Metal roof leaking? The usual causes and fixes (2026)

Metal roof leak repair starts with finding the failed part: a screw or sealing washer, a sheet overlap, a flashing, or metal that has rusted through. The fix must match that fault. Replacing failed screws can stop a screw leak; it will not fix a badly formed joint or a hole elsewhere in the roof.
At R&R Restorations, we replace failed screws, refix lifted sheets and repair worn flashings across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. We trace where water enters before quoting the repair.
In summary
- Screws, sheet overlaps and flashings can leak even when most of the metal roof is sound.
- A ceiling stain does not pinpoint the entry hole. Water can travel before it drips inside.
- Sealant has a place in a correctly detailed joint. It cannot replace a failed fixing or rebuild corroded steel.
- Our published focused-repair range is $350 to $1,500, subject to assessment. Wider repairs cost more; the scope matters as much as the total.
- Stay off the roof. Photos from indoors and ground level help us assess the problem without putting you at risk.
What usually causes a metal roof to leak?
Metal roofs commonly leak at their fixings, sheet joints and flashings, or where corrosion has damaged the sheets. Blocked drainage can also send water back towards the building without an obvious hole in the roof.
This table matches the fault to the repair it needs. It is a guide to understanding an inspection, not a diagnosis from the ceiling stain alone.
| Fault found during inspection | Why water gets in | What a suitable repair addresses |
|---|---|---|
| Failed screw or sealing washer | The fixing hole is no longer sealed properly | The screw, washer, hole and supporting batten, not just the screw head |
| Lifted sheet or faulty overlap | The sheets no longer shed water correctly at the joint | Sheet position, fixings, joint condition and the manufacturer's lap detail |
| Worn flashing around a pipe, wall or roof junction | Water passes through or behind the weatherproofing | The flashing's shape, attachment, seals and surrounding roof |
| Rust hole or corroded sheet edge | Steel has been lost, leaving an opening | The extent of corrosion and whether the affected sheet needs replacement |
| Blocked gutter or valley | Water backs up instead of draining away | The obstruction and any damage or drainage fault behind the overflow |
Our metal roof repairs cover failed screws, lifted sheets and worn flashings. If the inspection finds something beyond a focused repair, we explain the wider work needed rather than treat every leak as the same job.
Can replacing the screws stop the leak?
Yes, if the screw or its sealing washer is the entry point and the surrounding sheet and support are sound. A sealing washer is the flexible ring beneath a roofing screw that seals against the sheet.
Loose screws, damaged washers and corroded fasteners need checking separately. Simply tightening every screw is not a sound repair plan: an overtightened fixing can distort the sheet or damage the seal.
BlueScope's fastener selection guide, revised June 2026, requires compatible fasteners and washers, with screws set tightly enough to seal without damaging the roof profile or sealing system.
We replace failed screws. When comparing quotes, ask whether that means selected faulty fixings or a roof-wide screw replacement. Those are different amounts of work. Neither automatically repairs leaks at flashings or sheet laps.
New screws can be part of a larger repair too. In his Google review dated 22 April 2024, published on our website, Gordon Petersen wrote: “They did all the roof repairs, water blast, new gutter guard, new screws and a heap more.” That describes his job, not a list of extras every leaking roof needs.
Why do sheet overlaps leak?
A sheet overlap can leak when it is distorted, incorrectly formed, corroded or no longer secured as intended. The repair needs to address how the sheets fit and drain, not just cover the visible edge.
A side lap is where adjacent sheets overlap along their sides. An end lap is where the end of an upper sheet overlaps a lower sheet. The correct detail depends on the roof profile and pitch; a generic instruction to seal every overlap misses those differences.
Some roofing profiles include an anti-capillary detail to interrupt water being drawn through the narrow gap between sheets. That detail can be damaged by later work. BlueScope's solar-panel installation bulletin, revised August 2025, warns that brackets placed near side laps can distort the profile and interfere with this protection.
We refix lifted sheets as part of our metal roof work. Tell us if the leak began after solar installation or other roof work, but do not remove panels or touch cables to investigate it.
What if the leak is around a pipe or wall?
A leak near a pipe or wall may come from its flashing, although water can also track there from elsewhere. Flashing is the material shaped around roof joints and penetrations to direct water away from openings.
A split seal, loose attachment or poorly shaped flashing needs a different repair from a failed roof screw. If the detail channels water towards a gap, adding sealant over that gap does not correct the water path.
We repair worn flashings. The quote should identify the affected junction and the repair included, rather than leave you guessing what “reseal roof” means.
What if rust has made a hole?
Rust-through needs assessment of the metal around the hole, not just a patch over its centre. Surface rust on sound steel and a sheet that has lost thickness are different problems.
We treat rust on suitable metal roofs, but a coating cannot replace missing steel. Our guide to repairing a rusty metal roof explains when treatment is enough and when sheet or roof replacement needs consideration.
What should you do while the metal roof is leaking?
Keep people away from sagging ceilings and wet electrical fittings, and stay off the roof. If the ceiling is sound and there are no electrical hazards, move belongings away and catch the drip from a safe position.
Do not touch wet switches or lights, approach a wet switchboard, or enter the roof space to follow water. Contact a licensed electrician if water may have reached electrical wiring. Immediate danger needs emergency help.
A metal roof is not necessarily safe to walk on because it looks solid. WorkSafe Queensland's roof-fall alert identifies unsecured sheets, corroded metal and damaged fasteners as fragile-roof hazards.
For our assessment, note which room leaks, whether rain was wind-driven and whether any recent roof work preceded it. Our guide to finding roof-leak clues safely explains what to record without climbing up. You do not need to identify the faulty screw before contacting us.
Can silicone or roof sealant fix a metal roof leak?
A suitable sealant can form part of a metal roof repair, but it is not the answer to every leak. It cannot secure a loose sheet, repair a failed screw connection or restore the strength of rusted-through steel.
For Colorbond and other exterior BlueScope coated steel products, BlueScope's sealant bulletin, revised August 2025, recommends quality neutral-cure sealants. It warns that some other sealants release curing by-products that can corrode protective coatings.
Metal expands as it heats up and contracts as it cools, so joints must accommodate movement. The surface, joint design and manufacturer's application requirements matter as much as the sealant label. A bead over dirty metal or an old failing patch does not establish that the underlying leak has been repaired.
Our published approach is to fix the failed screws, lifted sheets and worn flashings. If your quote includes sealing, ask which joint is being sealed and whether any damaged component also needs repair.
How much does metal roof leak repair cost?
Our published guide puts a focused metal roof repair at $350 to $1,500, where replacing failed screws or refixing a few sheets is all the roof needs. Wider roof repairs run from about $1,500 to $6,000, while a full metal or Colorbond roof restoration is usually $5,000 to $12,000.
| Work being compared | Published indicative range | What to check in the quote |
|---|---|---|
| Focused metal roof repair | $350 to $1,500 | The identified fault, affected area and screws, sheets or flashings included |
| Wider roof repairs | $1,500 to $6,000 | How far the damage extends, access requirements and any excluded work |
| Metal or Colorbond roof restoration | $5,000 to $12,000 | Whole-roof cleaning, rust treatment, failed screws, sheet repairs, priming and recoating |

The useful distinction is repairing an entry point versus renewing a worn roof. A sound roof with an isolated screw leak does not need repainting to make that screw repair worthwhile. Conversely, a small patch does not deal with failed fixings and surface wear spread across the roof.
Our metal and Colorbond roof restoration service includes cleaning, rust treatment, failed screw replacement, refixing lifted sheets, priming and recoating. That is a broader job than tracing and fixing a local leak.
We assess material, condition, pitch and access before setting the scope. Our quote names the areas, preparation, repairs and finish included, with exclusions and possible changes made clear. Check GST treatment and any access costs when comparing totals.
Is R&R Restorations right for your leaking metal roof?
We are a good fit when you need failed screws, lifted sheets or worn flashings assessed and repaired in our service area: the Gold Coast, Brisbane, Logan, Tweed Heads and the Northern Rivers. We also carry out roof restoration where the metal roof remains sound enough for rust treatment and recoating.
A roof restoration is not the right answer when widespread rust-through means the sheets need replacing. We check before quoting and tell you when replacement is the better option. If your roof has a defined fault and is otherwise sound, the repair should address that fault rather than assume you need a whole-roof coating.
If your immediate problem is water in electrical fittings or a ceiling at risk of collapse, those hazards need making safe before ordinary roof repair work.
What else should you know about metal roof leaks?
Why does my metal roof only leak in heavy rain?
Extra runoff or wind-driven rain can expose a faulty lap, flashing or drainage problem that stays unnoticed in light rain. Tell us which weather brings it on. Our heavy-rain roof leak guide explains the different clues without treating them as a confirmed diagnosis.
Can a metal roof leak without visible rust?
Yes. A failed washer, loose sheet or faulty flashing can admit water while the sheet coating still looks sound. The absence of orange marks does not rule out a repairable fault.
Will painting the metal roof stop it leaking?
Painting alone will not fix a failed screw, displaced sheet or defective flashing. In our metal roof restoration work, cleaning and repairs come before priming and recoating.
Do all the roof screws need replacing?
Not automatically. The condition across the roof determines whether selected screws or a broader replacement is needed. Ask what the inspection found and which fixings the quote covers.
Could the moisture be condensation rather than a leak?
Yes. Condensation forms when moisture in the air collects on a cold surface, and it can occur beneath metal roofing. LYSAGHT's roofing installation manual, checked 28 October 2026, explains this distinction. Dampness without rain needs investigation rather than another bead of sealant.
Why does a metal roof leak again after it has been patched?
The patch may have missed the entry point, failed to bond, or covered a joint whose movement or damage was never corrected. There may also be another fault. We trace the water entry rather than assume the previous patch marks the whole problem.
How do you get the leak assessed?
Enquire about our roof leak repairs with your suburb, roof type and what you have noticed. Include indoor or ground-level photos if you have them, and mention previous patches or recent work on the roof. We will assess the cause and set out the repair scope before you decide.
