenance starts with a record of what was done.

Which paint and primer suit concrete roof tiles?

Use a roof coating system specified for concrete tiles and the surface actually present on your roof. The primer or sealer choice is as important as the colour coat, particularly if the tiles have been painted before.

As a manufacturer example, Dulux's roof coating application guide separates concrete tile preparation by condition:

Concrete tile surface Preparation in the Dulux example Question for your quote
Powdery or previously painted A sealer specified for that surface, after preparation and checks of the old coating How will loose paint be removed and the remaining coating checked?
Non-powdery, in good condition with some colour remaining A different sealer for the sound surface Why is this primer or sealer suitable for these tiles?
Aged and pitted, with no colour left A high-build primer surfacer Does the quote allow for the rough surface, or only a standard preparation?

This is an example of product selection, not a claim that we use that brand on your roof. Our published service includes sealing and recoating; ask us to identify the proposed products and coat sequence in your written scope.

A coating described as a roof membrane is still not a substitute for replacing broken tiles. If your main aim is a colour change, tell us that. The assessment still comes before paint.

How much does concrete tile roof restoration cost?

Our published price guide gives $6,500 to $9,500 for a medium tiled home and $9,000 to $13,000 for a larger tiled roof. These are indicative ranges for the full roof restoration, not a paint-only price or a fixed quote for every home.

Work Published guide range When it may fit
Full tiled roof restoration, medium home $6,500 to $9,500 Cleaning, tile repairs, ridge work, sealing and recoating
Full tiled roof restoration, larger roof $9,000 to $13,000 The same scope across a larger roof
Ridge repointing on its own About $1,750 to $3,500 The ridge joints need work, but the rest of the roof is sound
Focused roof repair $350 to $1,500 A defined fault rather than wear across the whole roof

Source: our roof restoration cost guide, updated 27 October 2026. Prices are in Australian dollars. Ridge repointing and focused repairs are alternatives where appropriate, not automatic extras to add to the full-job range.

Roof area, height, pitch, access and the amount of repair work affect the quote. Extensive coating removal can also mean more preparation. Smaller roofs may come in below the full-job ranges; heavily weathered or difficult roofs can come in above them.

We quote after assessment. Check that any quote makes its GST treatment, exclusions and possible variations clear before comparing totals.

What should you check before accepting a quote?

A useful concrete tile roof restoration quote separates the work that fixes the roof from the work that renews its finish. We provide an itemised scope so you can compare the proposed work, not just a headline price.

Use this checklist with our quote and any others:

  • Which tiles need replacing, and is there an allowance for further damaged tiles found during cleaning?
  • Which ridge sections need rebedding, and which need repointing only?
  • Have the causes of any leaks been identified, including relevant flashings and valleys?
  • How will the roof be cleaned, and what happens to loose existing paint?
  • Which primer or sealer and topcoat are proposed, with what coat sequence?
  • What access and safety setup is included, and do solar panels or rainwater tanks need special arrangements?
  • What is excluded, and how will changes be agreed before extra work starts?

On an older South East Queensland home, a previous paint job is worth mentioning even if you do not know the product name. A receipt or old quote can help explain what is already on the tiles.

Is R&R Restorations right for your roof?

We're a good fit if you want an existing concrete tile roof assessed, repaired and, where suitable, recoated across the Gold Coast, Brisbane and Logan, or the Tweed and Northern Rivers. We're owner-operated by Alex Rowe, and our work includes both focused roof repairs and full roof restoration.

You do not need to decide on the full job before contacting us. Send your suburb, roof type and what you have noticed; ground-level photos help but are optional. We assess the condition and set out the preparation, repairs and finish in the quote.

A full roof restoration is not the right purchase if the roof only has an isolated fault and you are happy with its appearance. Nor is it the right answer for failed supporting timber or tiles deteriorating across much of the roof. We will tell you when replacement is the better choice rather than quote a coating over those problems.

Frequently asked questions

Can old concrete roof tiles be restored?

Yes, if the tiles are mostly serviceable and the supporting structure is sound. Age alone does not settle it. We assess the roof's condition and repair needs before recommending roof restoration.

Will painting concrete tiles stop a roof leak?

Painting is not a reliable leak repair. Cracked tiles, failed ridge joints, blocked drainage paths and damaged flashings need the fault corrected. Our roof restoration scope includes the repairs needed before recoating.

Can concrete tiles be painted a different colour?

Yes. Our concrete tile roof restoration service includes recoating in your chosen colour. Existing paint still needs assessment and preparation before a new finish is applied.

How long does the work take?

Our tile roof service allows a few working days for most jobs, depending on size, condition and weather. Repair curing and coating drying can affect elapsed time, so we agree the sequence after assessing your roof.

How long will a concrete tile roof restoration last?

There is no single lifespan for the whole job. Tile repairs, ridge pointing and the colour coating have different maintenance needs. Keep gutters and valleys clear, arrange professional checks when damage or leaks appear, and follow the selected coating's care instructions.

Does moss or lichen mean the tiles are ruined?

No. Monier says lichen does not affect tile durability. Growth or debris can still obstruct drainage paths, and cleaning may be wanted for appearance or coating preparation. We assess the tiles and joints rather than assuming green growth means replacement.

Can I pressure-clean and paint the roof myself?

We do not recommend climbing onto a tiled roof to do this. Falls and tile damage are real risks, and cleaning requirements differ between tile makers and coating systems. Ground-level photos are enough to start an enquiry with us.

How do you find out what your roof needs?

Start with an assessment rather than choosing a paint package. Send your suburb, any leak history and optional photos through our roof restoration enquiry, and we'll help establish whether your concrete tile roof needs a focused repair or the full job.
