How long does a roof restoration last? (2026)

A professionally completed roof restoration can last 10 to 30 years, according to Dulux's roofing guidance, checked in October 2026. Dulux makes that range conditional on the coating system, the roof's condition and ongoing maintenance. It is a broad manufacturer guide, not a prediction for your roof.
At R&R Restorations, we start with what can be saved: the tiles or sheets, ridge joints and structure underneath. Cleaning, repairs and a suitable coating can extend a sound roof's life. A fresh colour cannot fix a failing roof.
In summary
- Judge the repairs and preparation, not just the number of years mentioned in a quote.
- Coating life, colour retention and the remaining life of the roof are different things.
- Coastal salt, shaded areas and blocked drainage need attention after the roof restoration.
- Our work covers concrete tile, terracotta and metal roofs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. We assess whether you need a repair, roof restoration or replacement before quoting.
What does it mean for a roof restoration to “last”?
A roof restoration lasts while its repairs and finish continue to do their jobs. That does not mean every part of the roof stays unchanged, or that you can leave it without maintenance until a certain birthday.
A roof restoration keeps much of the existing roof. It does not restart the age of the tiles, sheets, battens or concealed parts that remain in place.
| What you're asking about | What needs checking | What a fresh coat cannot tell you |
|---|---|---|
| How long the colour looks fresh | Fading, dirt, chalking and surface wear | Whether the roof is leaking |
| How long the coating protects the surface | Adhesion, peeling, blistering and exposed areas | Whether the material underneath is sound |
| How long the roof keeps rain out | Tiles, sheets, ridge joints, flashings and drainage | Whether an unrepaired joint will leak in wind-driven rain |
| How much useful life the roof has left | The covering, battens and supporting structure | Whether roof restoration is better value than replacement |
Chalking is the loose powder that forms as a paint film breaks down. Dulux's roofing care guide, published in 2024, explains that some fading and chalking are expected with weathering. A dull roof therefore needs assessment, not an automatic verdict that the whole roof has failed.
We separate surface wear from repair needs when we assess your roof. That keeps a faded finish from being confused with a broken tile or failed ridge joint.
What makes a roof restoration last longer?
A sound roof, thorough preparation and a coating system suited to the surface give a roof restoration the best chance of lasting. The work before painting matters because the new coating depends on what it sticks to.
Repairs before colour
Broken tiles, loose ridge caps, rust and failed screws need attention before coating. Our roof restoration scope includes those repairs where required, rather than treating paint as the repair.
On tiled roofs, rebedding means resetting ridge caps on fresh mortar. Repointing means applying the flexible outer material that seals the ridge joints. Painting over a loose cap does neither job.
A customer example shows why the repair scope matters. In his Google review dated 22 April 2024, Gordon described our work after the Christmas night tornado:
“They did all the roof repairs, water blast, new gutter guard, new screws and a heap more.”
That is evidence of work completed, not proof of a future lifespan. It also shows why a roof restoration quote needs more detail than a colour and a total. If water is already coming in, our guide to what causes a leaking roof explains the faults that need finding first.
A surface the coating can grip
Dirt, moss, lichen, loose paint and corrosion can get between the new coating and the roof. An old painted surface also needs checking: applying more paint over a weak layer leaves that weak layer underneath.
Dulux's metal roof application guide includes an adhesion test for existing paint, replacement of rusted screws and faulty sheets where required, cleaning and rust removal. Adhesion means how firmly a coating sticks to the surface beneath it.
Our quote lists the cleaning, repairs and coating preparation included. If your roof has been painted before, tell us when and whether it has peeled.
The right coating, applied in suitable weather
A coating system is the specified combination of preparation, primer or sealer where needed, and finish coats. A brand name alone does not tell you whether that combination suits your roof.
For example, Dulux's Roof Membrane Satin technical data sheet describes a system with preparation, a consolidating sealer and a minimum of two membrane coats. Its metal-roof guide varies the preparation and priming according to the surface and condition. There is no useful blanket rule that every roof needs exactly the same layers.
The data sheet also sets application and drying conditions. Rain, dew, humidity and surface temperature affect when coating can go ahead. We agree timing around the work and weather, and pause when conditions are unsuitable.
These are manufacturer examples, not a statement that we use a particular brand. Ask for the product and system proposed for your roof in the quote.
Does roof type change how long a roof restoration lasts?
Roof type changes the repair work and the finish that may be suitable. Concrete tile, terracotta and metal roofs should not be given separate lifespan promises without inspecting their condition and identifying the proposed system.
| Roof material | What matters before roof restoration | How we approach it |
|---|---|---|
| Concrete tile | Broken tiles, worn surface coating, ridge joints and sound battens | Clean, replace damaged tiles, repair ridge joints, then seal and recoat as specified |
| Terracotta tile | Tile condition, broken tiles and ridge joints; whether a coating is suitable or needed | Cleaning and repairs may be the main work. We discuss whether coating is needed at the assessment |
| Metal or Colorbond | Remaining sheet condition, corrosion, failed screws and existing paint adhesion | Check the sheets, treat suitable surface rust, replace failed screws and prepare for a compatible finish |
Terracotta holds its colour in the clay. It does not automatically need painting because a concrete tile roof next door does. Our tile roof restoration service explains this difference.
A metal sheet with a hole rusted through it needs repair or replacement; paint does not put the missing metal back. Likewise, widespread crumbling tiles or failed battens change the decision before any coating is chosen.
Does coastal exposure shorten roof restoration life?
Coastal exposure can increase maintenance needs, particularly where salt accumulates on metal or coated surfaces. There is no reliable number of years to subtract from every Gold Coast or Tweed roof: exposure, drainage, material and upkeep differ between properties.
BlueScope's Technical Bulletin TB-4, October 2026, explains that salt and dirt in areas sheltered from rain can contribute to corrosion. For its exterior coated steel products, it calls for washing these unwashed areas at least every six months, or every three months where marine salt spray or heavy airborne contamination is prevalent.
That instruction concerns BlueScope finishes in sheltered areas. It is not a direction to pressure-clean every restored roof on that schedule.
For an applied roof coating, follow that coating manufacturer's instructions. Dulux's 2024 roofing care guide recommends washing its Roof Membrane at least every 12 months, with more frequent washing in coastal areas. It specifies gentle maintenance cleaning, not the aggressive preparation clean used before painting.
We service coastal suburbs and inland areas, so tell us about salt exposure, overhanging trees and places where leaves collect. Those details belong in the assessment alongside the roof material.
How do you know when a restored roof needs attention?
A new leak, peeling paint, loose ridge pointing or visible rust warrants a check, regardless of when the roof restoration was completed. A local fault may need a local repair rather than another full roof restoration.
Watch from the ground for:
- Peeling or blistering paint, especially where an old coating is lifting.
- Cracked or displaced tiles and gaps along ridge caps.
- Rust streaks around screws, sheet edges or flashings.
- Gutters overflowing or leaves accumulating in valleys.
- Moss, lichen or persistent damp-looking patches in shaded areas.
- New ceiling stains or water appearing during rain.
Dulux's care guide calls for regular checks of tiles, joints, flashings, pointing and sealant. It also recommends keeping gutters clear and reducing heavy shade where practical.
Stay off the roof to investigate. Keep the completion date, product details, scope and any photos in one place. If you contact us about a change, those records help us understand what was done and what has happened since.
What should a roof restoration quote tell you about durability?
A useful quote tells you what will be repaired, how the surface will be prepared and which finish is included. Those details are more useful than an unsupported lifespan figure.
Use this checklist when comparing our quote with others:
- Existing condition: which tiles, sheets or ridge joints have failed, and whether the roof is suitable for roof restoration.
- Repairs: the areas and quantities included, with rebedding separated from repointing where relevant.
- Preparation: cleaning, loose-coating removal, rust treatment and any checks needed on previous paint.
- Coating system: the product names, priming requirements, finish coats and specified coverage or film thickness.
- Exclusions: what remains untouched, including anything concealed or inaccessible.
- Weather and aftercare: how application conditions affect the schedule, and which cleaning instructions apply afterwards.
Our itemised quote sets out the areas, repairs, preparation and finish included, with exclusions and possible changes made clear.
For budgeting, our published roof restoration cost guide, updated in October 2026, gives $6,500 to $9,500 for a medium tiled home, $9,000 to $13,000 for a larger tiled roof, and $5,000 to $12,000 for metal or Colorbond. These are indicative ranges; your price follows assessment.
Compare the scope before comparing totals. Dividing a quote by the longest lifespan mentioned online makes the annual cost look attractive, but it does not establish how long your particular roof will last.
Is R&R Restorations right for your roof?
We're a good fit if you have an ageing tile or metal roof in our service area and want to understand whether repairs or roof restoration can keep it working. We're owner-operated by Alex Rowe, and our work includes the cleaning, tile and ridge repairs, rust treatment and screw replacement that come before the finish.
A full roof restoration may be the wrong job if you have an isolated fault on an otherwise sound roof. We do focused repairs too.
If the structure has failed, tiles are crumbling across large areas or sheets have rusted through across much of the roof, recoating is not the answer. Our guide to roof restoration versus replacement explains the decision. When a replacement is the better spend, we'll say so.
Frequently asked questions
Is roof restoration lifespan the same as roof paint lifespan?
No. Paint is part of the roof restoration. Repairs, ridge joints, flashings and the remaining roof material also affect how long the roof continues to perform.
Can a roof restoration be done more than once?
It can be considered again if the remaining roof is sound and the previous coating can be prepared properly. The condition at the next assessment matters more than how many times the roof has been painted.
Does a faded roof need another full roof restoration?
Not necessarily. Dirt deposits and weathering can change the appearance. Have the surface and repairs checked before choosing cleaning, recoating or wider work.
Does terracotta need painting to last?
Not automatically. On terracotta, our assessment may point mainly to cleaning, broken-tile replacement and ridge repairs. A coating needs to suit the tile and have a reason to be there.
Can I pressure-wash my restored roof to keep it clean?
Do not assume the pressure used before painting is suitable afterwards. Follow the applied coating's care instructions and use a professional roof cleaner. Dulux's care guide specifically warns against high-pressure cleaning or harsh chemicals for heavy staining on its Roof Membrane.
Is a lifespan estimate the same as a warranty?
No. A lifespan estimate describes expected performance under stated conditions. It does not tell you what product or workmanship cover applies to a particular job; read the actual written terms separately.
How can you find out whether your roof is worth restoring?
Start with an assessment of its condition and the repairs it needs. A sound roof with repairable faults is a different job from a roof whose covering or structure has failed.
Tell us your suburb, roof type and what you've noticed. Photos taken safely from the ground are helpful and optional. Request an itemised roof restoration quote, and we'll assess the work before recommending the next step.
