Roof cleaning cost: soft wash vs pressure cleaning (2026)

Roof cleaning cost: soft wash vs pressure cleaning (2026)

Roof cleaning on the Gold Coast and in Brisbane generally costs $500 to $1,200 for a high-pressure clean, according to our published 2026 cost guide. Roof size, access, surface condition and the amount of moss or lichen change the quote. Soft wash roof cleaning uses low pressure and a cleaning treatment instead, but it needs its own assessment and price. At R&R Restorations, we match the method to the roof rather than assume every tile or metal sheet can take a water blast.

That cleaning range comes from our roof restoration cost guide, checked on 27 October 2026. It is indicative, not a fixed price for every home or every cleaning method.

In summary

  • Our published high-pressure roof cleaning range is $500 to $1,200. A soft wash is not automatically the same price.
  • The roof material and its manufacturer's care instructions help decide the method. Low pressure does not make an unsuitable chemical safe.
  • A clean removes growth and grime. It does not replace broken tiles, repair rust holes or renew worn paint.
  • Compare the whole scope: treatment, gutters, access, wastewater, clean-up and any repairs, not just the headline price.
  • We offer roof cleaning on its own or as preparation for a roof restoration across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers.

How much does roof cleaning cost by roof type?

Our published guide puts high-pressure roof cleaning at $500 to $1,200, but we do not publish separate cleaning tariffs for concrete tiles, terracotta and Colorbond. For a material-by-material comparison, hipages lists the following national figures for an average-sized, low-set home.

Roof or job Indicative cleaning price Where the figure comes from
High-pressure roof cleaning in our service regions $500 to $1,200 Our published cost guide, October 2026
Concrete tile or steel roof, average low-set home $600 to $800 hipages national guide, updated 21 January 2026
Terracotta roof, average low-set home $700 to $900 hipages national guide, updated 21 January 2026
Soft wash roof cleaning Assessment and individual quote No separate R&R price range published

The hipages roof cleaning cost guide is a national comparison, not our price list. Its material figures also do not establish that pressure cleaning is suitable for your roof. That needs a separate check.

Terracotta can need more careful treatment, while a metal roof with a sound finish can be quite different from one with peeling paint or corrosion. We assess the surface as well as the material's name before setting out the work.

All dollar amounts in this guide are Australian dollars. Ask for the final payable total, including any applicable GST, on the written quote.

How do roof size, height and access change the price?

A larger roof takes more work to clean, but area alone does not set the price. A small, steep roof with awkward access may take more setup than a larger, low-set roof on an open block.

What we need to assess Why it changes the job
Roof area and shape More surface takes more cleaning; valleys, separate roof levels and complex shapes add work
Pitch and building height Steeper and higher roofs need suitable access and fall protection
Concrete tiles, terracotta or metal The material and existing finish determine the cleaning options
Light dirt or heavy growth Thick moss and established lichen need different treatment from loose dust
Access around the house Narrow side passages, sloping ground and obstacles can complicate equipment setup
Existing damage Broken tiles, failed ridge joints or rust may need repairs rather than cleaning alone

This is why we ask for your suburb, roof type and what you have noticed. Ground-level photos help us start the assessment; you do not need to climb up to measure anything.

If you are comparing a price per square metre with a fixed quote, check that both cover the same roof area and inclusions. A rate without the access setup, treatment and clean-up can make a job look less expensive than it is.

Is soft washing or pressure cleaning better for a roof?

Neither method is right for every roof. Soft washing uses a suitable cleaning treatment at low pressure to tackle mould, algae and other growth. Pressure cleaning relies mainly on pressurised water to remove dirt and growth. The material, coating, condition and manufacturer's instructions decide which approach is appropriate.

Question Soft wash roof cleaning Pressure cleaning
How does it work? A cleaning product treats or loosens growth, with rinsing or weathering according to its instructions Pressurised water physically removes grime and growth
What needs checking? Product compatibility, concentration, contact time, rinsing and runoff Whether the surface tolerates pressure, plus equipment, water direction and vulnerable joints
What can go wrong? An unsuitable product or poor rinsing can damage finishes, plants or water supplies Unsuitable pressure can damage tiles or coatings and drive water beneath the roof covering
Is the roof clean immediately? It depends on whether the treatment is rinsed off or left to work Removed dirt and growth are visible straight away, but worn colour remains worn
What should the price cover? The specified treatment, any rinsing, property protection and access The agreed cleaning area, suitable access and clean-up

Our roof cleaning service starts with the material and condition. A method advertised as gentle still needs to suit your roof, and a dramatic before-and-after photo does not prove that the method was appropriate.

What about concrete and terracotta roof tiles?

Do not assume that all tiles can be pressure washed. Monier's roof cleaning and maintenance guidance, checked on 27 October 2026, strongly advises against pressure washers because of the risk of tile damage and recommends a qualified roofing professional.

If you know the tile brand, tell us when you enquire. The tile surface, cracks, ridge capping and any previous coating matter too. A roof being prepared for repairs and recoating needs a different assessment from a sound roof that only has surface growth.

Terracotta's colour is baked into the clay. Cleaning can uncover that colour without a repaint, whereas cleaning a concrete tile cannot replace a surface coating that has worn away. We assess whether coating work is needed rather than treat it as an automatic add-on.

What about Colorbond and other painted metal roofs?

The cleaning product matters as much as the pressure on a painted metal roof. BlueScope's fungus identification and removal bulletin, revised May 2022, gives specific cleaning instructions for COLORBOND steel and warns that excessive chemical strength, extended contact time and some fungicides can harm its long-term performance.

That is why “soft wash” alone is not enough detail on a quote. Ask which product is proposed, whether it suits the existing coating and how it will be rinsed. Tell us if the roof has been repainted, because the coating now on it may not be the original factory finish.

Will roof cleaning fix leaks or bring back faded colour?

Roof cleaning removes dirt and growth; it does not repair the roof underneath. A clean may reveal cracks, failed pointing or rust that was difficult to see before, and it can uncover colour hidden by grime. It cannot replace missing paint or make a damaged roof watertight.

What you can see What the roof may need
Surface grime or growth, with sound tiles or sheets Cleaning alone may be enough
Broken tiles or failing ridge joints Repairs, with cleaning included where needed
Rust around fasteners or damaged metal sheets Assessment of the screws, sheets and corrosion before coating work
Faded or peeling coating Preparation and recoating, not repeated washing
Sagging roofline or widespread failure Assessment of whether the roof is suitable for roof restoration at all

We handle cleaning alongside roof repairs, so the quote can separate the two. Gordon's Google review, dated 22 April 2024 and published on our site, describes water blasting, roof repairs and new screws after storm damage. His roof needed more than a wash. It is a useful distinction when comparing a cleaning-only quote with a combined job.

If water is already getting inside, start with our leaking roof guide rather than book a cosmetic clean. If the surface colour has worn away, our roof painting cost guide explains the preparation and coating work involved.

Why does moss or lichen return on shaded and coastal roofs?

Growth can return because cleaning does not change the roof's exposure to moisture, shade or falling debris. Monier identifies moisture and accumulated dirt as conditions where moss and lichen settle; BlueScope identifies moisture, heat, humidity and nutrients as factors in fungal growth.

Lichen is a partnership between a fungus and an alga. It is different from loose dirt, so a roof covered in attached lichen may need treatment rather than a quick rinse.

For a leafy creek-side block on the Gold Coast or in Logan, the useful question is how much shade and leaf litter the actual roof receives, not simply which suburb it is in. Tell us which side stays damp or collects debris. Those details help explain the cleaning scope and why growth may return unevenly.

Coastal salt is a separate issue from moss and lichen. COLORBOND's maintenance guidance, checked on 27 October 2026, says rain-washed roofing does not usually need routine washing, while sheltered, unwashed areas need attention, especially near marine salt spray.

A home near the beach does not automatically need its whole roof blasted more often. We assess the condition before recommending work. Where trees overhang the roof, arranging appropriate pruning and keeping drainage clear can reduce debris buildup; do not climb onto the roof to do it yourself.

What should a roof cleaning quote include?

A useful roof cleaning quote names the areas, method, inclusions and exclusions so you can compare the same job. Our published process is to assess the roof's material, condition, pitch and access, then set out the scope and any possible changes before work starts.

Before accepting a quote, check:

  • Which roof sections are included, including extensions or separate lower roofs.
  • Whether the price covers a wash, a treatment, or both, and what result to expect when the work finishes.
  • Whether gutters and downpipes will be cleared of the debris generated by the clean.
  • How access and fall protection are allowed for.
  • How wastewater, gardens, ponds and nearby surfaces will be protected.
  • Whether rainwater tanks need isolating and when they can safely be reconnected.
  • Whether solar panels or skylights are excluded. Do not assume a roof clean includes cleaning them.
  • How damage found during the assessment or cleaning will be priced before extra work goes ahead.
  • The final total, any applicable GST and the clean-up included.

Wastewater deserves its own question. It can carry paint flakes, sediment and treatment chemicals. Fraser Coast Regional Council's roof-cleaning fact sheet, checked on 27 October 2026, explains that allowing polluted wastewater into stormwater drains or waterways is an offence under Queensland environmental law.

Let us know about tanks, ponds and difficult access in your enquiry. These are things to plan around, not discover once cleaning starts.

Is R&R Restorations right for your roof cleaning job?

We are a good fit if you have a concrete tile, terracotta or metal roof in our service area and want to know whether a clean is enough or repairs are needed as well. We are owner-operated by Alex Rowe, and offer standalone roof cleaning as well as preparation for a roof restoration.

Our enquiry starts with what you are seeing and where the property is. We assess the roof, arrange a visit if needed and provide an itemised scope rather than sell a cleaning method before checking the surface.

Cleaning is not the right spend if you expect it to repair widespread damage, replace missing coating or fix structural problems. Our guide to roof restoration versus roof replacement explains that decision.

A suspected asbestos roof needs specialist identification and advice before any cleaning is considered. WorkSafe Queensland states that high-pressure water cleaning of asbestos-containing material is illegal. A standard tile or metal cleaning quote is not the right starting point for that roof.

Frequently asked questions

What is the approximate cost of cleaning a roof in Brisbane?

Our published guide is $500 to $1,200 for high-pressure roof cleaning in Brisbane and Logan. The roof's size, height, access and condition decide the individual quote. Soft washing needs a separate assessment rather than assuming the same price applies.

Is soft washing cheaper than pressure cleaning?

There is no reliable cheaper-by-default answer. Treatment products, access, rinsing, runoff controls and the amount of growth all affect the work. Compare quotes for the suitable method and the same inclusions.

Does roof cleaning include gutter cleaning?

Not automatically. Ask whether the quote includes removing the material washed into gutters and checking downpipes, and whether it also includes clearing existing gutter debris. These are different amounts of work.

How often should a roof be cleaned?

Use the roof's condition and its manufacturer's care guidance rather than a fixed calendar. Shade, leaves, growth and drainage matter. Send us photos taken from the ground if you are unsure whether it needs attention.

Does a roof need painting after cleaning?

Not always. A sound roof may only need growth and dirt removed. Terracotta does not need painting just because it has been cleaned; worn or peeling coatings need a separate assessment.

Can I pressure wash my roof myself?

We do not recommend it. Wet roofing is slippery, walking on tiles can break them, and unsuitable pressure can damage the roof or push water inside. Monier recommends a qualified professional for tile cleaning. Keep your own inspection to photos from safe ground level.

Will a soft wash leave the roof clean on the day?

That depends on the treatment. A rinse-off clean and a leave-on treatment are different jobs. Ask whether growth will be removed during the visit or is expected to weather away afterwards, especially if you are preparing the home for sale.

How do you get a roof cleaning quote?

Request a quote through our Gold Coast and Brisbane roof cleaning service. Tell us your suburb, whether the roof is tile or metal, and whether you are seeing dirt, growth, fading or a leak. Add photos from the ground if you have them, so we can work out the right next step.

Before you replace it, explore your options.
