Is a roof restoration worth it? Costs and when to say no (2026)

A roof restoration is worth it when the roof underneath is sound, several areas need repair, and you want to keep the roof you have. It is poor value when a small repair would solve the problem, or when the tiles, sheets or supporting structure are too damaged to keep. At R&R Restorations, we check the battens, tiles and metal sheets before recommending the work. A faded roof does not automatically need a new roof, or a full roof restoration.
In summary
- Choose a focused repair for an isolated fault on an otherwise sound roof.
- Consider a roof restoration when repairs are needed across the roof and the existing materials are worth keeping.
- Our published South East Queensland guide puts a medium tiled roof restoration at $6,500 to $9,500, against about $25,000 to $45,000 for a new roof on most family homes.
- Paint cannot fix rotten battens, crumbling tiles or holes through metal sheets.
- Compare the work included, not just the totals. The repairs before the coating are what address the leaks.

When is a roof restoration worth doing?
A roof restoration makes sense when the roof has repairable wear across several areas, but its structure and most of its covering remain sound. The value comes from fixing those faults together and renewing the finish where needed, without stripping off a serviceable roof.
A roof restoration means cleaning and repairing the existing roof, followed by a suitable finish. A roof replacement means removing the existing tiles or sheets and installing a new covering.
These are the differences we look for when assessing tile and metal roofs across the Gold Coast, Brisbane and Logan:
| What the assessment finds | What is worth considering | Why |
|---|---|---|
| A broken tile, failed flashing or isolated screw fault; the rest is sound | Focused repair | A whole-roof job may add little practical benefit |
| Dirt, moss or lichen, but no wider damage | Professional cleaning and any repairs found | A dirty roof is not necessarily worn out |
| Failed ridge pointing, with sound tiles and coating | Ridge repointing; rebedding where needed | The work can be limited to the ridge joints |
| Several broken tiles, failed ridge joints and a worn finish, with sound battens | Tile roof restoration | The roof needs both repairs and surface work |
| Surface rust, failed screws and faded metal sheets that remain serviceable | Metal roof restoration | Rust treatment, screw replacement and recoating can retain the existing roof |
| Tiles crumbling across large areas, or widespread rust holes through sheets | Replacement assessment | Cleaning and coating cannot rebuild failed material |
| A sagging roofline or rotten supporting timber | Structural assessment before deciding the roof work | Surface work cannot resolve a fault underneath |
Battens are the strips beneath the tiles or sheets that support and secure the roof covering. Their condition matters even if the roof looks good from the street.
You do not need to climb onto the roof to make a start. Tell us what you have noticed and send photos taken safely from the ground. We assess the condition before putting the scope in writing.
How much does roof restoration cost compared with replacement?
Our published guide puts roof restoration at $6,500 to $9,500 for a medium tiled home, $9,000 to $13,000 for a larger tiled roof, and $5,000 to $12,000 for metal or Colorbond. A full replacement is a much larger spend, but a small repair can cost far less than either option.
| Work | Published indicative cost | What you are paying for |
|---|---|---|
| Focused roof repair | $350 to $1,500 | Fixing a defined fault |
| Wider roof repairs | $1,500 to $6,000 | Repair work across an area, or difficult access |
| Ridge repointing on its own | About $1,750 to $3,500 | Renewing failed pointing where the rest of the roof is sound |
| Roof cleaning | $500 to $1,200 | Removing dirt and growth with a method suited to the roof |
| Medium tiled roof restoration | $6,500 to $9,500 | Cleaning, tile and ridge repairs, preparation and the agreed finish |
| Larger tiled roof restoration | $9,000 to $13,000 | The same scope over a larger roof |
| Metal or Colorbond roof restoration | $5,000 to $12,000 | Cleaning, rust treatment, failed screws replaced, preparation and recoating |
| Full roof replacement, for comparison | About $25,000 to $45,000 for most family homes | Removing the old covering and installing a new roof |

The replacement figure is a comparison range, not an offer from us to replace your roof. Our work is roof restoration and repairs. Our guide to roof replacement costs and when to replace covers the different re-roofing options.
Do not treat the gap between those ranges as your saving. If your roof only needs a repair, a replacement was never the right comparison.
How do you tell whether the extra spend is worth it?
Compare a full roof restoration with the work your roof needs now, not only with a new roof. Ask what the extra money buys and which faults would remain if you chose repairs alone.
This is especially useful when the roof looks tired but you are unsure whether it needs coating. Ask for these points to be clear:
| Question | What the answer should establish |
|---|---|
| What is causing the leak or damage? | A named fault, rather than a recommendation based only on faded colour |
| What work is necessary to fix it? | The tiles, ridge joints, screws, sheets or flashings involved |
| What does a full roof restoration add? | Wider repairs, preparation and the finish, with the reason for each |
| What would remain unchanged? | Any existing materials or problems outside the quoted work |
| What happens if more damage is found? | How extra work is agreed and priced |
Our quotes name the roof areas, preparation, repairs and finish, along with exclusions. That lets you compare like for like.
If repairs alone leave you with a sound roof and you are happy with its appearance, stopping there can be the better decision. If the roof needs widespread repairs and you also want an even colour, combining the work can make more sense than booking separate jobs.
A fresh finish has value too. It just needs to be a benefit you want, rather than something presented as essential without an explanation.
Does roof painting fix leaks or make tiles waterproof?
Painting is not a substitute for repairing a leaking roof. Tile manufacturer Monier says repainting concrete tiles refreshes their appearance but does not improve waterproofing, in its maintenance advice accessed on 28 October 2026.
That is why we do the repairs before the finish. On a tiled roof, we replace broken tiles and deal with the ridge joints. Rebedding means resetting ridge caps on fresh mortar; repointing means renewing the outer layer that seals and finishes their joints.
The material also changes what is worth doing:
| Roof material | Where the work can add value | What not to assume |
|---|---|---|
| Concrete tiles | Broken-tile replacement, sound ridge joints and a renewed colour where wanted | Faded colour alone proves the roof leaks or needs replacing |
| Terracotta tiles | Cleaning, replacing broken tiles and rebuilding failed ridge joints | Every terracotta roof needs paint; the colour is baked into the clay |
| Metal or Colorbond | Treating surface rust, replacing failed screws and preparing for a suitable coating | Paint will repair sheets that have rusted through |
For our concrete and terracotta tile roof restoration work, we discuss whether a terracotta roof needs any coating at the assessment. The same finish is not right for every roof.
On metal roofs, appearance can improve substantially once the repair and preparation work is done. Rodney described our work in his Google review dated 22 April 2024:
“turned my old rusty roof to look brand new”
Whether that approach suits your roof depends on the condition of the sheets beneath the rust. Surface corrosion and metal that has rusted through need different treatment.
How long will a roof restoration last?
Roof restoration can extend the useful life of a serviceable roof, but it does not make the existing materials new. The result depends on their starting condition, the repairs, preparation, coating and ongoing maintenance.
hipages' cost guide, updated 6 January 2026, says a properly completed roof restoration can extend a roof's lifespan by 10 or 15 years. That is a general estimate, not a lifespan we can assign to your roof without assessing it.
Also separate the life of the roof from the appearance of its coating. A faded finish and a failed roof are different problems. You may need maintenance or recoating while the tiles or sheets remain serviceable.
For our coastal customers, the condition of metal sheets and fixings deserves close attention. On tiled roofs, we look at the tiles and ridge joints rather than deciding from age alone. If too much of the original material has failed, putting a new finish over it is poor value.
Is roof restoration worth it before selling your house?
Roof restoration can be worthwhile before a sale if it fixes known faults and improves a visibly tired roof. It does not come with a predictable increase in your sale price, so do not budget on getting every dollar back.
Have the necessary repairs identified first. Then ask your selling agent whether the roof's appearance is likely to affect buyers' first impressions enough to justify the additional work.
We can quote the roof work so you can make that comparison. If a focused repair resolves the issue and the roof presents well, a full roof restoration may not be needed. Keep the written scope and invoice so buyers can see what was done rather than relying on a new coat of paint as evidence.
Will roof restoration reduce energy bills?
Roof colour can affect heat absorption, but roof restoration is not a replacement for insulation. The Australian Government's Your Home guidance for warm, humid climates recommends light-coloured reflective roof materials alongside insulation and other design measures; accessed 28 October 2026.
If cooling is part of your reason for changing the roof colour, ask us about the finish included in your quote. Insulation and ventilation need their own assessment. Do not assume a roof restoration will pay for itself through lower electricity bills.
Is R&R Restorations right for you?
We are a good fit if you want to keep a repairable concrete tile, terracotta or metal roof and need the faults assessed before committing to a full roof restoration. We are owner-operated by Alex Rowe and work across the Gold Coast, Brisbane and Logan, Tweed Heads and the Northern Rivers.
We also do focused repairs, ridge repointing and roof cleaning. You do not have to choose a full roof restoration to work with us.
If you want to change from tiles to metal, have widespread material failure or need major structural work, a roof replacement or structural specialist is the better next step. We will tell you when the roof is past the point where our work is the sensible spend.
What else should you know before deciding?
Is roof restoration worth it if the roof is not leaking?
It can be, if there are failed ridge joints, damaged tiles or rust that need attention. If the roof is sound and only faded, the decision may be about appearance. We assess those separately.
Is it worth having the roof cleaned instead?
Yes, when dirt and surface growth are the main issue and the roof is otherwise sound. We offer cleaning on its own and match the method to the material and condition. Cleaning will not repair broken tiles or failed joints.
Can a roof restoration stop recurring leaks?
It can when the scope fixes the causes of those leaks. Water may enter through a flashing, ridge joint or drainage fault, so coating the surface is not enough. Our leaking roof guide explains why the ceiling stain may be away from the entry point.
How often should a roof be repaired?
Repairs follow faults, not a fixed repainting schedule. Have new leaks, displaced tiles or signs of rust assessed rather than waiting for a planned roof restoration. We can quote an isolated repair when that is all the roof needs.
How long does roof restoration take?
Our tile roof restoration jobs generally take a few working days, depending on size, condition and weather. We agree the expected sequence before starting, and pause coating work when the weather is unsuitable.
Can I save money by doing roof restoration myself?
Keep your checks to the ground and leave roof work to a qualified professional. Falls and damaged tiles can turn a planned saving into a much bigger problem. Monier's maintenance advice recommends professional roof cleaning and repairs rather than homeowners working on tiles.
