How much do roof tiles cost? Tile prices and what it costs to replace one (2026)

A roof tile costs between about $1.50 and $12 to buy in Australia in 2026. Recycled tiles start from about $1.50 in bulk, second-hand tiles sell online for $2.73 to $4.55 each, older-profile tiles for $5 to $12, and a new Bristile concrete tile for $6 (supplier prices, read 2 November 2026). By the square metre, hipages puts concrete tiles at $45 to $65 and terracotta (clay) tiles at $80 to $110. But if you're pricing a broken tile, the tile is the cheap part. Fitting it is a roof repair, which our published guide puts at $350 to $1,500 for a focused job.

What your roof needs matters far more than what a tile costs.

That's our job. We're R&R Restorations, owner-operated by Alex Rowe, and we replace broken concrete and terracotta tiles as roof repairs and as part of a full tile roof restoration across the Gold Coast, Brisbane and Logan, and the Tweed and Northern Rivers. We're rated 5.0 from 10 Google reviews. We find out why the tile broke, fit one that matches your roof's profile, and give you an itemised quote, so you can see where every dollar goes.

In summary

  • A single roof tile costs a few dollars. $2.73 to $4.55 second-hand, about $6 new for concrete, up to $12 for some older profiles.
  • Clay costs more than concrete. Terracotta runs $80 to $110 per m² against $45 to $65 for concrete (hipages, January 2026).
  • Replacing a broken tile costs far more than the tile. Three tiles at $5.50 cost $16.50. The repair to fit them starts around $350 in our guide, so the tiles are about 5% of the bill.
  • Broken tiles plus crumbling ridges and a faded surface usually point to a tile roof restoration ($6,500 to $9,500 on a medium home in our guide), not a tile-by-tile hunt.
  • Don't buy tiles before the roof is checked. The profile has to match, and the broken tile is often a symptom of something else.

How much does a single roof tile cost?

A single roof tile costs about $1.50 to $12 in Australia, depending on whether it's new or second-hand and how common the profile is. Common recycled tiles sit at the bottom of that range. Older and discontinued profiles cost more, because there are fewer of them. Prices below are what suppliers listed online when we checked them on 2 November 2026.

Tile Price per tile Where the price comes from
Second-hand concrete and terracotta tiles (Monier, Bristile, Atlas and others) $2.73 to $4.55 Sunshine Roofing's second-hand range (Melbourne), 76 listings
Common recycled tiles in bulk From about $1.50 Recycling Roof Tiles, NSW, 25 July 2026
Older-profile tiles (Monier, Boral, Hume Villas, Hollostone and others) $5.00 to $12.00, most at $5.50 Adelaide Roofing Supplies' tile collection
New concrete tile (Bristile New Tile) $6.00 Singh Roofing Supplies, Melbourne
Rare or discontinued profiles $6 or "considerably more" Recycling Roof Tiles, 25 July 2026

Most of those are interstate suppliers, and freight and GST can add to them. A yard closer to home will price its own stock, and what's on the shelf changes week to week as old roofs come down.

How much do clay (terracotta) roof tiles cost?

Clay roof tiles, which Australians usually call terracotta, cost about $80 to $110 per square metre, according to hipages' roof tiling cost guide (updated 2 January 2026). That's close to double the $45 to $65 per m² it gives for concrete. Recycling Roof Tiles' July 2026 NSW guide puts terracotta at about $80 to $120 per m² and concrete at about $45 to $75 per m², before the rest of a re-roof is added.

Terracotta costs more because it's fired clay. Recycling Roof Tiles notes it costs more to make, supply and lay, and needs more careful handling. Its colour sits in the clay itself rather than in a surface coat. That last point matters when one breaks. On a faded concrete roof that's being recoated, the replacement doesn't need to match the colour, because the coating evens it out. An unpainted terracotta roof shows every mismatch, so the replacement has to be chosen with care.

Tile material Price per m² (hipages, Jan 2026) Price per m² (Recycling Roof Tiles, Jul 2026)
Concrete $45 to $65 about $45 to $75
Terracotta (clay) $80 to $110 about $80 to $120
Slate $200 to $500 not given
Solar roof tiles $230 to $320 not given

Slate and solar tiles turn up in every price guide, but the tiled roofs we work on are concrete and terracotta. Flip a spare tile over and you'll often find the maker's name, such as Monier, Boral or Bristile, stamped on the back.

How many roof tiles do you need, and what do they cost for a whole roof?

A concrete roof takes about 9.2 to 9.3 tiles per square metre. That's the coverage Singh Roofing Supplies lists for each Bristile New Tile profile, each tile 335 by 440 mm and around 5 kg. Roof area is bigger than floor area, too. hipages works on a 100 m² house having about 112 m² of roof, and more if the pitch is steep or the shape is complex.

Run the numbers on that 112 m² roof:

  1. 112 m² × 9.3 tiles per m² = about 1,040 tiles.
  2. 1,040 tiles × $6 each = about $6,250, for the tiles alone.
  3. That's before ridge caps, battens, sarking, labour, scaffolding, and stripping and dumping the old roof.

The price guides stop there, so here's the comparison they leave out. About $6,250 in new tiles is roughly what our published guide gives for a complete tile roof restoration on a medium home: $6,500 to $9,500. That roof restoration covers cleaning the roof, replacing the broken tiles, rebedding and repointing the ridge caps, then sealing and recoating in the colour you choose. If the roof underneath is sound, you can get it watertight and looking close to new for about the price of the tiles you'd need to replace it.

For a full new tiled roof, hipages puts replacement at $9,200 to $13,000 for concrete and $18,400 to $38,000 for terracotta. Recycling Roof Tiles puts a typical NSW tile roof replacement at $15,000 to $35,000 or more. Our guide on whether to restore or replace your roof walks through that decision.

Why does replacing one roof tile cost $350 or more?

Replacing a roof tile costs hundreds of dollars because you're paying for the repair, not the tile. Someone has to get onto your roof safely, work out why the tile broke, lift the tiles around it without cracking more, fit a tile that matches the profile, and check that water isn't already getting past. That's the same visit whether the tile costs $3 or $12.

Three broken concrete tiles Cost Share of the job
The tiles (3 × $5.50) $16.50 about 5% of a $350 repair
The focused repair to fit them, from our guide $350 to $1,500 the rest

Here's what that repair figure pays for:

  • Getting up there safely. Two-storey homes, steep pitches and tight side access take extra safety gear and setup time.
  • Finding the cause. A tile cracked by someone's boots, a tile that slipped, a tile split by hail and a leak from a failed ridge joint all look like "a broken tile" from the ground. Swapping the tile without fixing the cause means paying twice.
  • Lifting the neighbours. Interlocking tiles overlap, so the tiles around the broken one have to come up first. Old tiles can crack when they're moved.
  • Matching the profile. The new tile has to interlock and sit flat, or it lifts the tiles around it and lets water in. Our guide to fixing cracked and broken roof tiles explains the fit checks.
  • Checking underneath. A cracked tile lets water reach the battens and sarking, and the stain often shows up somewhere else in the ceiling.

That's why our figures are for the repair, not per tile. We find the cause before giving a figure, and our quote lists each repair.

What should you budget for broken roof tiles?

Budget by the size of the problem, not the number of tiles. One or two cracked tiles on a sound roof is a focused repair. Broken tiles in several places with failing ridges is a bigger job, and it's often better value to do the lot at once. These are the ranges we publish, plus third-party figures for work we don't do.

New terracotta tile roof (we don't do this) $18,400 to $38,000 hipages, January 2026

Our ranges are budgeting figures, not a quote for your home. Roof size, pitch, height, access and the amount of repair work all move the price, and we confirm it after we've assessed the roof. The full breakdown is in our roof restoration cost guide.

Should you buy replacement roof tiles yourself?

Usually not, unless a roofer has already identified your tile. A tile that looks right in a yard can be the wrong profile, and a mismatch lifts the tiles around it. The brand name on the back doesn't prove a tile will fit, either.

What you can do is check the garage, under the house and behind the shed for spares left over from the build. They came from the same batch as your roof, and they're the best match you'll find. Tell us about them when you enquire. Never pull a tile off the roof to use as a sample.

When is a new tile the wrong fix?

A new tile is the wrong fix when the broken tile is part of wider wear. If tiles are cracked across several slopes, the ridge pointing is crumbling on every run and the surface has gone faded and gritty, replacing tiles one at a time only moves the leak around. That's when a tile roof restoration is the better spend.

What you can see from the ground The better fix
One or two cracked tiles, the rest of the roof looks sound A focused repair
Cracked tiles in several spots, ridge caps loose or pointing falling out, a tired surface A tile roof restoration
Tiles broken after hail or a storm Call your insurer before authorising work, then get the repair quoted
A sagging roofline, or tiles failing across most of the roof Structural repairs or a new roof

After a storm, stay off the roof. Check from the ground, take photos, and contact your insurer before arranging work you expect them to fund. Our guide to a hail-damaged roof covers what to do first.

How does R&R Restorations replace broken roof tiles?

We find out why the tile broke, replace it with one that matches the profile so it sits properly with the rest of the roof, and check whether the damage has spread before we quote. On a tile roof restoration, the repairs always come before the paint. A coating over a cracked tile or a loose ridge cap only hides the leak for a while.

  1. Send your enquiry. Tell us your suburb, the roof type and what you've noticed. Photos taken safely from the ground help, and mention any spare tiles you've found.
  2. We assess your roof. We check the material, condition, pitch and access. If we need to visit, we arrange a time with you.
  3. Scope and quote. Our quote sets out the repairs, preparation and finish, with any exclusions made clear.
  4. Schedule the work. We agree access, weather and timing with you before anything starts.

Gordon Petersen needed his roof sorted after a storm. "After the Christmas night Tornado, … there was quite a bit of work to do on the roof," he wrote in his Google review on 22 April 2024 (lightly edited). "Price better than the others and 5 star workmanship, I give them 6 stars out of 5." Rodney Petersen, the same day (spelling tidied): "Alex from R&R Restorations … gave me the best price of all the quotes, he turned up on time and did an awesome job, turned my old rusty roof to look brand new."

And from Julie on 20 October 2026: "They did a phenomenal job bringing our tired roof back to life, including fully cleaning it and completely repointing the ridge caps."

Is R&R Restorations right for you?

We're a good fit if you have a concrete or terracotta tile roof on the Gold Coast, in Brisbane or Logan, or in the Tweed and Northern Rivers, and you want broken tiles replaced properly, or the whole roof brought back. You don't need to know your tile's name or find a match before you call. That's part of our assessment. You deal with the owner, and our licence is QBCC Licence No. 15404087.

We're not the right call if:

  • You only want to buy tiles. We don't sell loose tiles. A tile recycler, salvage yard or roofing supplier is your stop.
  • You want a whole new roof. We don't re-roof. If the battens or structure have failed, you need a re-roofer.
  • You're outside our area. Find a roofer local to you.

Pick R&R Restorations if you want your broken tiles fixed at the cause, so the leak stays fixed and you're not paying for a new roof you don't need.

Frequently asked questions

How much does one roof tile cost?

One roof tile costs about $1.50 to $12 in Australia. Common recycled tiles start from about $1.50 in bulk, second-hand tiles from $2.73 online, a new Bristile concrete tile is $6 at Singh Roofing Supplies, and older profiles run up to $12 at Adelaide Roofing Supplies (online prices read 2 November 2026). Freight and GST can add to it.

Are terracotta tiles more expensive than concrete?

Yes. hipages puts terracotta at $80 to $110 per square metre and concrete at $45 to $65 (January 2026). Terracotta is fired clay, holds its colour through the tile and is more brittle to handle.

How much does it cost to replace a broken roof tile?

Replacing a broken roof tile is a focused roof repair, commonly $350 to $1,500 in our published October 2026 guide. Wider repairs or difficult access run about $1,500 to $6,000. The tiles themselves are usually a few dollars each.

How many tiles are in a square metre of roof?

About 9.2 to 9.3 concrete tiles per square metre, going by the coverage listed for Bristile New Tile profiles. Other profiles and terracotta tiles vary, so check the maker's figure for your tile.

Can I just replace a roof tile myself?

We don't recommend it. Getting onto a roof is the dangerous part, and a tile that doesn't match the profile can lift its neighbours and cause a new leak. Take photos from the ground and let a roofer do the climbing.

Is it cheaper to restore a tiled roof or replace it?

A roof restoration usually costs less when the structure is sound. Our guide puts a medium tiled home at $6,500 to $9,500, while hipages puts a new concrete tile roof at $9,200 to $13,000 and terracotta at $18,400 to $38,000.

Do you sell replacement roof tiles?

No. We replace broken tiles as part of our roof repairs and tile roof restoration work, and matching the tile is part of the job.
