Roof leak repair cost: what you'll pay to fix a leak (2026)

Roof leak repair cost: what you'll pay to fix a leak (2026)

A roof leak repair costs $350 to $1,500 in 2026 when one fault is to blame, such as a few cracked tiles or a loose ridge cap. Where the damage has spread across an area, or the roof is steep or hard to reach, expect about $1,500 to $6,000. Those are the ranges we publish for tile and metal roofs across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. National guides agree: Yakka Labour puts most Australian leak repairs at $250 to $1,500 (October 2026).

The most expensive leak repair is the one aimed at the wrong spot. A ceiling stain rarely sits under the fault that caused it, because water runs along battens and sarking before it drips. Pay someone to patch the tile above the stain, and you can pay again after the next storm, with a wetter ceiling to show for it.

We're R&R Restorations, owner-operated by Alex Rowe, and we repair and restore tile and metal roofs. If your tile or metal roof is leaking, call us first. Our roof leak repairs start by finding where the water gets in, and the quote lists every repair. If the whole roof is wearing out, we'll tell you a roof restoration is the better spend. Our customers rate us 5.0 from 10 Google reviews.

In summary

  • One fault, one repair: $350 to $1,500 for cracked tiles, a ridge cap reseated or failed screws on a few sheets.
  • Damage across an area, or a steep or two-storey roof: about $1,500 to $6,000.
  • The cause sets the price. Cracked tiles and loose screws are the cheap end; a whole ridge line, a rusted valley or a rusted-through sheet costs more.
  • Waiting is what gets expensive. A soaked ceiling in one room can cost $1,000 to $2,500 to replace, on top of the roof repair (Yakka Labour, 2026).
  • Three leaks in three places is a pattern. By then, repointing the ridges ($1,750 to $3,500) or a roof restoration ($5,000 to $13,000) usually beats repair number four.

How much does it cost to fix a roof leak in 2026?

Most roof leaks cost $350 to $1,500 to fix when one fault is to blame, and about $1,500 to $6,000 when the damage covers an area or the roof is high, steep or awkward to reach. These are our published 2026 ranges. A new roof is about $25,000 to $45,000 for most family homes, so a leak on a sound roof is a repair job, not a reason to replace the roof.

What's wrong Typical 2026 price
One fault: cracked or slipped tiles, a loose ridge cap, failed screws on a few sheets $350 to $1,500
Damage across an area, or a steep, two-storey or hard-to-reach roof $1,500 to $6,000
Ridge caps repointed right along the roof $25 to $30 per lineal metre, about $1,750 to $3,500 on an average roof

Why do online prices for roof leak repairs disagree?

They count different things. One guide quotes an hourly rate, another a whole job, another a major repair on a steep roof. Line up the per-job guides and the small-leak prices all start between $250 and $350:

Guide Small leak Bigger job What the number counts
Yakka Labour, national, October 2026 $250 to $1,500 per job $1,500 to $3,000 or more for a rusted valley or a box gutter Finding and fixing one leak in business hours, including GST
The Roof Man, Brisbane concrete tile roofs, 2026 $250 to $600 $600 to $1,500 moderate; $1,500 to $3,000 or more major Ballpark ranges, confirmed after an inspection
Brisbane Roof and Paint, 2026 $350 to $750 $750 to $2,000 moderate; $2,000 or more major Guide prices; after-hours call-outs cost extra
hipages, updated 21 January 2026 $45 to $100 an hour $4,500 to $7,200 for a major repair on a 10 metre roof Minor work by the hour, plus a possible travel fee
R&R Restorations, 2026 $350 to $1,500 $1,500 to $6,000 Tile and metal roofs in our service area, quoted after assessment

The hipages headline of "$1,000 to $7,200" is the one that frightens people. Read the small print: $7,200 is a major repair on a terracotta roof, and $4,500 is the same job on a normal-slope roof. A cracked tile is a different job altogether.

What does each kind of roof leak cost to fix?

The cause sets the price. Cracked tiles and failed screws sit at the cheap end. Ridge lines, valleys and rusted-through sheets cost more, because they take longer and need more material. Yakka Labour's 2026 guide prices the common causes like this, labour and materials included:

Cause of the leak Usual repair National price (Yakka Labour, 2026) Where we come in
Cracked or slipped tiles Replace or re-seat the tiles $150 to $500 We replace broken tiles with ones that match the profile
Cracked or missing ridge pointing Rebed and repoint a section of ridge or hip $300 to $1,200 We rebed and repoint ridge caps
Rusted screws or loose sheets on a metal roof Replace screws and seals, reseal laps $200 to $900 We replace rusted and failed screws and refix lifted sheets
Rusted-through steel sheet Replace the sheet $80 to $150 per m², usually $500 to $1,500 We check the sheets, because a coating won't seal a hole
Failed wall or step flashing Replace the flashing and reseal $300 to $1,200 We repair worn flashings
Vents, aerials and other penetrations Reseal or replace the flashing $200 to $600 We repair worn flashings around penetrations
Rusted or blocked valley iron Lift the tiles, replace the valley, relay and repoint $600 to $1,800 per valley We trace whether the valley or the tiles beside it let the water in
Overflowing gutters Clean the gutters and downpipes $150 to $350 Gutter cleaning isn't one of our services; a gutter cleaner is the cheaper call

Most of those prices leave out the call-out. Yakka Labour puts a call-out and inspection at $120 to $250, covering travel and the first 30 to 60 minutes on site. Add that to a $150 tile swap and a simple fix comes to $270 to $400 before anything else is found. Read our focused-repair range of $350 to $1,500 the same way: it prices the job, and finding where the water gets in is part of our roof leak repairs.

Plenty of leaks have more than one cause. Leaves block a valley, water spills under a few cracked tiles beside it, and the stain turns up two rooms away. Fix only the nearest broken tile and the leak comes back.

What makes a roof leak repair cost more?

Six things move the price: how many faults there are, how long water has been getting in, the roof material, its height and pitch, any earlier patch jobs, and when the work is done. Here's what keeps a repair at the low end and what pushes it up:

What moves the price Keeps it at the low end Pushes it up
Number of faults One fault in one spot Several faults, or the same fault right across the roof
How long it has leaked Caught at the first stain Months of drips: wet battens, sarking and insulation
Roof material Concrete tiles or a metal roof with a few failed screws Terracotta tiles that must be matched; dozens of failed screws on an older metal roof
Height and pitch Single-storey with a gentle pitch Two-storey or steep, needing extra safety equipment and set-up
Earlier patch jobs None Silicone smeared over cracks that has to come off first
Timing A booked weekday visit After hours, at 1.5 to 2 times normal rates (Yakka Labour)

On a two-storey or steep roof, we include the safety set-up in your quote, so there are no surprises when the job starts.

Is $4,000 a fair price to fix a roof leak?

It can be, if the quote covers a whole ridge line rebedded end to end, or several faults fixed in one visit. For one leak, $4,000 is high, so find out what it covers before you sign.

It's a real question. A homeowner on Reddit's r/perth asked whether $4,000 was reasonable for fixing a roof leak along the ridge. Here's how to test a quote like that:

  1. Compare it with the per-metre rate. Our published rate for repointing is $25 to $30 per lineal metre, about $1,750 to $3,500 for every ridge and hip on an average roof. A $4,000 ridge quote is more than that whole-roof range.
  2. Ask how many metres are rebedded. Repointing renews the joints over sound bedding. Rebedding lifts the caps and resets them on fresh mortar, which takes longer and costs more. A fair quote says which ridges get which. Our guide to ridge cap bedding and pointing explains the difference.
  3. Ask what else is in it. Replaced ridge caps, broken tiles, valley work and safety set-up for a steep roof can all lift a total. Each should be its own line.

If the answers add up, $4,000 can be fair. If it's one line saying "fix leak", get another quote.

When is a roof restoration better value than another leak repair?

When leaks keep turning up in new places. One leak is a repair. Three leaks in three spots usually means the ridge pointing, tiles or screws are wearing out across the roof, and patching one spot only moves the leak.

Run the numbers on our own published ranges:

What you pay for Cost at our published 2026 ranges
One focused repair $350 to $1,500
Three focused repairs, one each storm season $1,050 to $4,500
Repointing every ridge and hip on an average roof $1,750 to $3,500
Metal or Colorbond roof restoration $5,000 to $12,000
Tiled roof restoration, medium home $6,500 to $9,500
Tiled roof restoration, larger roof $9,000 to $13,000
New roof, for comparison About $25,000 to $45,000 for most family homes

By the third repair, you can have spent $4,500. That's more than repointing the whole ridge line, and close to the starting price of a metal roof restoration. And you still have an old roof that will leak somewhere else in the next storm.

A roof restoration fixes the whole roof in one job. We clean it, replace broken tiles, rebed and repoint the ridge caps or treat rust and replace failed screws, then seal and recoat it. The repairs always come before the paint. Our roof restoration cost guide breaks those prices down.

If the battens are rotten or most tiles are cracked, a coating is the wrong spend and a new roof is the better choice. Re-roofing isn't a service we offer, so when we say a roof needs replacing, we're turning down the job.

Is it expensive to fix a leaky roof?

The roof repair usually isn't: most cost $350 to $1,500. Leaving it is what gets expensive. Every month of drips soaks more insulation and plasterboard, and that's work inside the house a roofer's quote won't cover.

Damage from a neglected leak Typical cost (Yakka Labour, 2026)
Stain-block and repaint a ceiling $250 to $600 per room
Patch a water-damaged section of ceiling $300 to $900
Replace a collapsed or saturated ceiling in one room $1,000 to $2,500
Replace wet insulation batts $15 to $30 per m²
Electrician to check and replace water-damaged fittings $150 to $600
Mould treatment $400 to $1,500

Plasterers, painters and electricians do that work, so budget for it separately. Fix the roof first and let the ceiling dry out fully before anyone repairs it.

Does insurance cover the cost of a roof leak repair?

Sometimes. Home insurance generally covers sudden damage, such as hail cracking tiles or wind lifting sheets, and the water damage that follows. It generally doesn't pay to fix wear and tear, such as old ridge pointing or rusted screws. The roof repair and the damage inside can get different decisions, so ask your insurer about both.

Contact your insurer before you arrange work you expect them to fund. Our guide to roof leak insurance covers what to ask and what to photograph.

How do you get an accurate roof leak repair quote?

Give the roofer good clues, get every repair itemised, and check the licence before you pay a deposit. A quote is only as accurate as the diagnosis behind it.

What to send us with your enquiry:

  • Your suburb, and whether the roof is concrete tile, terracotta or metal.
  • When it leaks: every shower, only in heavy rain, or only when the wind blows from one side.
  • Photos of the stain and of the roof, taken from the ground. Stay off the roof.
  • Whether the house is single or two-storey.

What a good quote shows:

  • The cause of the leak, not just "repair leak".
  • Each repair as its own line, with the roof area it covers.
  • Any exclusions, and how extra work found on the roof is priced.
  • A licence number you can check.

Queensland rules worth knowing: anyone who contracts for building work valued over $3,300 must hold a QBCC licence. For work worth $3,300 or less, the QBCC caps the deposit at 20%, so on a $1,000 leak repair no more than $200 should be asked for up front. Our licence is QBCC Licence No. 15404087, and you can look any roofer up on the QBCC licensee register. In the Tweed and Northern Rivers, NSW Fair Trading sets the rules.

One red flag from Yakka Labour's guide: a roofer called out for one leak who announces the whole roof needs a $10,000 roof restoration, with a discount if you sign today. It may even be true. Get it in writing, with photos, and compare it with other quotes.

How we find, price and fix your leak

  1. You tell us about it. Your suburb, the roof type and what you've noticed. Ground photos help, but they're optional.
  2. We find where the water gets in, not just where it shows. We look at the whole roof, not only the patch above the stain, because overflowing gutters can push water back under the roof edge too.
  3. You get an itemised quote. Each repair is listed, so you know what you're paying for.
  4. We fix the cause. If the leaks come from wear across the whole roof, we'll show you why a roof restoration is the better value, and you decide.

Julie's roof needed a full clean and new pointing on the ridge caps:

"They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps. The ridge line looks incredibly clean and secure now, and the whole roof is completely watertight." (Julie, Google review, 20 October 2026)

Gordon's roof needed storm repairs:

"After the Christmas night Tornado, … there was quite a bit of work to do on the roof." (Gordon, Google review, 22 April 2024, lightly edited)

His verdict on the bill: "Price better than the others and 5 star workmanship."

Is R&R Restorations right for you?

We're a good fit if:

  • you have a leaking concrete tile, terracotta or metal roof on the Gold Coast, in Brisbane or Logan, or in the Tweed and Northern Rivers;
  • you want the cause found before anyone names a price;
  • you want an itemised quote you can compare line by line with others;
  • you want a straight answer on whether to repair, repoint or go for a full roof restoration;
  • you'd rather deal with the owner than a call centre.

We're not the right call if:

  • water is pouring in during a storm right now. Call the SES on 132 500 for a temporary fix first; the permanent repair comes once the roof is dry;
  • the leak shows on dry days, or only when the shower or air conditioner runs. That points to a plumber or an air-conditioning technician, not a roofer;
  • the only problem is gutters full of leaves. You need a gutter clean, which we don't offer;
  • you want a new roof. Re-roofing isn't one of our services;
  • you want a firm price over the phone. We price after we've found the cause, because guessing is how leaks get fixed twice.

Frequently asked questions

How much does it cost to fix a roof leak in Australia?

Most Australian roof leak repairs cost $250 to $1,500 in 2026, according to Yakka Labour's national guide. Our published range for a focused repair on a tile or metal roof is $350 to $1,500, and about $1,500 to $6,000 for wider repairs or hard-to-reach roofs.

How much does it cost to replace a cracked roof tile?

Yakka Labour puts replacing or re-seating cracked tiles at $150 to $500, before a call-out fee of $120 to $250. With us, a tile repair falls in our focused-repair range of $350 to $1,500, and we replace broken tiles with ones that match the profile.

Do roofers charge to find a leak?

Many do. Yakka Labour lists a call-out and inspection at $120 to $250, and leak detection with water testing at $250 to $600. Finding where the water gets in is part of our roof leak repairs. Whoever you call, ask about any assessment fee before they come out.

Can I fix a roof leak with silicone?

Not properly. Silicone over a cracked tile hides the crack without replacing the tile, and Yakka Labour says silicone patches make the proper repair harder and can trap water. The Roof Man, a Brisbane roofer, says he often has to undo old silicone before he can do a proper repair, so the patch ends up adding to your bill.

Will painting my roof stop a leak?

Not on its own. A coating over a cracked tile or a loose ridge cap only hides the leak for a while. That's why we fix the cause before a roof is recoated.

Can a roofer fix a leak while it's raining?

Not permanently. Roofers can't safely do permanent repairs on a wet roof, and pointing and sealants need dry weather to cure. In a run of rain, expect a temporary measure first and the proper repair once the roof dries.
